5 Map and directions to get from TBS Barcelona Trafalgar to TBS Barcelona Bailén The journey between both centres is really short, it can be done by foot (13 minutes walk) or taking the underground (two stops). There is a metro stop nearby each of both centres. The Trafalgar building is next to Urquinaona underground stop Line 1 (red) and Line 4 (yellow); the Bailén building is next to Girona underground stop Line 4 (yellow). Taking the yellow line L4, there are two stops between offices. 5

6 IN BARCELONA Barcelona is the capital of Catalonia. Surrounded by a large metropolitan area, there are 1,620,000 inhabitants. The city s two thousand years of history have left their footprint in the architectural, artistic and cultural heritage. Its excellent situation and international communications system, its climate and its cosmopolitan nature make it a privileged city indeed. To find one s way in Barcelona it is not difficult but it is necessary to keep in mind some important references. The inner city is located in Plaça de Catalunya, to the south of which there is the old town and most of the museums and other historical places of interest of the city. The famous Rambla meanders from Plaça Catalunya (Catalunya Square) down to Columbus statue, next to the harbour. To the east of the Rambla, you can find the beautiful and romantic Barri Gòtic (Gotic Quartier), and to the west the Barri Raval (Raval Quartier). From the Columbus statue you can follow the Passeig Marítim (Seafront) to the east, the Moll de la Fusta and Port Vell, the colourful Barceloneta area and up to the Port Olímpic (Olympic Port). To the west, the Avinguda Paral lel (Paral lel Avenue) takes you to Plaça d Espanya (Espanya Square), from where Montjuïc, one of the mountains of Barcelona, rises up. The other mountain, Tibidabo, marks the northern limit of the city. The also popular Avinguda Diagonal (Diagonal Avenue) is another important landmark since it runs diagonally across the whole city. Between Plaça Catalunya and Avinguda Diagonal we can find almost the whole Eixample quartier, which arose from the famous Pla Cerdà ( Cerdà s city plan), aimed at joining the old town with the villages situated nearby, which are now part of Barcelona. These villages, such as Gràcia, Les Corts and Sarrià-Sant Gervasi, have kept their own historical and cultural identity. L Eixample, the squared area that, like in New York, the streets have only one sense, has a main artery called Passeig de Gràcia, where you can find the famous Gaudí s Pedrera and Casa Batlló. There are other important places in the city like La Sagrada Familia, El Parc de la Ciutadella, el Barri de la Ribera and Illa Diagonal. There is more information available in and Barcelona, as a seaside city, has a warm, humid and sunny weather that invites to enjoy doing outdoor activities and even having a bath in the beaches from the spring until the beginning of the autumn season. Temperatures are rarely extreme but in winter they can reach minus 1 or 2 Celsius degrees. Generally, foreign visitors do not know that Barcelona is a bilingual city where Spanish and Catalan are spoken. Catalan is the traditional language of Catalonia and, as Spanish, French, Italian and other Mediterranean languages, comes from Latin, which makes it easier to understand it. It is common that

7 the people from Barcelona, at first, speak with visitors in Catalan although they will speak in Spanish when they realise that the visitor doesn t speak the language. My name is Com et dius? Em dic In spite of being a safe city, it is important to be always aware of personal belongings, as any other big touristic city. It is necessary to be aware of pickpockets, especially in the city centre and the underground. It is also advisable to keep in mind some basic precautions like not keeping money or expensive gadgets in any external pocket or keeping an eye on your belongings. 8 ACCOMMODATION Accommodation offers of Barcelona are very diverse in Barcelona. Accommodation can usually be found at anytime during the year but it is easier to find more offers the months before the starting of courses in the universities. That is why we recommend you to start searching for accommodation in July and August for the students beginning in the first semester (September-October) and in November or December for those who begin in January and February. In the following information related to accommodation, you will find apartments and residencies. The closest neighbourhoods to the school are: Barri Gòtic, Eixample and Born. Important: The list of accommodation places appears only as a reference. We cannot guarantee the quality of the service, particularly in the case of room renting. PRACTICAL INFORMATION THE LEASE: FEATURES - The lease must necessarily include the following information: Identification of the property: it must indicate the whole address of the apartment. Owner or landlord s name with his ID number. The monthly or annual rent amount The length and starting date of the lease Signature date. - And it would also be highly recommended to ask or know: The method of payment The deposit If there is a clause of rent update An inventory of furniture and appliances, where appropriate. In any case, we always recommend reading all the clauses carefully before signing the lease. LENGTH OF THE LEASE The length of the lease is free and has to be agreed by both parties. However, if the time agreed is less than 5 years, the law establishes that the contract may remain in force throughout this period (it is automatically extended to 5 years). That is why the tenant, before leaving the apartment, is obliged to notify the landlord giving a month s notice. 8

