Mr. Frank Delli~iss attended the meeting to discuss the present zoning on the Loyal Orange Lodge property on Maple Street. The property is presently zoned Rl. The Lodge is somewhat concerned because they rent the building to various organizations for meetings and to churches for church services. The lodge has a very small active membership and in order to meet the normal expenses of the building it is necessary that they rent it as they have been doing in the past. '-';':;' Nr. Robert Jones and nr. Keith Bryant attended the meeting to discuss with the Committee a proposal for a development on the watson property on Nanitoba Street. The proposal is to add one new building of 3,500 square feet. 2,500 square feet would be rented immediately to Sears catalogje store and the other 1,000 square feet would possibly be rented to a boutique at the present time. Simpsons-Sears would retain the right to rent the 1,000 square feet in ten years time if they wish to do so. The existing house and the small bungalow at the back would be renovated for small shops, boutiques or office space in the very near future" Planning and By-Law Accounts in the amount of $ were approved for payment., CORRESPONDENCF: District Municipality of Nuskoka, a copy of a letter to the Ministry of Housing, advising that the Planning and Development Committee had passed the following resolution: "That the Planning and Development Committee recommends that a variance to the Interim Planning Policies be approved for the lands of Irene L. Mr~ Ian Fe Macnaughton, Macnaughton Planning Consultants Limited, regarding the allocation of sewage treatment capacity. r1r.. Macnaughton in discussion with Mr~ Chambers of the Ninistry of the Environment District Office has Deen advised that there are approximately 40 to 50 additional units available in Bracebridge.. Ministry of Industry and Tourism, a copy of a letter to Mr. Charles l'lahoney, regarding his proposed cottages for Senior Citizens.

Comments from the Public works Committee on the Jurgeneit proposal between Old Highway No. 11 and Pine Street have now been received. Alvin Allen - Part of Lot 17, Concession 6, Draper ward - Mr. Allen has applied for a Pural Residential zoning on the retained portion but not on the severed portion. The retained portion would contain approximately acres but would have only feet on a travelled road. The application has been discussed with both the Land Division Committee-and with the solicitor for!1r. Allen.

Item #179: ~ktavish BUilding Pe<'mi t The Ontario Nunicipal Board have upheld the decision of the Committee of Adjustment. item #227: Jur~ene;t and Associates Proposal The Public Horks Committee have recommended the property be developed as one phase with a water line looped from Pine Street to a water line on Old High;;.;ay ITo. 11. This would mean Lot 6 could not be used until such time as the road is extended through to the Fraserburg Road, but would eliminate a cul-de-sac. The Committee would like a member from District Planning who may be working on our Secondary Plan to attend the next meeting to discuss this plan with us.

The rezoning by-law has been passed, circulated and submitted to the Ontario Municipal Board. No objections were received. Nothing further can be accomplished by the 11unicipali ty at this time. Nantais' property. Item #263: Ttem #267: Heary Rezoning The rezoning by-law has been passed, circulated and submitted to the Ontario Municipal Board for approval. Manitoba Street Temporary Fruit and Vegetable Stand Item #276: " Dmmtown GaT'age Parking Lot The parking meters have now been installed and are in operation.. ""+,)"" Item /1277: Davidson - Hutchinson Severance Mr. Hutchinson is to be advised the Municipality will not object to a severance application for Part 2 of 35R He is to be made a\1are the road is a Su=er maintained road only and receives

6 a minimum of Summer maintenance~ It is not snowplowed by the I1unicipality and there are no plans to have the road snowplowed in the future. Item #278: Item #281: Nicolaidis Severance 'The severance has been approved by Land Division Committee. t1ahoney Development The t1inistry of Industry and Tourism have advised they are not involved with retirement facilities, only with the travelling public. The Ministry is to be contacted to be sure they are not involved with cottage type development. Item #284: Bailey - Russell Severance Mr. and Mrs. Russell advised they have tried to purchase additional acreage from Mr. Bailey who does not \>lant to sell it to them. The Co:m.rn.ittee have already indicated their willingness to approve the severance for the lot as it now exists since it is an existing situation. Item ;1288: Item #289: Loyal Orange Lodge Zoning The Loyal Orange Lodge building pre-dates the zoning by-law so regardless of the fact it is zoned Rl it is a legal non-conforming use, and may continue to be used as it has been in the past~ However, the Committee are prepared to approve the processing of an application fur a change in zoning to Institutional should it oe suomi tted;6 ',,,< watson Building ~Ji th the addition of the new building as it is proposed, lot coverage would be less than that permitted under the by-law. A court yard would be provided at the back of the existing house and a ten foot planting strip at the rear of the property. They would like to leave the existing trees that are on the property and particularly the big maples at the front. One of the trees on the side of the property would have to come down but it is not in good condition and would soon have to be taken down anyway. Item #290: 110rgan - Moynihan SeveT'ance The property is 210 feet frontage on District Road No., 4- on which there is an existing dwelling", The balance of the frontage is owned by other parties while Mr. Horgan and Mr. Moynihan own all of the backland containing approximately 105 acres. They propose to sever and sell the existing dwelling but in order to have the lot comply with the r10nck by-law, a balance of 60 feet frontage on District

7 Road No.4 would remain as access to the backland. The Committee would like to investigate the situation further before making any decision. ~ I "201 ~, o -vem "ff.j: buoulvlslon Approva 1 s A member of District Pla~Ding Staff, who will be working with subdivision approvals, is to be invited to the next Planning Meeting to discuss the submission and approval procedure. Item #29/: Barks Bros Shier Street BarLzs Bros. propose to divide the Kennedy house into two apartments. There is a double car garage on the property and parking can be provided for three or four cars. James Kaye is to take a look at the property and report back to the Committee. Item #293: Item #/'94: Laskey - Losee Property The Committee recommends the owner be advised the property is to be cleaned up or the Municipality may have to have the property cleaned up and bill the owner for the cost. A copy of the letter is to go to Mr. Laskey. The registration of the property is to be checked to determine the registered owner. Allen Rezoning A rezoning to Rural Residential Special for both the severed and retained parcels was approved. The application is to go back to the solicitor for Hr. Allen to be amended as he has verbally approved a Rural Residential Special zoning and amending the application.
