8 Building Information Hours of Operation Plaza Tower One hours of operation are designated below: Monday through Friday Saturday Sunday 6:00 AM 6:00 PM 7:00AM - 1:00 PM Closed * If you plan to work after hours and need lighting and HVAC services, please see the Building Services Page. Holidays The building will be closed in observance of the following state and federal holidays: New Year s Day Memorial Day Independence Day Labor Day Thanksgiving Day Christmas Day On these days, the following conditions will prevail: You may call the Granite Management Office or put in a work order by 10:00 AM the day before a holiday to schedule after-hours HVAC or lighting. There will be an hourly charge of $50 for HVAC and $5 for lights. After hours, weekend and holiday access to the building will be granted only with an assigned access card. For further information regarding access refer to "Building Services" page. The Granite Management Office will be closed. There will be no lighting, air conditioning, heating or ventilation unless requested. There will be no janitorial service. You will be required to sign in and out at the security desk, so that we know where individuals are in the building in case of a required emergency response. Page 8/30

9 Amenities Plaza Tower One continues to grow in occupancy and amenities. Amenities that are currently in place include: FITNESS CENTER The exercise facility is located in the basement of the building. For access to the exercise facility, each individual must sign a waiver, which can be found on the Forms page. After the waiver is signed, you will also have access into the locker rooms. Please contact management office for policies specific to bikers reserving lockers. Lockers are strictly for use while working out or using the shower facilities; please do not keep items in the lockers during any other time. Locker rooms are cleaned out once a month. If any personal items are left in the lockers, the cleaning crew has been instructed to remove items and return them to the security desk in the main lobby. BIKE STORAGE Bicycle Storage is available on P3 of the parking facility. Access to the storage room is available by access card only. Please contact the management office via the online tenant portol to sign the facility waiver for access. DELI/ CONFERENCE CENTER WILD SAGE DELI Wild Sage Deli is located on the main level of the building just to the north of the parking garage elevator Atrium entrance. Wild Sage is open to all tenants for breakfast and lunch Monday - Friday from 7:00 a.m. to 2:00 p.m. Wild Sage also offers meeting and conference facilities along with a full catering service. For more information, please call Kim Crater with Encore Catering at (303) Wild Sage Deli Weekly Menu TERRACE/PUTTING GREEN The terrace and putting green are available for rent to all tenants. 10 Building Services Maintenance Services Granite offers a web-based Tenant Service System for all non-emergency, general maintenance requests. Some examples of a service request are too hot/cold, lights out, access cards, after-hours HVAC, etc. Submitting a request online is easy, convenient and has some great benefits: Access the system anytime, anywhere you have an internet connection, or from your mobile device through the Angus tenant app. Please download from your mobile app store. Check the status of your requests Receive automatic status updates via Track your past and present requests To access the Tenant Service System please follow these steps: 1. Visit 2. Click on Tenant Login (bottom right) 3. Enter your address in the username field. Example: yourname@yourcompany.com 4. Enter password: granite (case sensitive) 5. Click on Sign In Non-emergency service requests submitted after 3:00 p.m. may not be addressed until the following business day. Emergency requests should be directed to security at The following maintenance services are provided at no additional costs: Thermostat adjustments Building standard light bulb changes in tenant spaces and common areas Maintenance and repair of the building's mechanical system Repair of all building standard fixtures Elevator adjustments / repairs Tenants are responsible for the maintenance/repair of equipment in their suite that is not considered building standard. Examples of non-standard equipment include supplemental heating and air conditioning units, special plumbing, appliances, special lighting fixtures, etc. Please refer to your lease for additional non-standard services and equipment. 11 Heating Ventilation & Air Conditioning (HVAC) and Lighting Services HVAC and lighting services will be provided Monday through Friday 6:00 a.m. to 6:00 p.m. and Saturday 7:00 a.m. to 1:00 p.m. Federal and State holidays are excluded (see the Holidays listed under the Building Information page). The building HVAC system provides conditioned air at 73 ± 1. If at any time during management operating hours the room temperature is too warm or too cool, please have your company authorizer enter an online Tenant Service Request (TSR). Please do not attempt to adjust the thermostats in your suite. The thermostat in your space is tied to a number of building systems and is carefully calibrated to supply properly conditioned air to your space. Also space heaters are not allowed in the building for this reason as well. No HVAC services are provided outside the normal hours of