Investor confidence is high and profits are healthy but bids are in short supply. 3 A dynamic, expanding pipeline Greater Copenhagen is a social and commercial force to be reckoned with, acting as a gateway between Northern Europe and the rest of Scandinavia. In the space of a few years this dynamic region will see the addition of ultra-modern high-tech super hospitals, educational facilities, new residential areas as well as infrastructure extensions. These developments are in safe hands. Danish planners, local authorities and politicians are taking the necessary steps to ensure the entire process unfolds smoothly, effectively and with minimum impact on the environment. A new breed of modern healthcare construction Over the next 10 years, Denmark is investing more than EUR 5.4 billion in hospital facilities. Of the 16 nationwide projects currently planned, 7 so-called super hospital new build, extension and modernisation projects in Greater Copenhagen are still open for tenders. Budgets range from EUR 87 million to EUR 0.9 billion. North Zealand Hospital Designed by Herzog & de Meuron and Vilhelm Lauritzen Architects, the new North Zealand Hospital will set new standards in healthcare design and delivery. The hospital is based on social, economic and environmental sustainability. Project timeline: Budget: EUR 550m Site size: 115,000 m2 Build type: New build (greenfield) Current tenders: Enabling: pre-qualification process October 2017 Services/MEP: pre-qualification process August 2018 Interiors and fit-out: pre-qualification process August 2018 External works and landscape: pre-qualification process August 2018 Bispebjerg Hospital The new super hospital is scheduled to be completed in 2025 but must operate at full capacity during the whole construction period. The whole construction process has been meticulously planned and will be carried out using the newest construction knowhow and technologies. Project timeline: Budget: EUR 400m. Site size: 132,800 m2 Build type: New build and modernisation Current tender: Somatic sub-project at Bispebjerg hospital (Akuthuset). Tenders in 2017 and 2018: Construction tender for mental health centre will be published in 2017: Budget EUR 77m Construction tender for general hospital building will be published in 2017: Budget EUR 160m Glostrup Hospital Glostrup Hospital will receive a new neuro rehabilitation facility with 125 patient rooms distributed across the 25,000m2. Patients, relatives and staff will be able to work together to ensure that the patients regain as normal a life as possible. Project timeline: Budget: EUR 90m Site size: 25,000 m2 Build type: New build New tenders: The project is offered in 6 stages: construction site, shed, closure, technology accommodation and landscape. Køge Hospital The University Hospital in Køge is scheduled for completion by 2022 and has a capacity of 830 beds. With a catchment area of about 290,000 people representing one-third of the regional population, it will be Region Zealand s main hospital. Project timeline: Budget: EUR 540m Site size: 195,000 m2 Build type: New build and modernisation Future tenders: Building project TE01 Bed wards & treatment facility. Greenfield construction of 110,000m2 in connection with the existing hospital and demolition of 17,000 m2. The contract is expected to be put out to tender at the end of Building project TE02 Laboratories, sterilisation centre and clinical physiology structure; 15,000m2. The contract will be put out to tender mid Reconstruction of the goods reception structure and a smaller apothecary unit, project size 4,200m2, will be put out to tender at a date yet pending. University Hospital in Odense Somatic The new university hospital in Odense (OUH) is Region South Denmark s new university hospital, which will replace the existing Odense Universitetshospital. The hospital will be physically connected to the university. Helsingborg Hospital The expansion and modernisation of Helsingborg Hospital is designed as a single building where the architecture relates both to the existing hospital and the surrounding city. The car park will also be extended. Photo: Entasis Copenhagen North Harbour Carlsberg Byen The development of Copenhagen s new central urban neighbourhood between Frederiksberg and Vesterbro is well underway. This previously industrial area will be transformed into a new urban area defined by modern architecture, green gardens, narrow streets and large open spaces. In 2016 the first people moved into their new homes, however the project is far from completed. Upon its completion, Carlsberg Byen will consist of 3,000 residences spanning 600,000m2 of mixed construction, from modernised industrial buildings to greenfield builds. The North Harbour is an old industrial harbour being turned into a new residential and business waterfront area, approximately 5 km from the city centre. The first offices opened for business in 2014, and the first residential homes were occupied in There are further plans for day care centres, schools, sports facilities and the like, which will be developed as the district expands. Two metro stations will open before 2020, reinforcing the connection to Copenhagen city. Ørestad Syd Sydhavnen The coming Ørestad Syd will offer a green city focused on people, nature, activities and health. Its placement is ideal, bordering on the largest wildlife area in Denmark while still being close to the national infrastructure (Copenhagen Airport and the E20). The urban development site spans 300,000m2 with a great deal of land still available for purchase and greenfield construction. Construction tenders will be offered throughout 2017 and In the Southern port areas of Copenhagen, the city areas Sluseholmen, Teglholmen and Enghave Brygge are being developed. 