1 INFORMATION to new members / tenant-owners Valid from October 26, 2018 and replaces previous versions. The below information is verbally walked through with all new members / part-owners in the association. The walk-through takes approx. 1,5 Hours and should be booked/agreed upon in advance. If the apartment is sub-rented (second hand) the walk through should be made with both the tenant and the owner. After signing this document (buyer and representative from the board in the association) the association will keep the original and the new member receives a copy. When approving new members a system i used that automatically triggers HSB, Inspector and any broker that is involved, so all parties are informed/updated at all time. New and old members are offered a guided tour of the property where all facilities are shown. The tour takes approx. 1 Hrs. and takes place the second Monday every month (excl. July). The tour starts For signing up please leave a note at the association office in Brf Slottsskogen. The content of the meeting, as well as the content of this document will cover; o A short background of the association o A policy part that also includes general guidance and instructions prior moving in to the association, o A facility part o A part with practial contact areas and rules. This part will be signed by the new member/part-owner. The association Brf Slottsskogen The association was formed September and was built in four stages. The moving in started in February Today the association includes 315 tenant owner apartments and some twenty commercial contracts. The property is formally registered at Kommendantsängen 10:16 i Göteborg. The organization number of the association is The office is open every Thursday with our caretaker (from HSB) and Tuesdays with a rep from the board of the association. ( even week ). 2 Policy for transfer / assignment of right to the apartment 1. Transfer. Before the transfer is completed a representative from the board shall meet with the buyer. The signed transfer document forms the base for the approval from the board. 1. The number of the apartment is written on the door, three digits (1-315), 2. The number of the apartment for tax authorities, four digits, can be found on at the entrance to the garden of each address. Please note that the four digits should be used in combination with the address. 3. In all contacts within the association the three digit version is used since they are unique by themselves. 2. Buyer. The buyer should be a physical person and shall have the intension to live in the apartment. If that is not the case membership is not approved. The board of the association secures that the buyer has a solid financial situation, no record for nonpayment of debt and in all good references. If the above is the case a preliminary approval is made and HSB Göteborg, the broker and Inspctor are informed. Formally the approval is made in the following board-meeting. Traditionally we use the first letter of the name and full family name in the entrance, on the door and in the elevator. Changes of name should be reported to the office of the association. 3. Date of transfer. In order for the transfer shall run smoothly one month of handling time is recommended and at the closure of the month. After a new member has been approved a move out inspection of the apartment will be booked with the seller. A report should be available on transfer date at the latest. General information 4. The extensiveness and condition of the apartment and indoor climate. The tenant-owner is responsible for the condition and maintenance of the apartment. The buyer should inform him/herself of what is included in the price and transfer, in order to understand what is included in the often used phrase existing status. This is especially important for any new installation (kitchen, bathroom), balcony with glass, storage facilities, general equipment and keys. Check where any purchase has been made, who made any renovation, ask for protocols etc. The regulations of the association shows the border line between the association and the tenant-owner. After the approval of the tenant-owner the association will perform an electricity and water and drainage check (made by the Inspector ) and a report is established. This inspection is made as close as possible to the transfer date. The new tenant-owner is responsible for the closure of any remarks. It is the new tenant-owner that shall raise any complaints to the seller. (this is also valid for Telia- / ComHem- telecom boards) The tenant-owner should secure the electricity inspector. The association purchases the indoor climate from Göteborg energy. Heating is made both by air and heaters. The indoor temperature should be degrees. Senders have been put in every third apartment. If your apartment lacks this, and you would like to have one please contact the office of the association. Please look for a small hook connecting the outer window with the inner. Check that the hook is working. If not please file a complaint and the association will fix this. Having the hook will ease your cleaning and lower energy losses