operation except during extreme weather conditions, at landlord s discretion or upon request from the tenant subject to a $50 per hour fee. AFTER HOURS LIGHTING/HVAC REQUESTS After hours lighting is billed at an hourly rate of $5 per hour and requires a two (2) hour minimum. After hours HVAC is billed at an hourly rate of $50 per hour and requires a one (1) hour minimum. These charges are subject to change as utility costs fluctuate. After hours HVAC requests must be made 24 hours in advance and no later than 11:00 AM on Friday for weekend requests. Please make all requests online through the tenant login. If you find that you require lighting after hours while you are working late, please contact security at The management office is also able to set a standing order lighting schedule if you require after hours lighting on a regular basis. Janitorial Services Cleaning services are provided five (5) nights a week, Monday through Friday. Nightly service includes trash removal and vacuuming. Other services, such as dusting, spot removal, etc. are performed on a scheduled basis. An additional charge may exist for any services that are characterized as non-standard items, such as microwave, refrigerator and carpet cleaning. Please enter an online Tenant Service Request (TSR) with any cleaning concerns. Please be advised that the janitorial staff have been instructed not to move any papers on desktops or touch any computer for dusting. Therefore, if you want your office thoroughly dusted, please ensure that all items are removed from your desktop. Should you encounter problems with the quality of cleaning within your suite or require any special cleaning, please enter an online Tenant Service Request (TSR) or contact the Granite Management Office. You may also notice that we have day porters working in the building throughout the day. They are here to help us keep the building looking its best at all times. If you need something mopped or vacuumed, please call the management office or enter an online Tenant Service Request (TSR) and a day porter will be dispatched to assist you. Page 11/30

12 Postal Services The mailroom is located on the first floor at the east end of the service corridor just to the north of the loading dock. The U.S. Postal Service delivers the mail to the boxes and picks up the outgoing mail Monday through Saturday. Postal Services lockers are provided for oversized packages. Any oversized package will be placed in one of the lockers and the locker key will be put in your mailbox. Special delivery and registered mail are delivered directly to your suite. There are also two outgoing mailboxes located near the Fiddler s Green Circle entrance to the parking garage with a guaranteed pick-up time of 3:00 p.m. Drop boxes for Federal Express and UPS are located in the mailroom for your convenience. Times of service are noted on the respective drop boxes (Approximately 5:20pm). If you lose your mailbox key, please submit an online Tenant Service Request (TSR) for assistance. The cost of a replacement key is $2.50. Recycling Services Plaza Tower One participates in a recycling program as part of the sustainability effort so that we may maintain LEED Gold status at the building. All you need to do to make this program work effectively is discard your food waste and non-recyclable items in the large trashcans with clear liners and discard your recyclable materials in blue recycle trash bins or trash cans with no liners. Twice per year Granite will hold E-waste Recycling Events for your electronic waste. We can store small items year round for these events as well subject to availability. Just contact Property Management. Old batteries can be dropped off in the receptacle located in the mailroom for recycling year round. Old toners of all makes and models can be dropped off in the marked blue recycle bin in the mailroom for recycling year round as well. The following items are considered recyclable: Newspaper, Paper- Mixed and Office, Phone Books, Steel or Tin Cans, Glass, Aluminum, Plastic, Cardboard, Magazines, Bulk or Junk Mail, Bottles or Jars The following items cannot be recycled: Plastic Bags, Food Items, Liquid, Light Bulbs, Mirrors, Garbage Waste, Styrofoam, Paper Towels with Food Waste *Please make sure you remove as much food residue and liquid as possible before you recycle! 13 Vending Services The vending machines are located on the first floor of the building next to the loading dock in the southeast corner. Malfunctions of this equipment should be reported directly to the Granite Management Office and we will contact the appropriate vendors. Thank you. Page 13/30

