Failure to comply will result in fine. This presents a fire hazard and endangers everyone around you. Smoking on common element area including hallways of any building within the Condominium is strictly prohibited. You are also not permitted to smoke within twenty feet of any entrance or exit of any building within the Association. Failure to comply will result in violation letter and/or fine.
2 Preventive Home Maintenance Tips Towing Recently a few residents complained about vehicles sitting or vehicles not registered in reserved spots. We are checking vehicles and issuing tows. All residents should register all vehicles they own. Vehicles are not allowed to sit and must be moved. A vehicle using a reserve spot must be registered with a Yellow Vanderhaven Farm sticker on the rear view mirror front side showing for inspections. If you lost the sticker, see the Property Manager. It is a homeowner responsibility to obtain a sticker and put it on their vehicle. It is a homeowner responsibility if your vehicle is towed off Property for not abiding the rules. You must fill out application for parking you can find it on the website at or at clubhouse office and it does not cost you a fee to register just your time to apply. Recently a resident had a flood in downstairs condominium unit due to washing machine they had a rubber hose line connected to the back. We recommend you change your hose to a stainless steel braided hose to help prevent water damage in your unit. Below is article I ran in newsletter prior and I asked you check these items at this time. Replace toilet supply line Replace washer supply line hot and cold water Just by replacing these two small items, you may prevent pipes from bursting and prevent water damage to your unit. This could save you a tremendous amount of money by this small replacement cost. Replacing with stainless steel braided hoses is most effective to prevent water damage. Remember to change your filter on your furnace every 3 months. Have your furnace serviced by a licensed contractor every year. Preventive maintenance will help keep your furnace maintained and working properly. Flat Roof Repair Update Flat Roof repairs are continuing on three more buildings as we needed special permits for additional work involved. Once completed if a resident ordered the AC or Furnace Blue Air will then install after all work has been completed. 2
3 Roofing Project Phase II If you are in Phase II of the Roofing Project all Condo Owners with Skylights in Phase II, You must give the Property Manager a receipt of the Skylights you purchased if within 5 years old. The receipt does not guarantee you will not have to purchase a new Skylight; the FWH Engineering will inspect the Skylight and make that determination. The Property Manager cannot approve a Skylight and it is out of my control to make that decision. Phase II buildings: 9, 11, 13,15,18,20, 24, 26, and 28 30, 31, and 32 If your unit is in Phase II and is a Condo unit with a Skylight, Please contact the Property Manager! Brown & Brown Certificate of Insurance Request for Mortgage FYI Brown and Brown of Lehigh Valley has the option for anyone who calls looking for a certificate to request it on the website: www. bbinslv.com. On the left hand side of the home page, you will see a box that says, "Certificate of Insurance Click Here" Just click on that box, a short form will pop up, fill in the form completely, hit submit and that comes directly to me with all the information I need to process your request. If you do not have internet access, please fax the following information to (610) or the same to condoinsurance@bbinslv.com FULL name of homeowner/purchaser(s) FULL property address (include zip code) Condo association name (not management company name) Mortgage company s FULL name and FULL address for mortgagee clause (the way the lender wants this to appear on the certificate) Loan number if available Return fax # or address to send certificate Thank you A special thank you to the person who found car keys and brought them to the Clubhouse. 4 dryer vent / chimney are in compliance and there will be no excuses. We have tightened up and enforced the policy; we will continue to follow the Rules & Regulations with absolutely no excuses in Dryer Vent/ Chimney Inspections Due Date 10/31/2018 This year we will conduct our Bi-Annual Inspections for dryer vent / chimney. The Management Office will be accepting invoice receipts showing proof of Inspection passed with a date between 1/1/2018 to 10/31/2018. If you do not have, the dryer vent / chimney inspected between these dates and if you do not turn in a receipt dated between these dates to Management, then you will receive a $ fine. If your dryer vent or chimney fails the inspection and you did not remediate or resolve the issue of the required recommendations of repair then you will receive a $ fine. Dryer vent / chimney Inspections are the responsibility of the homeowner and you signed to obey the bylaws when you purchased the unit. Please use a licensed certified contractor as required. Ask the question to your contractor if you Passed or Failed. Once again, to reiterate it is your responsibility to make sure the 4 I would like to reiterate on past issues a few residents experienced with Chimney Inspectors. Some residents have come across contractors extending to sell them repair work for the chimney lining, repair a chimney cap, repair the flu and repair chimney cracks in foundation. I am asking all homeowners to do their due diligence and shop around for contractor, just ask questions as to why they recommend repair work. It is a shame but the truth. Homeowners need to be educated as there is great responsibility in owning a home and preventing scams to make a quick dollar. Do not fall into a quick sale if the contractor quotes a high estimate of repair work needed. Get other estimates on second opinion. Again make sure the contractor is licensed in New Jersey and they must put their license number on the receipt it is required. Only original top copy receipts will be accepted at the Management Office and absolutely no computer-generated receipts will be accepted. Remember it is the law to have the dryer vent / chimney inspected and it is a potential fire hazard. 