Dec 2017 Specific terms of the lease (pages 1 to 6) These terms may be different for each tenant Offer to rent a room You, the tenant(s), offer to rent a room from us. the landlord, on the terms below. The terms include specific terms that apply to you and general terms for all tenants. A surety or second tenant also agrees to all these terms as if they are you. If we accept your offer it becomes a lease agreement between you and us. A lease agreement is a contract that holds you responsible to pay rent. If we do not accept your offer there is no agreement. Please sign on page 6 and initial all other pages for your offer to be valid. Important: you must pay an administration fee of R300 before we process your offer. 1. Single or double room: Furnished rooms: specific items are shown on a list to be signed on the day of occupation and this same list will be used at the time you vacate the premises. You (or a representative of yours) have seen this room and agree to rent it as it stands unless we have agreed to do certain repairs in the Special conditions clause below. 4. Lease start date Lease start date (actual date we confirm you can move in): Lease period: twelve months from lease start date or period agreed Lease end date: You agree to move out by this date unless the lease has been properly extended according to these terms. 5. Rent First tenant rent: R each month Second tenant rent (if renting double room): R each month Total rent: R each month First month s rent: R (leave blank if you move in during a month). This will be the pro rata rent for the days until the end of your first calendar month. You must pay the total rent without any deductions before or by the first working day of each month. Failure to do so is a breach of the lease contract. Rent includes any furniture and other items or contents listed on the attachment. The published rent amount includes electricity, water, sewerage, refuse removal.
3 3 Important notice about double rooms: we will hold you or the surety or both responsible for the total rent for a double room, for example if the other tenant moves out or stops paying rent. Please see the clause about this in the General Terms for details. 6. Municipal charges (see cl 2 in the General Terms) Included in the published rent, we charge you a fair share of the cost of municipal charges for all services such as electricity, water, sewerage, and refuse removal. These are calculated at R in total each month for each tenant. 7. Increases to rent and to municipal charges Escalation: If this lease is extended, the rent for the next 12 months will be 10% more than the rent for the previous 12 months. Increase in municipal charges: We may increase your share of municipal charges if the amount we pay for these charges increases during the term of your lease. You may view any municipal charge. 8. Deposit (advance payments to cover unpaid rent or other losses) You must pay us a deposit equal to rent for one month. Deposit for this lease: R (total for both tenants in double room). You must pay the deposit within 7 (seven) days of us accepting your offer to rent, or by arrangement for a later time, but in any event before taking occupation, plus the first month s rent before taking occupation. Our bank details are below.
5 5 If you do not pay the deposit on time, this lease will lapse as if we had never accepted your offer and you may not rent the room. Entry key tag: no deposit but an amount of R is payable for a lost tag. 13. Special conditions 15. You give us permission to do credit checks on you (including any surety) You give us permission to check your credit record with any legal source of credit information, including Transunion and companies you list as credit references. You also agree that we may share information about any default or breach of this lease with any credit reference company or your other creditors. Important: we will reject any offer to rent that contains false information. 16. Payment of administration fee Please send proof that you have paid the R300 administration fee to fax number or scan and to info@junctionroad.co.za. 17. We must accept the offer before it expires This offer stays open for us to accept it for 14 days, until 5 pm on (date). It expires after this. We accept your offer by signing below and we may tell you about this by phone, by fax, or by . We will give you a copy of the lease signed by us. PLEASE NOTE! If we do not accept your offer to rent in this time, there is no lease agreement.