14 Building Policies Remodeling / Alterations Subsequent to any remodeling of your tenant suite, the Landlord must approve all alterations and improvements to the premises. This approval is necessary to make certain that the proposed work not only meets the same standards of original construction, but also complies with all building codes and regulations. Any requests of this nature should be directed to the Granite Management Office. Depending on the scope of work, a construction coordinator may work closely with you in formulating your ideas, providing you with detailed plans if the proposal requires and will be responsible for coordinating all the work. Examples of items that will be directed to the construction coordinator are any alterations to the fixed walls within the premises, door changes and any major electrical changes. Minor alterations, such as additional telephone outlets, lock re-keys and additional electrical outlets should be submitted via an online service request. Prior to any work being performed, an estimate will be presented for your approval. Security Plaza Tower One currently has a Security Officer on the property 24 hours a day, seven days a week. The Security Officer can be contacted by calling For more information, please see the "Security" page. Smoking Policy Plaza Tower One is a non-smoking building, this includes the parking garage, walkways to the building and stairwells. Smoking is only permitted in the designated smoking area, which is located on the top deck of the parking garage on P-7. Please be reminded that smoking is prohibited within 25 feet of all building entrances. Use of any electronic cigarette, electronic vaping device, personal vaporizer (PV), digital vapor device or electronic nicotine delivery system (ENDS) is prohibited in the building or around the entries to the building. Users of these devices should be directed to the designated smoking area. Your consideration in upholding this smoking policy is appreciated by Granite Properties and your business neighbors. 15 Rules and Regulations Rules and Regulations 1. The sidewalks, walks, plaza entries, corridors, concourses, ramps, stairways and elevators of the Property shall not be obstructed or used by Tenant, or the employees, agents, servants, visitors or licenses of Tenant for any purpose other than ingress and egress to and from the Premises. No bicycle or motorcycle shall be brought into the Building or kept on the Premises without the prior written consent of Landlord. 2. No freight, furniture or bulky matter of any description will be received into the Property or carried into the elevators except in such a manner, during such hours and using such elevators and passageways as approved by Landlord, and then only upon having been scheduled in advance. Any hand trucks, carryalls, or similar equipment used for the delivery or receipt of merchandise or equipment shall be equipped with rubber tires, side guards and such other safeguards as Landlord shall require. 3. Landlord shall have the right to prescribe the weight, position and manner of installation of safes or other heavy equipment which shall, if considered necessary by Landlord, be installed in a manner which shall insure satisfactory weight distribution. All damage done to the Property by reason of a safe or any other article of Tenant's office equipment being on the Premises shall be repaired at the expense of Tenant. The time, routing and manner of moving safes or other heavy equipment shall be subject to prior approval by Landlord. 4. Only persons authorized by Landlord will be permitted to furnish newspapers, ice, drinking water, towels, barbering, shoe shining, janitorial services, floor polishing and other similar services and concessions to Tenant, and only at hours and under regulations fixed by Landlord. 5. Tenant, or the employees, agents, servants, visitors or licensees of Tenant shall not at any time leave, place or discard any rubbish, paper, articles or objects of any kind outside the doors of the Premises or in the corridors, stairways or passageways of the Property. 6. Landlord shall have the right to prohibit any advertising by Tenant which includes the picture, name or address of the Property and which, in Landlord's opinion, tends to impair the reputation of the Property or its desirability for offices, and, upon written notice from Landlord, Tenant will refrain from or discontinue such advertising. 7. Tenant shall not place, or cause or allow to be placed, any sign, placard, picture, advertisement, notice or lettering whatsoever, in, about or on the exterior of the Premises, Building or Property except in and at such places as may be designated by Landlord and consented to by Landlord in writing. Any such sign, placard, advertisement, picture, notice or lettering so placed without Landlord's written consent may be removed by Landlord without notice to and at the expense of Tenant. All lettering and graphics on corridor doors shall conform to the building standard prescribed by Landlord. No trademark shall be displayed in any event. 8. Canvassing, soliciting or peddling in the Building or on the Property is prohibited, and Tenant shall cooperate to prevent it. 9. Landlord shall have the right to exclude any person from the Property other than Tenant, its employees, agents, invitees and contractors, other than during customary business hours as set forth in the Lease, and any person in the Property will be subject to identification by employees and agents of Landlord. All persons in or Page 15/30