3 5. Keys and key-tags. The buyer checks that the seller leaves all related key to the buyer on transfer-date. Old electronic tags will be in use approx. one month after actual transfer-date. Then the buyer will get new tags for access to the building (three per apt.) To the apartment: the seller leaves all keys to the security lock (lower lock) and any upper lock. Do not count on that the association has keys to open security locks. It is up to the tenant-owner to change any locks as he/she feels fit. To the entrance, laundry room, rent-apartments and society premises we use tags. Black tags are used to open entrances, book slots in the laundry rooms, open fitness area. The buyer will receive the same number of tags as rooms in the apartment. Additional tags can be purchased (Association office). These cannot be copied, but they can be reprogrammed. The black tags open all entrances, but can also be tailor-made to open individual doors. The black also enables the elevator to reach the basement. A onetime fee gives access to the gym and the woodwork-room (500 resp. 300 SEK). After payment the black tag is reprogrammed. When selling the apartment the tags are made unusable. A household key (key with battery) will open to front door to the storage rooms and to the entrance door to the male/female saunas. Red tag a special tag is used to book the apartments for rent and the society facility. To get this tag a onetime fee of 200 SEK per tag is debited and a special contract needs to be signed. This since all bookings to these facilities is followed by a charge to the apartment. The charge will appear on the next monthly fee. A booking will trigger the charge. It is up to the tenant-owner to get locks to any attic- / basement storage room. (There might be special rules if the storage room also leads to special installations for the association, and access is needed) Camera prepared entrance; a camera is installed at the entrance, and the cable is prepared to deliver pictures when used to all respective apartment. But the actual monitor in the apartment is up for the tenant-owner to purchase. The association supports the signal system. 6. First monthly fee. The monthly term fees are administrated by HSB Göteborg. During transfers you might have to wait for the payment slip. You can make a payment to HSB (bankgiro with name, apartment number, the association name, and month) but we advise you to wait for your payment advice. We do not recommend you to use the former owner s payment advice. If you choose to settle any unique days with the seller please secure you get a receipt of that transaction. HSB distribute payment advices quarterly, automatic payment or e-bill is also possible. 7. Information to tenant-owners is done through the association newspaper; Slottsskogsnytt and information in elevators and on the website. Information is given in Swedish. The newspaper is delivered in the letterbox approx. under the ambition after every board meeting (10-11 numbers) On the website the information is structures, and through a search-function you can easily find what you are looking for, Info in elevators, entrances and in the association office is seen as additional info vs. the homepage/newspaper. As a tenant-owner you are expected to read the information. Feedback to the board can be done in the office, by mail or phone. Brf Slottsskogen also has a closed group at Facebook. The board does not communicate through Facebook. You apply access from Facebook.

4 Facilities in the association 8. The garden holds a play area, outdoor sitting area and a bbq-spot. All buildings around the garden are members and can use all facilities. The associations Brf Övre Husargatan 27 and Brf Slottsskogsledet form together with Brf Slottsskogen a garden community. We look at the garden as a community. We are all expected to clean/clear the area after usage. 9. Saunas open until Hrs The family-sauna is booked with the black tag for two hours no charges. You book through a terminal in the path of Linnégatan and in the association office. You find the sauna at the top floor of Linnéplatsen 6 (elevator all the way up). The lady- and the gent-sauna require no booking and can be used without extra charges. Here you also find a sun-bath bed; tokens are purchased in the Zoo-shop, at Linnéplatsen. You find the sauna for ladies top floor Olivedalsgatan 8 and for gents top floor Olivedalsgatan 4. During summer you will find deck-chairs on the terraces Society premises; Föreningslokal. The premises can hold 50 persons (sitting 30-40) and can be rented on a 24 hour-basis (from Hrs. till kl Hrs. the following day). You can use the facilities between and (The electricity is turned off at midnight). You book the facility with the red tag at a terminal in the path at Linnégatan (available 24-7) or at the association office, web- and app-bookings available after you have made that request. You are expected to clean the rooms, empty the dishwasher of clean goods. The washer do the dishes in approx. 20 min. You will find the facilities with glass-ware and porcelain for 50 persons, knife/forks etc. Two microwaves, an owen. One room is set with a table for eight/ten, one larger room that is empty (furniture in a storage room) and the mid room with sofa, chandelier. 11. Gym, wood-work- and table tennis rooms. In order to use the gym and the woodwork room you need to use the black tag, and the onetime fee must be in place for the tag to work. You apply for access in a separate form. A one-time fee of 500 SEK will be debited the apt. for the gym and 300 SEK for the wood-work-room. The gym is located in the basement at Linnégatan 70 and the wood-work room in the basement at Linnéplatsen 5. The table-tennis room requires only the black tag and is free of charge. (You need to bring your own racket. None of these facilities can be booked in advance. When you feel that you are in order in your new apartment you are welcome to contact us and we load you tag with a two week free trial for the gym. Please contact the office. 12. Laundry-rooms can be booked with the black tag at no additional cost. Outside the four laundry rooms you will find a screen where you identify yourself with the black tag, and by pointing at the screen you make your reservations. As a tenant-owner you are welcome to use any of the four rooms. We have made the washing hours different in time in order to fit different needs. The rooms at Linnégatan 70 and Linnéplatsen 5 can be used 24-7 the one at Linnégatan and Övre Husargatan Parking. The numbers of possible car parking places are too few when comparing to the number of apartments and commercial contracts. A que-system is therefore used. The line is approx. Seven years and is administrated through HSB. On the home-page you can find updated waiting lists. You need to me a tenant-owner, have formal access to the vehicle that cannot be put out of use in order to get a contract. If you sublet your apartment and have a parking contract the contract does not follow the subcontract. When returning you are placed first in line. You can sublet your parking spot to someone on the waiting list. 14. Bicycle -rooms. By using the black tag you can enter all bicycle rooms (Övre Husargatan) and the garage. Your bicycle should carry your apartment number

