We hope you have all had a good summer. The cooler weather is here and we wish to pass on some helpful reminders, so please take the time to read this latest edition of our Corporation Newsletter. ANNUAL GENERAL MEETING... IMPORTANT!! On October 13th, 2011, we had scheduled to have our AGM. Regretfully, there were not enough owners represented (in attendance or by proxy) to hold the meeting. Each year we have great difficulty getting owners to participate. This is why the Board of Directors solicits your home for your proxy. They were very disappointed to find several owners either unwilling or not interested in signing their proxy. As a homeowner IT IS YOUR RESPONSIBILITY TO PARTICIPATE IN THIS MEETING. By law we must have one every year. The preparation of an AGM is costly; the Auditor is invited to attend, there are postage and printing costs as well as the room rental; all this totalling close to $1000! Even more cost was incurred as we have had to solicit the Corporation s lawyer for an opinion on this matter. If you cannot be present at the meeting you are expected to provide the Management Office with your proxy. Please be a responsible condominium unit owner. We understand that some of you cannot attend the meeting, however, it does not take great effort to forward your proxy to one of the Board Members or to the Management Office. Another AGM will be held early in the new year. You will receive your meeting package beforehand. We sincerely hope you understand the importance of this matter and are hopeful that you will do your due diligence as a unit owner, thank you. FRIENDLY REMINDERS... Since we live in such close proximity to one another, Rules and By-laws are crucial to a harmonious and enjoyable living environment. Please be mindful of our Rules and Standards and when in doubt, contact the Management Office. The Corporation s Rules and By-laws are included with the report prepared by your lawyer at the time of your home purchase. It is your responsibility to be familiar with them. If you need another copy, please contact Arthex for a replacement. The following, however, is a short list of common infractions: Exterior Changes... exterior changes to common elements are not permitted without the prior written approval of the Board of Directors. Unit owners who make changes without permission or contrary to the Rules will be required to restore their property to its original state. If you are unsure about a specific exterior

2 NEWSLETTER, PSCC 665, Fall/Winter 2011/2012 Edition Page 2 of 5 change, please contact the Management Office for clarification. these can only be displayed on the inside of a window on your unit. NOTE: Some changes require that a Section 98 Agreement (per the Condominium Act, RSO 1998), be signed by the unit owner and by the Board of Directors and registered on title. The cost to complete the Agreement is $300 + HST is payable by the unit owner. Exterior Light Fixtures and Door Handles: you may replace your exterior light fixtures or door handles as long as they are replaced with exactly the same one. No colour or style change is permitted. Some of you have made such a change and have already been asked to change it back. If you have changed your exterior lights and/or door handles with one that is different from the Corporation s standard and you have not been contacted by the Corporation yet, kindly change it back immediately. Your co-operation is greatly appreciated. Exterior Storage: You cannot store items outside your unit. Units may only have one set of normal patio furniture and one barbecue. Please do not store your recycling bins outside; they must be brought inside after pick-up. Cable, Satellite or Telephone Wires: If you have any cable, satellite or phone wires hanging outside your unit, you must ensure they are secured tightly to the exterior wall. Signage: our Rules do not permit signage of any kind to be displayed anywhere on the property except for real estate signs and Christmas Lights: you are welcome to put up Christmas lights, however, they must be removed by January 31 st. Recycling Boxes: Many of you are storing your recycling bins, green bins and garbage containers outside of the unit. This is not permitted! Residents must not have these bins out other than the day of garbage collection. Once it is collected, kindly bring the bins inside your unit or the garage. ATTENTION: The City of Mississauga will tag and leave behind at the curb any items placed in recycling boxes that do not meet its current recycling requirements. For more information, please refer to: or Common Garbage Containers: These containers are located at the mailbox and playground areas. They are there for your convenience and to help keep litter off the ground. They fill up quickly so please Do not deposit your household garbage in them as this attracts rodents and pests. Thank you. Fire Route and Visitors Parking: The internal roadway throughout our property is a designated fire route. Parking on it at any time is prohibited. Our parking officer and the City have been directed to ticket and