16 entering the Property shall be required to comply with the security policies of the Property. If Tenant desires any additional security service for the Premises, Tenant shall have the right (with the advance written consent of Landlord) to obtain such additional service at Tenant's sole cost and expense. Tenant shall keep doors to unattended areas locked and shall otherwise exercise reasonable precautions to protect property from theft, loss or damage. Landlord shall not be responsible for the theft, loss or damage of any property with regard to the exclusion from or admission to the Property of any person. In case of invasion, mob, riot or public excitement, the Landlord reserves the right to prevent access to the Property during the continuance of same by closing the doors or taking other measures for the safety of the tenants and protection of the building and property or persons in it. 10. Only workmen employed, designated or approved by Landlord may be employed for repairs, installations, alterations, painting, material moving and other similar work that may be done in or on the Premises. Tenant will refer all contractors, contractor's representatives and installation technicians rendering any service on or to the Premises for Tenant to Landlord for Landlord's approval and supervision before performance of any contractual service. This provision shall apply to all work performed in the Building including installation of telephones, electrical devices, wiring, cabling and attachments and installations of any nature affecting floors, walls, woodwork, trim, windows, ceilings equipment or any other physical portion of the Building. Landlord retains, in all cases, the right to require: (a) the installation and use of such electrical protecting devices that prevent the transmission of excessive currents of electricity into or through the Building; (b) the prior written approval of the installation, maintenance, repair, replacement and removal of any cabling in the Building's risers or otherwise as Landlord may direct; and (c) compliance on the part of all using or seeking access to such wires or cabling with such rules as Landlord may establish relating to it. All such wires and cabling used by Tenant must be clearly tagged at the distribution boards and junction boxes and elsewhere in the Building, with (x) the number of the Premises to which said wires/cables lead, (y) the purpose for which said wires are used, and (z) the name of the company operating it. 11. Tenant shall not do any cooking (other than warming in a microwave oven) or conduct any restaurant, luncheonette, automat or cafeteria for the sale or service of food or beverages to its employees or to others, or permit the delivery of any food or beverage to the Premises, except by persons approved by Landlord and only under regulations fixed by Landlord. Tenant may, however, operate a coffee bar by and for its employees. 12. Tenant shall not bring or permit to be brought or kept in or on the Premises or the Property any flammable, combustible, corrosive, caustic, poisonous, or explosive substance, or cause or permit any odors to permeate in or emanate from the Premises, or permit or suffer the Premises to be occupied or used in a manner offensive or objectionable to Landlord or other occupants of the Property by reason of light, radiation, magnetism, noise, odors or vibrations, or interfere in any way with other tenants or those having business in the Property. 13. Except for the installation of pictures and standard office equipment and decoration within the Premises, Tenant shall not mark, paint, drill into, or in any way deface any part of the Property or the Premises. No other boring, driving of nails or screws, cutting or stringing of wires shall be permitted without the prior written consent of Landlord, and as Landlord may direct. Tenant shall not install any resilient tile or similar floor covering in the Premises except with the prior written approval of Landlord. The use of cement or other similar adhesive material is expressly prohibited. 14. No additional locks or bolts of any kind shall be placed on any door in the Property or the Premises and no lock on any door shall be changed or altered in any respect. Landlord shall furnish two (2) keys for each lock on exterior suite doors to the Premises and shall, on Tenant's request and at Tenant's expense, provide additional duplicate keys subject to fees. Tenant shall not make duplicate keys. All keys shall be returned to Landlord at the Page 16/30

17 end of this Lease, and Tenant shall give to Landlord explanations of the combinations of all safes, vaults and combination locks remaining with the Premises. Landlord may at all times keep a pass key to the Premises. All entrance doors to the Premises shall be left closed at all times and left locked when the Premises are not in use. Landlord agrees to furnish to Tenant, at Landlord's expense, Card Keys for access to the Building during such times as the Building is not open to the public. Upon written request from Tenant, or other parties authorized by Tenant, Landlord will furnish additional Card Keys to Tenant at Tenant's expense. Should any Card Keys be lost or stolen, Tenant will immediately notify Landlord and Landlord will issue replacement Card Keys with a different computer code number. Such replacement Card Keys will be at Tenant's expense, 15. Tenant shall give immediate notice to Landlord in case of theft, unauthorized solicitation or accident in the Premises or in the Property or of defects in them or in any fixtures or equipment, or of any known emergency in the Property. 16. Tenant shall not use the Premises or permit the Premises to be used for photographic, multilith or multi graph reproductions, except in connection with its own business and not as a service for others without Landlord's prior permission. 