5 Parking Sticker Registration Keeping the Community Beautiful Please be mindful to pick up garbage items if you drop it. Take pride of ownership in your community and use receptacles for trash. Let's all pitch in to make Vanderhaven Farm an outstanding community and increase the value of your home! Everyone together creating the best possible environment to live in. Please remember if you purchase a new vehicle, it is your responsibility to come to the clubhouse office and register the vehicle. Make sure to bring your license, registration and insurance card. The Property Manager will give you a form to fill out or you may obtain a form on the Vanderhavenfarm.com website under forms. I will issue you a new sticker that you will place on the backside of your vehicle s rear view mirror. I have been currently walking the property and checking for vehicles with no Vanderhaven Farm Sticker on the backside of the rear view mirror. We will be towing vehicles that do not have the Vanderhaven Farm Sticker. Please make sure to come in to the office to register your vehicle. Remember if you change your vehicle you must come to office to register. I am here until 6 PM on Thursday night if you need to stop after work hours. Pet Corner I have issued (2) Pet Fines this month for $ the residents were caught not picking up waste from their pet. If you own a pet, you must carry plastic bags on your walks or anytime you have your pet outdoors. Other residents are reporting residents for Pet fines and the Property Manager is giving Pet Fines. This is a health issue and it looks gross. Please be responsible Pet owner if you love your Pet. Take pride of ownership and keep Vanderhaven Farm clean. 6 Clubhouse Rentals Hosting a Party for a holiday, birthday or an event Why not rent our Clubhouse with (4) rooms connected, Kitchen area, Living Room area, Sitting Room area and Dining Room area. View of a gorgeous fireplace (view only cannot be used). There are (2) Bathrooms for Men and Women to use. We have a 40-person occupancy allowed by the township and no alcohol allowed due to insurance purposes. Clubhouse rentals must be scheduled 1 week in advance for a party. We must have a completed application filled out with (2) checks: (1) $100 non-refundable made out to Vanderhaven Farm (2) $200 deposit made out to Vanderhaven Farm. When checks are deposited, the check needs time to clear the bank. Then we have an inspection before the clubhouse is rented. Our maintenance team needs time to clean and prep the rooms for use. The homeowner renting the unit must pick up the key on Friday before the weekend of the party. If we are closed for a holiday, please be sure to make any arrangements with the Property Manager to pick up the key in advance. Please do not call the Midlantic Property Management Emergency number to rent a room. This number is used in the case of True Emergencies such as your unit is flooding. 7 Modifications Reminders ¾ Firewood Firewood may be stored on patios, balconies or decks between October 1st and April 1st of each year. ¾ 2018-If you would like a copy of the 2018 budget please the request to the Property Manager at lynnk@mpm-nj.com ¾ Winterize Spigot front Townhomes ¾ Inclement weather set faucets to slow drip to prevent pipes burst ¾ We have been issuing fines for violations such as not picking up after your pet, plastic garbage bags ground, attached hanging items to house, and various violations. Please remember cash is not accepted at the Clubhouse. ¾ Hoses Must be neatly wound up or on a hose caddy from April 1st through October 31st. Hoses must be stored inside from November 1st through March 31st. No hose reel is to be attached to any portion of the building or privacy fence. Also, please be sure to winterize your exterior spigot by November 1st to prevent the possibility of freezing. ¾ Furnace- Change the filter on furnace every 3 months. ¾ Grills- Take tape measure make sure grill is 5 ft. from any combustible area (fence and building). I will be inspecting grills please make sure it is in compliance. ¾ Smoke Detectors/Carbon Monoxide Detectors must be working with good working batteries. ¾ Trash- Dumpsters are for condominiums only. Surveillance cameras are recording at the dumpster areas. FINES ARE BEING CHARGED TO MAINTENANCE ACCOUNTS. Windows, slider door, storm door, deck installation, patio, patio alterations and Dish TV. All modifications must have an application approved by the Board of Trustees. You may download an application from the website at VanderhavenFarm. com go to forms. All contractors must be licensed and have a certificate of liability turned into the Property Manager. A sketch and description of materials being used must be submitted with application and certificate of insurance as well. The Board approves all modifications at the meeting held once a month on the third Thursday. All windows must have uniform grids and all doors must match color. Forms must be submitted one week before board meeting.
