On behalf of the Board of Directors and Pride Association and Community Management, we hope that this information will be helpful to you. We value communication between owner and the association and want to make sure you are informed about your association. Specific details regarding incorporation, membership, voting rights, meetings, annual budget information, pool information, assigned parking space numbers, Community Governing Documents, Articles of Incorporation, Declaration, minutes and our rules and regulations, which may be found on our website at It would be helpful if you would provide your contract information and return to the above address or it to prideacm@yahoo.com Here are a few tips to make living your community enjoyable and stress free: Pride Association and Community Management has preferred banking services with Florida Community Bank (FCB) to offer a variety of ways to pay your association dues to include a Lock box feature to mail your check and coupon to the address PO Box 1119 Lehigh Acres FL ; ACH by filling out attached form and enclose a voided check & bring it to the association office. We will then be able to automatically take your maintenance from your account quarterly, or monthly depending on your preference. Availability to pay by credit card, which there is a convenience fee charged to the homeowner. Debit/Credit as well as E-Check can be processed following these instructions. 1. (go to ) 2. All condo members- owners and renters- must comply with the association rules and regulations. They are reasonable rules to protect property values, preserve the nature of our community, and make life more enjoyable for everyone. An association may suspend, for a reasonable period of time, the right of a unit owner, or unit owner s tenant, guest, or invitee, to use the common elements, common facilities, or any other association property for failure to comply with any provision of the declaration, the association bylaws, or reasonable rules of the association. The condo association has the legal authority to enforce all rules. We do this equitably and consistently. The Association must receive notice of the leasing of a unit not less than five (5) days prior to the commencement of the lease term. No lease of a unit shall be for a period of less than six (6) months and there shall be no more than two (2) leases of a unit in any calendar year. A copy of lease must be provided to office with a current key to unit. All renter(s) must be provided a copy of the rules and regulations, information regarding designated parking spaces and pool information. The City of South Daytona building and fire code regulations require emergency egress routes and pathways to be kept clear and unobstructed at all times for both normal movement activities and emergency escape from all residential dwellings. These same routes must be kept clear in order for emergency medical and firefighting personnel to have unobstructed access to the dwellings in order to perform their services. City of South Daytona Grills (Section 6.21 Outdoor barbecuing) It shall be unlawful for any person to permit any barbecuing or other open fire for the purpose of cooking, upon any deck, balcony, veranda, porch or similar structure. National Fire Protection Association (NFPA 1 Uniform Fire Code ) For other than one and two family dwellings, no hibachi, grill, or other similar devices used for cooking, heating or any other purpose shall be used or kindled on any balcony, under any overhanging portion or within 10 of any structure. National Fire Protection Association (NFPA 1 Uniform Fire Code ) 2

3 No obstruction by railings, barriers, or gates shall divide the means of egress into sections appurtenant to individual rooms, apartments, or other occupied spaces. Where the AHJ finds the required path of travel to be obstructed by furniture or other movable objects, the authority shall be permitted to require that such objects be secured out of way or shall be permitted to require that railings or other permanent barriers be installed to protect the path of travel against encroachment. Association Pet Policy as referred to in Schedule A to By Laws : Pets, birds, fish and other animal, reptile s or wildlife shall neither be kept nor maintained in or about the Condominium property except in accordance with the following, in addition to the applicable terms of the Declaration: Dogs and cats shall not be permitted outside of their owner s Unit unless attended by an adult and on a leash not more than six (6) feet long. Said dogs and cats shall be walked or taken up on those portions of the Common Elements designated by the Association from time to time for such purposes. Fish or caged domestic (household-type) birds may be kept in the Units, subject to the provisions of the Declaration. Unit owners shall pick up all solid wastes from their pets and dispose of the same appropriately. Association Pet Restrictions as referred to in Section 17.3 of Declaration Domesticated dogs or cats may be maintained in a Unit provided such pets are: (a) permitted to be kept by applicable laws and regulations, (b) not left unattended on balconies, terraces, patios or in lanai areas, (c) carried or leashed at all times when in the Common Elements and/or Association Property, (d) generally, not a nuisance to residents of other Units or of neighboring building and ( e ) not a pit bull or other breed considered to be dangerous by the Board of Directors; provided that neither the Board nor the Association shall be liable for any personal injury, death or property damage resulting from a violation of the foregoing and any occupant of a Developer, each Unit Owner, the Association and the Master Association in such regard. Unit Owners must pick up all solid wastes of their pets and dispose of such wastes appropriately. All pets (including cats) must be kept on a leash of a length that affords reasonable control over the pet at all times when outside the Unit or enclosed patio. The Unit Owner must promptly repair any landscaping damage or other damage to the Common Elements caused by a Unit Owner s pet. The Association retains the right to affect said repairs and charge the Unit Owner therefore. Pets shall only be walked to taken upon those portions of the Common Elements designated by the Association, if any, from time to time for such purposes. Pets shall only be in hallways of the Building as a means of direct ingress or egress to and from its Owner s Unit and the exterior of the Building. 3

4 Without limiting the generality of Section 18 hereof, a violation of the provisions of this paragraph shall entitle the Association to all of its rights and remedies, including, but not limited to, the right to fine Unit Owners (as proceed in the By-Laws and applicable rules and regulations) and/or to require any pet to be permanently removed from the Condominium Property. Smoking/Fire Safety: Please dispose of matches and cigarette butts properly in designated areas in front of each building. Mail: Contact United States Postal Service in South Daytona Florida for unit key box. Emergencies: Please note to call 911 for emergency needs. Association Property Manager on site at 410D Banana Cay Drive South Daytona during the hours of 8 am - 2 pm Tuesday, Wednesday, and Thursday s only. Please restrict your calls for service to normal business hours unless you have a true emergency that requires immediate attention by property manager. Debbie Woodson, Community Association Manager contact number is Board Meetings: Homeowner meetings are scheduled and shall be posted on website for future meetings. Notices shall also be posted on bulletin board located near pool area. You are encouraged to attend these meetings to keep informed of your Association s activities and concerns. Volunteers are always needed for special projects, committees and serving on the Board. Your Association only functions well when homeowners are actively involved. Windows: All Unit Owner s must comply with all local, state, and federal building code requirements associated with the replacement of windows. All Unit Owner s must get written approval from the Board prior to applying for a building permit to insure windows comply with this policy. All replacement windows must be constructed of white vinyl or aluminum frames and installed according to code requirements and caulked on the exterior with a 25-year paintable caulking. No window grills are allowed. Existing two over two windows must be replaced with new, one over one, double or single hung windows with half screens. All replacement windows must be constructed with hurricane rated glass, minimum double pane window glass with a Low E rating. All Unit owners failing to comply with this policy will be subject to an architectural review and required to comply 4

5 with this policy or be subject to disciplinary action and /or fines as outlined in the Association s Governing Documents. Additional requirements may be adopted by the Board of Directors in order to ensure like kind quality to preserve the architectural integrity of buildings. Satellite dishes and any cable installation must have written approval from the association. Satellite dishes must be three (3) feet away from building and cannot be in front of any buildings and or windows.
