3 Springs Protection Zone: Secondary Zone Environmentally Sensitive Overlay Zone: No Farmland Preservation Area: No Recommendation: The subject property is located in the Florida Highlands Subdivision in the SW area of the County. The current owner acquired the property in The previous owner placed existing MH on site in Current owner has permit issued to place carport on east side of MH. There are no recorded easements per the plat that will be effected by this proposed reduction. Even though property is zoned A-1, the location and surrounding sites are prone to residential development. The subject property has septic tank and drain field placed in the back yard. The current zoning allows accessory structures in front yard. Based on site visit, proposed location of garage seems to be compatible with adjacent properties. Refer to chart below. Other alternate locations would block view of MH from street, and/or require unnecessary extension of driveway across property. Provided no opposition staff would support approval. The applicant is proposing to develop this 2.47 acre site with a 3304 square feet SFR, and a 1500 square feet garage to store an RV. This size home and accessory structure is compatible with surrounding area. The specific proposed location of the SFR is necessary, otherwise the applicant would not be in line with existing SFR to the north and would be resorted to view rear of structure to the north. Applicant is placing a concrete driveway on site. In order to reduce costs, applicant is requesting location of RV garage to be placed from side property line. Applicant claims that moving structure further back would become a hardship financially. Under residential zoning this would only require a 8 setback, however since this is zoned agriculture a 25 setback is required hence the requested variance. Provided no opposition staff would support approval. 20 MINUTES MARION COUNTY BOARD OF ADJUSTMENT May 2, 2016 A public hearing of the Marion County Board of Adjustment was held on May 2 nd, 2016 beginning at 2:00 pm in the Marion County Growth Management Training Facility, 2710 E. Silver Springs Boulevard, Ocala, Florida. The meeting was called to order at 2:00 pm. Members present were: Vice Chairman David Rubin, Peter Clark, Donel Smith, Douglas Sherwood, and Nathanael Ramos. Staff members present were: Assistant County Attorney Dana Taylor, Assistant County Attorney Russell Ward, Development Review Coordinator, Jon Harvey, and Staff Assistant Katrina Jane. The Invocation was followed by the Pledge of Allegiance. Jon Harvey read the provided Affidavit of Publication and the Proof of Required Mailing and Posting of Notice, and advised that the meeting was properly noticed. Vice Chairman David Rubin explained the procedure for the meeting V Jim and Bonnie Meyer, 3650 East Lake Drive, Land O Lakes, FL Request for reduction in ESOZ setback from the water boundary setback line from 75 to 50 for placement of a single family residence in an R-1 (Single Family Dwelling) zoning classification on Parcel Account No Jon Harvey announced that 15 property owners were notified with no written opposition within 300 feet. Jon Harvey presented the case to the board and stated that Jim and Bonnie Meyer of 3650 East Lake Drive, Land O Lakes, FL were present to answer any questions. The applicant has met the requirements for the amended variance and granting the amended variance would not be contrary to public interest. Motion Passed 5 to V Heather Rutana, 6365 NW 62 nd Ave., Ocala, FL Request to reduce rear setback for an existing accessory structure/shed from 8 to 2 in an R-1 (Single Family Dwelling) zoning classification on Parcel Account No Jon Harvey announced that 31 property owners were notified, with one letter of opposition (3%) within 300 feet. Jon Harvey presented the case to the board and stated that Heather Rutana, 6365 NW 62 nd Ave., Ocala, FL was present to answer any questions. PUBLIC COMMENT There was no one in the audience to speak for or against the request and the chair closed the public portion of the hearing.