3 NEWSLETTER, PSCC 665, Fall/Winter 2011/2012 Edition Page 3 of 5 tow a vehicle that is parked on the road; both routinely visit the site. elements, including those of which are exclusive use. Overnight guests must be registered with the parking authority (The Security Advisors Group) at (416) If your visitor is staying for more than three nights, please contact the Management Office for special arrangements. Here are some other points to keep in mind: Be mindful of the safety of pedestrians and other drivers do not allow your vehicle to obstruct the roadway. Visitors parking is limited at the best of times please be considerate of your neighbours guests and do not use the visitor s parking for your own vehicles. Cars belonging to unit owners and parked in Visitors parking spaces will be ticketed and/or towed. Keep your vehicle in good repair cleanup of oil leaks or repairs to asphalt will be charged back to the individual unit owner. Ball Playing: (Rule No. 3) No ball playing whatsoever is allowed on the common elements, including those of which are exclusive use, unless accompanied by an adult. Ball playing includes, but is not limited to baseball, basketball, soccer, tennis, and volleyball and ball hockey. Skateboarding: [Rule No. 4(a)] No skateboarding is allowed on the common Pets: Please be responsible and considerate pet owners pick up your pet s droppings immediately. Dogs should be leashed at all times. Bring your pet indoors to prevent continuous barking from disturbing your neighbours. Shopping Carts: belong at the shopping centre. If you have to bring one to the property you must return the shopping cart immediately. On occasion residents have left a shopping cart on the property and the Corporation has had to remove it. This is an expense that comes out of all our pockets. Let s not allow our maintenance fees to increase because of unnecessary expenses such as this! If you witness a neighbour dispose of a shopping cart on the grounds, please contact the Management Office so we can charge the expense of removal back to the offending unit owner. Junk Mail/Flyers: please take your junk mail home. Do not leave them at the mailbox as they get blown over the grounds. Litter makes a property appear unkempt and this is a simple way to keep it clean. Grease: please do not pour grease down your kitchen sink. Over time the grease builds up and creates a blockage in the pipes that may result in a backup. This is a very costly and inconvenient situation and

Should this happen to you, you will be responsible for all related costs so please dispose of your kitchen grease properly. Treat your neighbours in a thoughtful and considerate manner and keep these points in mind... The City of Mississauga has and enforces its nuisance noise by-law No : Any (nuisance) noise that is disruptive to the peace and quiet of surrounding area or to peaceful enjoyment of private property is not allowed at any time during the 24 hours of the day. Fireworks and open fires (including but not limited to outdoor fireplaces, firebowls, firepits, chimineas, firepit/cooler tables) are strictly prohibited from all areas within the complex at all times. Indoors or outside, keep the volume on radios and other sound equipment to a minimum. Do not litter the complex or another unit owner s property with cigarette butts, disposable cups or other garbage. A clean-looking complex increases the overall value of everyone s property. WINTERIZING YOUR HOME... here are a few tips to help you prepare your home for the winter: 1) Call an HVAC professional to inspect your furnace and clean ducts. 2) Change furnace filters frequently; at least four times a year. 3) Consider switching your thermostat for a programmable one. 4) Turn off all exterior water taps. Exterior water pipes can freeze if left on during the winter months. This can cause the pipe to burst resulting in considerable damage and cost. Please make sure you turn off the interior water shutoff valve and leave the exterior valve on to allow the water to drain out. Common Expense Fees: please note that your common expense fees are due on the first day of each and every month. A $20 late fee will be added to your account if we receive your payment after the first of the month. Responsible homeownership is vital in so many ways. It contributes to a harmonious living environment, keeps our maintenance fees down, keeps our property looking well - maintained and beautiful and this in turn keeps our property values up!
