MEETINGS Board Meetings are held on the third Thursday of the month, unless otherwise posted at the mailbox stations. Anyone wishing to have an issue placed on the agenda must request it in writing and supply Management with the necessary paperwork by the Thursday before the meeting. The next Board of Trustees Meeting is scheduled for Thursday, July 21st, 7:00 pm at the clubhouse. Please feel free to join us in the Clubhouse the third Thursday of every month for our meetings! With Warm Regards Lynn Kelly, Property Manager One More Reason to Keep Your Maintenance Fee Current Homeowner Association fees will soon be reported to one of the three largest credit reporting agency, and unpaid maintenance fees will show up on your credit report. Sperlonga is a data supplier to Equifax, who is a credit reporting agency. This reporting of maintenance fees will be up and running by October Homeowners maintenance fees will be on the same level as financial obligations such as car loans and credit cards. Source:credit. com Pool Pool applications will be accepted Monday, Wednesday and Friday between 9:30 am and 3:30 pm only. New residents will need a small picture with their application to process the pass. Pool applications and Census 2016 may be picked up at the clubhouse. Your maintenance account must be current, vehicles must be registered and a copy of your lease must be on file.

2 Gardening/Weeding Homeowners that want to weed their own areas, you must clean up clippings of the weeds you pull. Please do not leave weed clippings on the grass. It is an eye sore and Please be considerate, as your neighbors do not want to see it. Remember they may be selling their home and common courtesy is expected as one day you may sell your home. If you use your hose for watering, you must put the hose away. You cannot leave the hose on the lawn. Fencing Project The fence project is underway and York Fence has been working hard with their crews onsite. They started on Doolittle and continued on Pinhorn, then to Brokaw. The fence was taken down first. The holes dug to put the post in and post cemented in place. Then the new white vinyl privacy fence installed. The Gothic post caps were attached to the top of post. This is a great improvement to Vanderhaven Farm. Do not put any holes in the fence. Please make sure the grill is 5 feet from the fence as the grill may cause the fence to melt. It is NJDCA state law all grills to be 5 feet from fence. If a resident has their grill too close to fence and melts the fence the resident will be responsible and held accountable to replace the fence. Any damage by hanging items on the fence the resident again will be responsible. Volunteers Needed! Please volunteer for the Recreation Committee. 3 Roofing Project We are currently underway with a board approved roofing project. The board has hired FWH Engineering Company for the project. The roofing project will take place over a 6- year period projection. The first step of the project will be an engineer study. We will need to access the attics for a select group of units. We have contacted the unit owners for participation in the study and for permission to access their attics. The firm has given us a few back up units if we cannot access those units. It is very important to access the units chosen and we greatly appreciate your assistance on working with FWH Engineers to accomplish their goals with the projection of the roofing project. I would like to say this now I am giving automatic fines without warning if Property Manager sees a resident not picking up after pet or if a resident tells me another resident is not picking up after their pet. 4 Large Bulk Items Census 2016 The 2016 Census was mailed out in the pool application package you are required to fill out a new census every year to update information. The 2016 Census is due back to the office by October 31, If not received by October 31, 2016 a $25.00 fine will be assessed to your maintenance account. If you need an extra blank 2016 Census form please stop by the Clubhouse office during normal business hours. If you have a large item for bulk pick up you may call Grand Sanitation. There is a charge for large item pick up. The large items must be put out the day of the pick up or you will be fined. Grand Sanitation phone number is Voting on HO6 Policy Resolution We are still collecting ballots if homeowner has not voted please stop in clubhouse for ballot. We have not received all ballots for the HO6 Policy Resolution. I will still be accepting the ballots at the clubhouse. If you are an owner and have not turned in your ballot please fill out the form and drop in in the drop box in front of the building. If you need a form, see the Property Manager. Please we need your vote to pass the resolution. Everyone should have homeowner insurance. 5 Dryer Vent/Chimney Inspections 2016 Dryer Vent / Chimney Inspection are due by October 31, Please drop off your original receipt at the clubhouse before the deadline date or a $500 fine will be charged to your maintenance account. It is very important to clean dryer vent, a new clothes dryer machine can catch fire from dryer vent hose being clogged with dryer vent. You may not realize or forget the vent hose needs to be clean out every 2 years. It is a fire hazard and could save lives by cleaning the dryer vent, following the rules is important. 6 Parking Sticker Registration Please remember if you purchase a new vehicle, it is your responsibility to come to the clubhouse office and register the vehicle. Make sure to bring your license, registration and insurance card. The Property Manager will give you a form to fill out or you may obtain a form on the Vanderhavenfarm. com website under forms. I will issue you a new sticker that you will place on the backside of your vehicle s rear view mirror. I have been currently walking the property and checking for vehicles with no Vanderhaven Farm Sticker on the backside of the rear view mirror. We will be towing vehicles that do not have the Vanderhaven Farm Sticker. Please take the time to come in as it does not cost to register the vehicle and only takes a short amount of your time. I am here until 6 PM on Thursday night if you need to stop after work hours. 7 Clubhouse Rentals - A Clubhouse Rental at an Affordable Rate Hosting a Party for a holiday, birthday or an event Why not rent our Clubhouse with (4) four rooms connected, Kitchen area, Living Room area, Sitting Room area and Dining Room area all connected. View of a gorgeous fireplace (view only cannot be used). There are (2) Bathrooms for Men and Women to use. We have a 40-person occupancy allowed by the township and no alcohol allowed due to insurance purposes. Clubhouse rentals must be scheduled 1 week in advanced for a party. We must have a completed application filled out with (2) checks: (1) $100 non-refundable made out to Vanderhaven Farm (2) $200 deposit made out to Vanderhaven Farm. When checks are deposited, the check needs time to clear the bank. Then we have an inspection before the clubhouse is rented. Our maintenance team needs time to clean and prep the rooms for use. The homeowner renting the unit must pick up the key on Friday before the weekend of the party. If we are closed for a holiday, please be sure to make any arrangements with the Property Manager to pick up the key in advance. Please do not call the Midlantic Property Management Emergency number to rent a room. This number is used in the case of True Emergencies such as your unit is flooding. Please make sure the new homeowner is aware this is a Dryer Vent/Chimney Inspection year. This is a homeowner responsibility. ¾ Trash- Dumpsters are for condominiums only. Surveillance cameras are recording at the dumpster areas. FINES ARE BEING CHARGED TO MAINTENANCE ACCOUNTS. ¾ Pets -Please pick up after your pets. Automatic fine of $150 if reported. Thank you!