5 Copenhagen Science City C.F. Møller Infrastructure planning for a prosperous future Over the next ten years Greater Copenhagen will see a number of vast public infrastructure investments. There is great potential for non-danish companies to secure attractive tenders within a wide variety of business areas. Region Skåne Christiaan Dirksen Photo: Copenhagen Airport Swedish traffic administration infrastructure projects From 2017 to 2019, the Swedish traffic administration will be offering a large number of attractive tenders on infrastructure projects with a total budget of EUR 300 million. Copenhagen Airport expansion Awarded Most efficient airport in Europe by ATRS 10 times in the past 12 years, Copenhagen Airport will be expanded to handle up to 40 million passengers annually almost twice its current capacity. The Copenhagen Airport development plan reaches roughly 25 years into the future. The expansion has a budget of EUR 1.5bn. The Technical University of Denmark (DTU) The comprehensive transformation of The Technical University of Denmark s buildings and infrastructure includes a large number of building projects aiming to create the best conditions for a world-class technical university and to bring R&D companies closer to the university s talent. In , DTU is investing more than EUR 672m in campus development including 500,000 m2 commercial property on and around the campus, and 400,000 m2 research and learning facilities on campus. Science City Copenhagen Copenhagen Science City is already integrated into the existing urban environment, and the planned investments will expand the area s capacity for established businesses, start-ups and research activities even further. Copenhagen Science City has recently seen the completion of Maersk Tårnet, a 75-metre, 42,700m2 structure that will be used by the Health Science Faculty of Copenhagen University for research laboratories, auditoriums, class rooms and a canteen. 6 Scandic Spectrum, Kalvebod Brygge Photo: Scandic Greater Copenhagen never stands still What s in the pipeline is as impressive as what has already been set in motion. The region is determined to reinforce its status as the gateway to Scandinavia as well as ensuring its continuous social development and economic expansion. H. C. Andersen Adventure Tower The adventure tower will be an iconic landmark for Copenhagen, providing an enchanting family experience for new and old admirers of the wonders of H.C. Andersen s fairy tales. The tower will be a first-of-its-kind, 280-meter highrise theme park which aims to inspire and entertain tourists and citizens with fairy tales and adventures. Located in Copenhagen North Habour, the Tower is easy to reach by public and private transport, for example from Copenhagen s cruise ship terminals. Eastern Bypass harbour tunnel The new harbour tunnel will service new urban developments close to the city centre and improve access to Copenhagen Harbour and Copenhagen Airport, binding together the road network east around the main capital and decongest traffic in central Copenhagen. Budget: minimum EUR 1.2bn Tenders will be put out in 2019 Project: Tower, shops, apartments and amusement park Budget: EUR 875m Location: Copenhagen North Harbour area Site size: 85,000 m2 Tower height: 280 metres Project launch: New Scandic Hotel, Kalvebod Brygge To accommodate Greater Copenhagen s booming tourist bednights, Scandic Hotels largest and Copenhagen s 4th largest hotel is underway. The hotel will have 632 rooms, many restaurants and large fitness, meeting and conference facilities. The hotel is designed by Dissign+Weitling architects and is owned by a Nordic joint-venture between Havfonn A/S and Hathon Holding. Danish railway network Banedanmark is the Danish company responsible for maintenance and traffic control of most of the Danish railway network. Throughout 2017, 2018 and 2019, Banedanmark will offer a large array of infrastructure tenders exceeding 14 million euros each. These tenders span projects all over Denmark, for example: Q3 2018: Railway modernisation in Ringsted Q2 2019: Track modernisation in Copenhagen Project timeline: Budget: EUR 200m Site size: 40,000 m2 Location: Copenhagen, Kalvebod Brygge 11

As well as leading to very high environmental standards in new construction in Denmark, this pressure has helped to phase out a number of environmentally destructive and energy-inefficient solutions. The legislation has also been instrumental in turning Greater Copenhagen and Denmark into a leading global driver of the green agenda. It s now the place to be for companies involved in areas connected with sustainable construction. Carbon neutral by 2025 In Denmark, Copenhagen s goal of being carbon neutral by 2025 is heavily supported by national initiatives. World-famous architectural practices like BIG, 3XN, CF Møller, Arkitema and Henning Larsen Architects all have their headquarters in Copenhagen. The sustainable building industry is also supported by specialist services covering everything from cutting edge R&D and high-level consulting to demolition and re-use. Danish building contractors have the skills and experience to ensure large-scale projects are successfully completed on time and on budget. Max Bögl the long view German contractor heavyweight Max Bögl understands the long-term business potential of establishing a presence in Denmark. In 2014, Denmark welcomed a new presence in the building and construction industry. After extensive research into current and future business opportunities, Hamburg-based Max Bögl saw a market ripe for developing. As well as being geographically linked, Denmark offered the promise of enormous long-term public investments, a blossoming private sector, an efficient civil service and relatively little competition. Matthias Büttner, Max Bögl s Director in Denmark, explains. In 2013 and 2014 the German market was going extremely well but the hunting grounds there were perhaps getting rather small. But we could see there were good opportunities in Scandinavia, especially in Denmark. Max Bögl subsequently opened their Danish headquarters in the small town of Fredericia in Jutland and hit the ground running. An expanding business After just three years in the country, Max Bögl are in the throes of opening a new office in Copenhagen. With so many projects on the go in the region, including membership of the possible Fehmarn connection consortium, it was the logical step to take. 15