5 15. Guest-rooms. The association has four guest-apartments available for 200 SEK / room / day. Booking is made with the red tag at the terminal at Linnégatan or in the association office. When making the booking you are automatically debited for the rent. Any changes of made bookings will result in a 100 SEK/night fee debited automatically. Reservations can be made 24-7; the red tag also opens/locks the guest-room. You can check in after Hrs. and you should check-out before Bedcovers, pillows, toilet paper etc. is not included. Practial contacts 16. Landlord- and care taker-agreement. The association has an agreement with HSB Göteborg for both administration and landlord issues. Notice of error regardless if it is your apartment, the building as such, heating, water, ventilation etc. shall be made to HSB Göteborg. There is an error reporting function on the web page. All errors, independent of time, should be reported here. There might be agreements open also during non-office-hours. The association has agreements and guarantees why you risk paying any own initiated booking outside this routine. Through the homepage you can make an error-notice 24-7, at all times you need to give your apartment number (1-315). Städbolaget handles all cleaning indoors in the association, you can also buy services from them to you home; telephone You always find updated telephone numbers in the elevators. 17. TV and broadband. The association has agreements with both Telia and ComHem for TV, internet and phone. Through the traditional antenna cable you have access to approx. 15 channels with ComHem. When connecting through the Telia outlet you have access to approx. 25 channels through a box, and through the internet router you can cruise at 100/10. If you want more channels you need only to pay for the fees above the solution already installed/paid for. When transferring a contract the seller should leave the box and router from Telia to the buyer. Please check with the association office if you should lack this equipment that was distributed in May Inner maintenance fund. Stipulated in the statutes/regulations the association has a fund for internal repairs in an individual apartment. Not all apartments have and funds left, since the allocations stopped many years ago. Upon the walk through with the association representative you will be informed if your apartment holds any funds. The fund still exists since not all apartments have utilized their funds. No new allocation is made. On the monthly invoice-slip you will find your open balance. If you have funds you can do maintenance/repairs in your apartment using the funds. Receipts should be sent to our office for signature and is then submitted to HSB Göteborg for payment. Please allow two weeks for having the funds in your bank-account. (Mark with Brf Slottsskogen, apartment number (1-315), name, address and your bank details). When completed you will get the original documents back.

6 Rules to follow 19. You are becoming a tenant-owner. This gives you a vote in the association but also responsibility towards the association. Important to note is that you do not owe the apartment, you owe the right to use the apartment. It is the association that owns the apartment. In the regulations of the association you find the borderline between the association and the tenant-owner. As a tenant-owner you vote for new candidates to the board. The board manages daily operation such as maintenance of the building / repairs of the same, financial issues and sets the monthly fee. The meeting of the association is the highest decision body. This meeting is traditionally held once a year. At this meeting the sitting board reports the statement of accounts per calendar year and the meeting gives the board freedom from responsibility for the calendar year at hand. The board reports continuously through Slottskogsnytt, and on the web-page and sometimes in the elevators. As a tenant-owner you have the responsibility to follow this information and adapt to any changes or new rules stipulated for example related to repairs in your apartment, maintenance in the building, of the facilities and access to the apartment. The annual report summarizes the year and is approved at the annual meeting of the association. 20. Regulations. Every tenant-owner should follow the rules and regulations stipulated. Present regulations were updated and approved You find them on the web-site and they are included in the handouts from this meeting. 21. Security. The association gives high priority to the security of tenant-owners and their partners/family. Large financial amounts have been invested for doors, locks, passage-systems etc. But nothing is stronger that the weakest link. Therefore; Do not let strangers in to the building, secure that doors close after you passage. Do not keep valuable goods in storage facilities. Sign up for an insurance and check what the conditions are if you need to call on the insurance. Report losses of tags and keys immediately to the association office, the tags can be made unusable Never leave entrance doors open and unguarded, especially when moving in/out. 22. Insurance. The board of the association recommends all tenant-owners to have insurance for their home. Being a tenant-owner traditionally requires a special insurance. In Brf Slottsskogen the association has included this extra part but you need to secure the base insurance for your home. Otherwise the additional part becomes void. The association changes insurance company over time, secure your best deal. Buyers sign. : :