17. Tenant shall not use or permit any portion of the Premises to be used as an office for a public stenographer or typist, offset printing, the sale of liquor or tobacco, a barber or manicure shop, an employment bureau, a labor union office, a doctor's or dentist's office, a dance or music studio, any type of school, or for any use other than those specifically granted in this Lease. 18. Tenant shall not advertise for laborers giving the Premises as an address, nor pay such laborers at a location in the Premises. 19. The requirements of Tenant under the Lease will be attended to only after notice to Landlord at the Building or at such other address as may be designated by Landlord in the Lease. Employees of Landlord shall not perform any work or do anything outside of their regular duties, unless under special instructions from the office of Landlord. 20. Tenant shall not place a load upon any floor of the Premises which exceeds the load per square foot which such floor was designed to carry and which is allowed by law. Business machines and mechanical and electrical equipment belonging to Tenant which cause noise, vibration, electrical or magnetic interference, or any other nuisance that may be transmitted to the structure or other portions of the Property or to the Premises to such a degree as to be objectionable to Landlord or which interfere with the use or enjoyment by other tenants of their premises or the public portions of the Property shall be placed and maintained by Tenant, at Tenant's expense in settings of cork, rubber, spring type, or other vibration eliminators sufficient to eliminate noise or vibration. 21. No awning, draperies, shutters or other interior or exterior window coverings that are visible from the exterior of the Building or from the exterior of the Premises within the Building may be installed by Tenant. 22. Tenant shall not place, install or operate within the Premises or any other part of the Property any engine, stove, or non-office machinery, or conduct mechanical operations in it, without the written consent of Landlord. 23. No portion of the Premises or any part of the Property shall at any time be used or occupied as sleeping or lodging quarters. 24. Tenant shall at all times keep the Premises neat and orderly. The toilet rooms, urinals, wash bowls and other apparatus shall not be used for any purpose other than that for which they were constructed and no foreign substance of any kind whatsoever shall be thrown in them and the expense of any breakage, stoppage or damage resulting from the violation of this rule shall be borne by the Tenant who or whose employees or invitees shall have caused it. 26. Landlord reserves the right to exclude or expel from the Property any person who, in the judgment of Landlord, is intoxicated or under the influence of liquor or drugs, or who shall in any manner do any act in violation of any of the Rules and Regulations of the Property. 27. Tenant shall use no other method of heating or cooling the Premises other than that supplied by Landlord. 28. Tenant and its agents, employees and invitees shall observe and comply with the driving and parking signs and markers on the Building and Property. 29. Except for seeing eye or other service dogs, no animals, birds or fish shall be brought to or kept in or about the Property. 30. Smoking of any kind (cigarette, pipe, etc.) is strictly prohibited within the Premises, Building, Common Areas (to include, but not limited to, lobbies, corridors, restrooms, elevators, stairwells, and Parking Garage) and any other areas not specifically designated as a Smoking Area by Landlord. Tenant hereby agrees that violation of this smoking prohibition by Tenant, Tenant's employees, agents, visitors or invitees (individually and collectively, "Tenant Party") shall be subject to a fine in the amount of One Hundred and No/OO Dollars ($ ) for the first violation by a Tenant Party and Two Hundred Fifty and No/I00 Dollars ($250.00) for each subsequent violation by a Tenant Party, whether or not the violation involves the same Tenant Party or a different Tenant Party. Repeated violations of this rule shall, at Landlord's discretion, constitute a default under this Lease. 31. Landlord shall have the right to install such devices within the Premises and elsewhere in the Building and on the Property as Landlord deems advisable to decrease consumption of utilities and waste on the Property, and Tenant shall cooperate with Landlord in the installation and use thereof. Landlord may establish such recycling programs as it deems advisable in its sole discretion and guidelines for them. Landlord may forbid or restrict the use of certain supplies by Tenant if alternatives are readily available at a comparable cost which are more readily recyclable or otherwise reduce the carbon footprint of the Property. Tenant shall ensure that all occupants of the Premises diligently observe the recycling program and the guidelines for them as well as reasonable restrictions on the use of certain supplies. Landlord reserves the right to impose penalties on Tenant for the repeated failure of any occupant of the Premises to participate in the recycling program and observe the guidelines for them or the use of restricted supplies. 