5 Pentagon Centre PDSP 2015 Proposal 2008 Approval Over 1.8 million square feet of office, residential, retail, and hotel uses Development to be completed in three phases to accommodate existing retail leases Expansion of existing street network and improvements for existing streets New open space along the south and east edges of the site, in slightly different sizes and configurations Additional height permitted in key locations to accommodate high density office development over Metro (Building A), but also requested in a few other locations (B1, E). Above grade parking permitted in specific buildings due to site constraints and requirement to maintain retail parking throughout construction with additional above grade parking proposed elsewhere
6 Phase 1 Site Plan 2015 Proposal 2015 Proposal Includes new office residential uses with ground floor retail above the Metro (Building A) and at 15 th Street S. and S. Hayes Street (Building C) Above grade parking and additional height permitted for the Metro office building (Building A) due to its location and importance. Above grade parking also proposed in Building C, with a portion wrapped by residential units Above grade parking structure with first and second floor retail and office uses would be partially converted to residential uses in a later phase Building D would be demolished and redeveloped as hotel uses in a later phase(building D1) Streetscape improvements proposed along S. Hayes Street along with a refresh of the existing retail building façade (Building B) Public open space proposed adjacent to Building D Street network established for S. Grant Street in same location as full build out

Varies widely between different types of retail Retail Uses at Pentagon City Amount Proposed amount is similar to existing square footage; further, PDSP requires current amount not be reduced by more than 5% Pentagon City is already a retail destination Location/Type S. Hayes Street (N half) and 12 th Street South RED: Retail, food, and entertainment GOLD: Southern half designated for retail or Retail Equivalents 15 th Street South BLUE: Retail/Retail Equivalents GREEN: Optional at corner of S. Fern S. Fern Street GREEN: Optional on west side; personal business services on east side S.