7 23. Other rules for our common comfort. We do not believe that someone is causing disturbance or problems on purpose but we have some common rules that we all should follow; They might appear obvious but we have formalized them; The ground rule is that you should not be perceived as disturbing the peace between to Hrs. When making renovations/repairs this should be announced in advance. After the approval from the board you must inform neighbors and commercial facilities at close hand minimum two weeks in advance. You should also give contact details to yourself or the contractor. Remember that your neighbors will be other families but also business operations like restaurants/hotel etc. Give your information to the next entrance as well sound travel fast in concrete. Frame-drilling is only allowed Hrs. weekdays It is not allowed to do drilling / sanding etc. between and The association holds a powerful drill that you can borrow this will make your work easier and limit any noise. When doing maintenance all waste should be transported away from the building immediately by you. It is not allowed to store waste outside the door or on the street, nor in recycle rooms If you experience a neighbor disturbing we recommend that you give that feedback yourself. When making complaints to the board you need to do this in writing in order for the board to take actions. The association has an agreement with Störningsjouren and Nokas Bevakning for urgent matters. The board will get a report to act further on if needed be. You can contact Störningsjouren anonymous and personnel in private clothing will act to your call. When contacting Nokas persons in uniform will come to the scene and you need to give your name/address etc. when doing the complaint. 24. Subletting. You need an approval in order to sublet. These activities are not in the interest of the association. The board gives approval one year at a time. Check your insurance when subletting. The tenant is given access to entrances, laundry- and recycle rooms and should use c/o address. The tenant will not have access to the apartments for rent, not the saunas or the society facility since all these areas are considered to be for members only. With the application a certificate should verify studies, work in another city etc. If you have a parking contract this will not follow when subletting, upon return you will get first in line. 25. Changes in the apartment. The association owes the apartment, the tenant-owner the right to use the apartment. This means that you cannot make alterations on the groundwork of the building. This also means that you cannot made private adjustments neither on ventilation, water nor on construction work. You can adjust the surface chose indoor flooring, but you cannot adjust the construction as such. No change can be made on the outside of the building windows, doors. If that will happen you will be responsible for all work needed to refit the construction and all linked cost. For repairs/maintenance you need the approval of the board. A special form is used and can be found on the web site. Please allow two weeks for handling. The association can support with drawings in pdf-format : :

8 When doing repairs you need to consider the whole process also the handling of waste. Waste should not be flushed into the toilet nor thrown into the refuse chute. If making changes that involves water in any way the association uses Inspector for one or several inspections. This is of no cost for the tenant-owner but allows all parties to have a certificate of the job. When doing repairs in bathrooms the job is checked three times, when doing kitchen only one. 26. Glazed balcony. The glazing towards the street was made when the building was raised. Glazing towards the garden has been made by the tenant-owner. The association handles the building permit. When glazing the tenant-owner also takes over the responsibility of maintenance. The buyer is aware of the rules applicable even if the job was made by the seller, now being a part of the contract. These rules state that the tenant-owner owns the glazing and hold full responsibility for security and maintenance. This also means that if the association needs to do maintenance without the glazing the tenant-owner needs to demount and store the glazing and carry the cost for this. The same is valid for the surface of the balcony. 27. Re-cycling. In Brf Slottsskogen we try to recycle as much as possible. In the recycle rooms you find various jars for; Biological waste (brown bag), glass, newspapers and cardboard, plastics, batteries, metal, bulbs, Electronics we gather in the garage, mid-door by the entrance Construction waste is not allowed in the recycling rooms. Every third week (starting on a Monday) we have a waste container in the garden, entrance from Olivedalsgatan 4 where we collect waste that can be burned. The container arrives Wednesday and leaves Friday No waste should be placed outside the jars. If they are full you need to wait On the door you find what kind of waste is collected when. We have cameras in the recycle-rooms; violation to the rules will give you extra fees. After following the recycling process you will find that very little remains for the refuse chute. Following these rules we make an impact both on the environment and on the cost for the association 28. Bicycles. Feel free to put your bike in a bicycle room when you do not use it. The black tag opens the door to the garden and garage, the household key opens the bicycle rooms that you reach from Övre Husargatan. Your bicycle should be marked with apartment number.