20 Parking Parking ACCESS Access gates located at the entrance to the parking garage are operated by use of an assigned access card and permit one car entry or exit per lift only no tailgating. An access card is required when both entering and exiting the parking garage. Therefore, it is the responsibility of each employee to carry his or her own access card at all times. If an employee purchases a new vehicle, please submit an online Tenant Service Request so that we may update our auto license information. If updated information is not passed on to the Management Office, it will result in a delay in contacting owners of vehicles when a problem arises. Please relay the importance of updating information to all employees. ANTI-PASSBACK The parking garage works on an "Anti-passback" system, which means you must use your access card to enter and exit each time. You must go "out" before your card will let you "in", and vice versa. Please swipe your card on the reader even if the gates are open so the system will register you are entering or exiting the garage. DRIVE-THRU LANE/ DELIVERIES The front drive-thru is a fire lane and serves as access for emergency response vehicles only. Please do not leave your vehicle unattended in the fire lane. Local authorities will ticket any vehicles left unattended. Plaza Tower One provides 15 minute loading and unloading parking spaces located near the elevators on the lobby level or P5 of the parking garage. These spots may be used by tenants and for tenant deliveries. RULES & REGULATIONS Speed limit signs are posted throughout the parking garage. Please use caution and keep your speed to the minimum posted when entering or exiting the garage. Vehicles must always yield the right of way to pedestrians and special precaution should be taken by drivers when driving through the facility. Visitor and Additional Parking The parking facility at Plaza Tower One contains seven levels. The north entrance, located on P-4, is the main entrance and may be used by visitors. The east entrance, on the P-3 level, is for building employees only. Visitor parking is located on the P-5 level of the garage. 21 Handicapped Parking Handicap spaces are located on various levels of the Parking Garage including the lobby level. These spaces are provided for HANDICAPPED PERSONS ONLY and have easy access to the building. Anyone parking in a handicap space without proper identification will be towed and/or ticketed by the local police department. Reserved Parking Reserved Parking is located throughout the parking garage. Spaces are clearly marked with RESERVED signage, and may only be used by the person to whom it is assigned. If your car is found parked in a RESERVED space that is not yours you will be subject to ticketing and/or towing. The spaces will be leased on a first come first serve basis, per your lease, at the current market rate. If your firm is interested in leasing any of the reserved spaces, please contact the Granite Management Office. After Hours Parking If you need to leave your vehicle in the garage overnight or longer, please notify the Granite Management Office by submitting an online Tenant Service Request. In this request please include the location of your vehicle, the dates you will be leaving the car in the garage, a description of the vehicle and your license plate information. If you choose to leave your vehicle you assume all risks, GPI Plaza Tower, LP. is not responsible for any damage or thefts while on property. Unidentified vehicles left longer than seven days will be towed at the owner s expense. Motor Vehicle Accidents In the event of an accident in the garage or front drive, please notify security at the front desk at If there are injuries, you should call 911 immediately. Security will fill out an incident report and take pictures of the automobiles for informational purposes only. If the accident is a hit and run, involves injuries, alcohol, or drugs, and information exists on the party that fled the scene, the Colorado State Patrol will be dispatched. However, unless the accident falls under the areas listed above, the police will not respond to an accident on private property. The parties involved should exchange information and contact their insurance carriers. If your insurance carrier requires a Private Property Accident Form", you may fill out one of these forms at any Colorado State Patrol office Monday through Friday between 8:00 a.m. and 4:30 p.m. GPI Plaza Tower, LP is not liable for traffic accidents which occur at Plaza Tower One. 22 Security Security Granite Properties has a security officer on the property 24-hours a day, seven (7) days a week. Tenant cooperation in advising the Granite Management Office of any unusual circumstances, such as a suspicious person on your floor, solicitors, or stolen property is appreciated. If an emergency arises during daytime hours, please notify the Granite Management Office or if you feel threatened call the local authority (911) immediately. Access Cards and Keys To obtain Access Cards for your employees, an authorizer must submit an online Tenant Service Request for all new and replacement badges. All new badges require an Access Card Request Form to be filled out and attached to the request submitted online. This form can be found under the Forms section of this handbook. Access cards can take up to 24 hours to program building and parking access, so the card will be programmed by the following day. All new access cards will be hand delivered to the tenant's suite. The form includes an option to use the exercise facility. If this option is authorized on the form, a signed Fitness Center Release and Waiver of Claims must be submitted with the card request. A $15.00 fee is charged to the tenant company for each new card requested. To use your card simply hold it within 3 inches of the card reader. The reader should respond with a tone and a green light. Please notify the management office of any terminated employees so we can deactivate their card immediately. Two complimentary keys for your suite and for your mailbox in Plaza Tower One s mailroom are provided to each new tenant. An authorizer from your company may request additional keys for your suite or mailbox at a cost of $2.50 per key by entering an online Tenant Service Request. Page 22/30

