The Premises was rezoned to a Planned Development District ("NEEP PDD") in October 2009 with said zoning vested following the issuance and recording of a Special Permit decision in accordance with applicable zoning bylaw provisions I. Following a comprehensive analysis of the Premises and its facilities, many of which were constructed thirty or more years ago, the Applicant has prepared a master redevelopment program with the primary goal of replacing outdated facilities to allow for the integration of new compatible uses and to provide significant infrastructure and landscaping/open space enhancements. This program has been carefully vetted to capture the essence of the NEEP PDD envisioned to transform the Premises into a vibrant and thriving commercial campus. As previously presented to your office, it is anticipated that the development will be constructed in phases to ensure appropriate infrastructure and site improvements are in place to accommodate the program. Detailed phasing plans will be provided for review under separate cover. (Per the request of the Planning Department we have provided three separate application forms corresponding to specific development zones/areas within the Premises): Area!/Buildings 1 & 3: (Phased Buildout) Phase I- Demolition of Building 3 (62,700 GSF) and construction of a 170 room/key hotel and full service restaurant; Phase II - Development of 2 (6,000 sf and 8,500 sf restaurant pads and associated surface parking/site improvements; and, Phase III - Development of fitness center/retail pad and parking deck. Area 2/Building 24 & 15: Development of retail/restaurant pads (9,000 s.f. and 2,000 s.f.); 2-level parking garage; and overall landscaping and pedestrian improvements. Area 3/Building 6 & 7: (Phased Buildout) Phase I- Partial demolition of Building 7 ( 40,000 GSF) and construction of 60,000 sf office (net new 20,000 sf); Phase II - Expansion of Building 7 parking garage (timing is based on need/use); Phase II- 180,000 sf office tower and parking garage.
