PETS / ANIMALS / LIVESTOCK Residents shall not be allowed to keep any pets which may cause annoyance to other Residents. All pet owners must ensure that their pet abide to the rules and regulations set by the Authorities and any related government agencies and house rules regarding keeping pets. pet owners must ensure their pets have all required vaccinations, valid license and other identity documentations, such as tags. Pet owners shall be liable for any damage caused by their pets. Pets must not be left unattended or leashed to or on any common property. COMMON AREAS & LANDSCAPING Common Areas are the areas outside of the house compound and perimeter / boundary. s are reminded to do their part to keep the common areas clean and neat at all times, so that we all live in a clean and healthy environment. s are not allowed to utilize common areas for their own usage e.g. planting/ decorating for any personal purpose, and must not contravene the rules and regulations of the Authorities. Personal property SHALL NOT be placed, stored or left in any part of the common areas (except for areas designated for such purposes). This will be deemed as an obstruction to other Residents. Residents must comply with Management notices to remove such unauthorized personal property such as fencing, barricade, scaffolding, railing or any other similar structures shall be erected in or about the common areas and / or affecting the facilities and equipment of IRII. Residents shall not enclose any portion of common areas with a fence or other boundary. No wall, partition, gate, fencing, barricade, scaffolding, railing or any similar structures shall be erected in or about the common areas of IRII. CLEANLINESS & DISPOSAL OF RUBBISH All refuse must be first contained in non-porous plastic bags and tied properly so that no refuse will spill, and must be placed properly in the refuse compartment or approved bin. Residents shall dispose of rubbish in the refuse compartment provided within the house, or in the approved bins, to avoid rats, pests, and smells. No open burning of rubbish or waste within the house or the Common Areas or any part thereof or thrown through the doors or windows of the house. All boxes must be broken down and flattened. Residents must cart away the heavy / bulky object at their own cost. Any litter remaining on the ground after the garbage pick-up must be removed by residents residing in the house. 9. RENOVATION House Owner who wishes to renovate his / her house is required to notify the Management and obtain their approval, with a minimum three (3) days notice required. House Owner must be responsible to ensure their contractor and workers behave in a civil manner, and making them aware of and to follow the house rules. House Owner must be responsible to ensure their contractors place all renovation materials in their own premises and there is no obstruction to traffic and the common areas. House Owner must be responsible to ensure their contractors properly contain and dispose of rubbish, debris / waste during and after renovation, and to make sure that the affected common area is properly cleaned up by the end of the day. Should there be any failure to comply, Management reserves the right to deduct any cleaning / disposal fee from the renovation deposit and any additional shortfall from the House Owner and contractor. Management. the terms and conditions and discretion of premises. 10. MOVING / SHIFTING IN & OUT The Management shall be informed at least Forty Eight (48) hours in advance of any shifting in or out. Failure to notify the Management will result in refusal of entry / exit. The Residents who are moving are fully responsible for any damage to the common areas due to the said activity. Parking or driving on any lawn / grass in the common areas is strictly prohibited for moving in, moving out, or deliveries. Indah Residence II House Rules P a g e 6
8 Any debris remains from the moving procedure or delivery shall be removed and disposed off properly before leaving the house. 11. VANDALISM Any acts of vandalism shall be first reported to the Security Guard and then to the Management in order for the act of vandalism to be rectified. 12. CHILDREN Children shall not be left unsupervised when they play at the Common Areas or anywhere else, as they may endanger themselves or cause unnecessary disturbance to other residents. Any damage caused by the children will be charged to the Residents responsible of the said children. 13. SAFETY AND SECURITY Residents can help to enhance the safety of the township by- - Knowing your neighbours. - Exchanging house phone numbers and possible emergency contact numbers with trusted neighbours. - Reporting any suspicious activities, disturbances or persons trespassing to the Security Guards and the Police immediately for their further action. This includes: Any vehicle tailgating (following your car closely into the taman to pass through the boom gates without an access card) Any suspicious vehicles parked in your neighbourhood Any suspicious persons loitering around your neighbourhood Any unusual activities in your neighbourhood Indah Residence II House Rules P a g e 7

10 - Keeping valuables away from plain sight at all times in the vehicle and use adequate window coverings such as curtains or blinds, at the house. - Keep only a minimal amount of cash and / or jewelleries at the house. Advisable to buy insurance for your valuable items and house contents. - Consider installing a CCTV and alarm system. Inspect your system regularly if you already have one. 14. UNRULY / OFFENSIVE / POLITICAL / IMMORAL / CRIMINAL ACTIVITIES Residents shall not carry out any unruly / offensive behavior, or conduct any political / immoral / criminal activities within IRII. Residents shall not permit their Guests, family, servants or agents to commit any unruly / offensive behavior or political / immoral / criminal activities within IRII. Residents shall not permit any person of unsound mind, a drunkard or a drug addict to reside in or about IRII. 15. PARTIES AND FUNCTIONS Private parties and / or functions are limited to designated common areas or within their house unless otherwise approved by the Management. The Management must be informed at least three (3) working days in advance of any private party and / or function to be held by Residents. Be considerate of your neighbours, keep noise to a minimum after 12 midnight. 16. HOUSE OWNER S AGENT The House Owner may appoint local agent to represent his interest and / or to carry out periodical inspection of his / her House. Such House Owners shall fill the names, address and telephone numbers of their local agent with the Management to allow them access to their House. The House Owner or his appointed agent shall be responsible for the conduct of his / her prospective lessees or purchasers whilst within the House. Indah Residence II House Rules P a g e 9