23 After Hours Access Plaza Tower One s standard hours of operation are from 6:00 a.m. - 6:00 p.m. Monday Friday and 7:00 a.m. - 1:00 p.m. Saturday. The building is closed to the general public Sundays, holidays, and after hours. Your access card will allow you access through the front lobby door after hours. You will be required to sign in and out at the security desk, so that we know where individuals are in the building in case of a required emergency response. Please note: If you do not have a proper photo identification after hours and/or you do not have your access card and the security officer cannot locate you in our access control system, we will not be able to provide access to your suite. Neither management nor our security officers are authorized to provide after hours access to your suite. Only your tenant contact and other authorized representatives from your company can grant access to your suite after hours. If you expect contractors, you will need to fill out a Contractor Request Form by 1:00 PM the day before work is to take place. All forms need to be either ed to hmiles@graniteprop.com or hand delivered to the Granite Management Office. Please make sure your contractor has provided a Certificate of Insurance that meets our Contractor Insurance Requirements. Building management will review and forward the request to the onsite engineer and day porter if building systems need to be passed. If notification has not been received, neither management nor the onsite personnel will be able to provide access to your suite for that individual. Reporting Thefts Criminal activity should be reported directly to the local police department: Emergencies 911 Non-emergencies (303) Please also notify the Granite Management Office. In most instances, a security officer will complete an incident report for your records. Reporting Suspicious Persons Any persons exhibiting suspicious behavior, in the building or the parking areas, should be reported immediately to the Granite Management Office or the police if necessary. A security officer will be dispatched to investigate. Solicitors Solicitation by door-to-door salespersons is prohibited throughout the building. All violations of this policy should be reported to the Granite Management Office or Security at at the time of the occurrence. An effort will be made to locate solicitors and escort them out of the building. After Hours Visitors/Deliveries/Moves Due to the after-hours access restriction, tenants must establish pre-authorization for visitors or deliveries requiring access to the building and to your suite. Please submit an online Tenant Service Request for more information. Page 23/30

24 Moving / Delivery Procedures Move In Procedures Tenants moving in the building must contact the Granite Management Office in advance for assistance in coordinating the move. Masonite must be placed on the floor when moving large or heavy items through the service corridor and elevator lobbies. A current Certificate of Insurance meeting all of the building requirements is required from the moving company. The freight elevator is on a first come first served basis and if you need to reserve the freight elevator please contacnt the Management Office. If you will need after hours lighting/hvac please enter an online TSR or contact the Granite Management Office. Instructions for Moving Companies Performing Work The following rules pertain to moving furniture, equipment and supplies in and out of the building. ANY MOVERS WHO DO NOT ADHERE TO THE FOLLOWING RULES WILL NOT BE ALLOWED TO ENTER THE PREMISES OR WILL BE REQUIRED TO DISCONTINUE THE MOVE. Clean masonite sections must be used as runners on all finished floor areas where heavy furniture or equipment is being moved with wheel or skid type dollies. Clean plywood sections will also be required when moving over sensitive floors (i.e. stone or tile floors). The masonite must be at least ¼ thick, 4 X 8 sheets in elevator lobbies and corridors and 32 sheets through doors in tenant space. All glass doors and elevators will be padded to protect exposed areas. All walls, doors facings, elevator cabs and other areas along the route to be followed during the move will be inspected by the Granite Management Office and moving company personnel before and after the move. The mover must provide and install protective coverings on all walls, door facings, elevator cabs and other areas along the route to be followed during the move. Any damage to the building or fixtures caused by the move will be repaired or paid by the moving company, and will be the ultimate responsibility of the tenant. Only the service elevator in the building will be used for the movement of furniture, equipment and supplies unless prior approval to use additional elevators is granted by the Property Management Office. Moving of large quantities of furniture, equipment or supplies will be accomplished after 6:00 pm on weekdays or on weekends or holidays with prior consent of the Granite Management Office. It is the responsibility of the tenant to make arrangements with the Property Management Office for use of the elevators for each move. 25 INSURANCE REQUIREMENTS The moving company must carry insurance including, but not to be less than, the following: a) Worker s Compensation in statutory limits for the State of Colorado with employer s liability limit of $500,000, bodily injury, personal injury and property damage liability insurance in comprehensive general liability form and certificate evidencing same shall be furnished to the Property Management Office before moving any item into the building. In addition, tenant and moving company will indemnify and save Landlord harmless from and against all claims, demands and causes of action of every kind in character arising in favor of moving company s employees, Landlord s employees or other third parties as a result of bodily injury, personal injury, death or damage to property in any way resulting from willful or negligent acts or omissions of moving company, its agents, employees, representatives or subcontractors. The moving company shall be responsible for all damages and losses to their tools and equipment utilized in the performance of all work thereunder. b) Comprehensive General Liability insurance policy shall include coverage for hazards of premises, operation, elevators, products and completed operations and including personal injury coverage part and contractual liability under performance of the act of moving. Such insurance shall be in limits no less than one million dollars ($1,000,000) for any one occurrence, Personal Injury Coverage and contractual liability. c) Comprehensive Automobile Liability covering all owned, non-owned and hired vehicles, with a combined single limit of not less than one million ($1,000,000). d) Contractor shall furnish client a Certificate of Insurance for all coverage listed above prior to commencement of operations under this contract. The following shall be listed as additional named insureds on the certificate: Granite Properties, Inc. and GPI Plaza Tower, LP e) Every moving company that is moving supplies, furniture and/or equipment through this building shall secure and present to the Granite Management Office a certificate reflecting these coverage s 24 hours before the move takes place. f) Employees of the moving company will not be permitted to access any part of the building other than the predetermined moving route. 26 Move Out Procedures Upon termination or expiration of lease, when vacating the premises, the Property Manager will request a walk-through of the suite with a representative of your company. At this time, all keys should be returned to the Property Manager, including mailbox keys. Any damages to the suite, beyond reasonable wear and tear, will be noted for billing purposes. The new mailing address will be taken for final reconciliation of any outstanding balances and security deposit refund. All moving policies and procedures, including obtaining required insurance information and scheduling moves after hours and weekends will be enforced for move outs. Please see the "Moving Procedures" for more information. Packages/Deliveries The security officers and other building personnel are instructed to decline requests for deliveries or packages to be held at the lobby desk or Granite Management Office. After hours and weekend deliveries may not be left without advance arrangements with Granite Management by submitting an online Tenant Service Request. Attempted deliveries will be turned away with instruction to please return during the tenant s regular office hours. Loading Dock Deliveries The loading dock is located on East Peakview Avenue. To ensure that all necessary deliveries reach you on a timely basis, the Rules of Operation have been posted at the loading dock. These rules include: 1. All deliveries must be signed in at the lobby Security desk. 2. Engines must be turned off while inside or outside of the loading dock. 3. Please return all lifts and levelers to dock height. 4. Building Management is not responsible for any items left on the dock. 5. Deliveries must be made through the freight elevator. The loading dock is available for both tenants and vendors. Please coordinate use of the dock with the management office for any large deliveries or work taking place in your suite. Deliveries are not permitted through the main lobby entrance. A courtesy phone is located at the dock for your vendors to notify you of a delivery, and also to contact the security desk for dock access. Freight Elevator The freight elevator is available for use on a first come first served basis for tenants and contractors. During times when freight elevator is not in operation, one elevator on the high-rise bank and one elevator on the low-rise bank will be padded for use as a light freight elevator. Items should not be left in the freight elevator lobbies for the janitors to remove. Please submit an online request if you have large trash items that need to be removed from your suite. Page 26/30