9 RENT The amount of rent will be agreed and negotiated by both parties. The monthly payment will be done during the first 7 days of every month (unless otherwise specified). The landlord must provide the tenant with a receipt. The best way to pay the rent is through the bank, stating the reason for the payment. DEPOSIT While signing the lease, you will be asked to give a deposit in cash, corresponding to one month s rent. This is compulsory according to the Urban Leases Law, and it is subject to update after the first five years of lease. The deposit acts as security in case the tenant fails to fulfil his obligations and to respond to any damage caused by the tenant at the property. This deposit will be returned when you leave the property if there is no damage. Always ask for a receipt stating that the payment of this amount acts as a deposit. The owner must deposit necessarily the whole amount of the deposit into an official organism so he cannot obtain any interest. Besides the deposit, the landlord can negotiate with the tenant other guarantees, such as bank guarantees, personal guarantees, insurance and so on. ATTENTION: SUBLEASE AND PARTIAL LEASE Sublease and partial lease are the big unknown for many people who want to become emancipated but cannot afford the entire rent of a house. Renting part of a house looks like a very economical option. Sublease: According to the Urban Leases Law, the tenant has the option to sublet part of the property he has previously fully rented, always with the prior written consent of the owner. The rented house can only be partially sublet. Partial lease: This kind of lease is suitable for young people who want to rent a room in a flat owned by another person, living with the owner of the flat. You must be very careful with these types of contracts because misunderstanding causes all sorts of situations in which victims are usually the weakest (often young people), if they are not previously well informed. These kind of agreements are often done verbally between the landlord and the tenant defining thereby the conditions. Be careful with them because the fact of no having any written document can greatly affect your situation and create a sense of helplessness in your rights and interests. When formalizing this kind of contracts, we must know which parts of the house we can freely enjoy, which are the spaces to be shared with the tenant or other people who also have a partial lease in the same home, and to establish which are the expenses to be assumed, among other things. 9

10 FREQUENTLY ASKED QUESTIONS I found an apartment and I want to share it with a friend. Under which name should the lease be? It is highly recommended to put both names on it. This way, if one of you wants to leave the house, the other one is allowed to stay. Can I assign or sublet the apartment to someone else? Never without the consent of the landlord. If subletting is agreed, it shall be done through a sublease contract. What should I do if I just want to rent a room? Obviously, do so in writing with a partial lease or sublease. Your rights should never be lower than those of the landlord. The room rent and length of contract can not exceed the initial lease and common spaces you can enjoy have to be defined. If, for example, the gas boiler is damaged, who should pay for it? If the damage is due to wear and tear, the expense should be paid by the owner, but if it was caused by misuse of the tenant, the tenant should pay. 11 INFORMATION ABOUT NEIGHBOURHOODS IN BARCELONA Districts in Barcelona: 1: Ciutat Vella: it refers to the citiy s old part. It is divided by Las Ramblas and Avenida Laietana and split into three differents parts: Raval, Barri Gòtic and Born. * Raval: Formerly known as the poor district of the city. In 1988, the government launched a urban rehabilitation project with the goal of making this part of the city more modern and safe. In spite of that, there still exist some places that are not completely safe: for example, it is one principal parts of the city where there are pickpockets and other thefts, especially during the night. Raval is an active and multicultural quartier that offers a wide variety of tempting cafes, restaurants and bars. Here we can find the MACBA (Museum of Contemporary Art of Barcelona) and the CCCB (Contemporary Culture Centre of Barcelona), apart from two of the most famous food markets of Barcelona, La Boqueria and the Mercat de Sant Antoni. 11

12 The nearest underground station is in Las Ramblas, the most famous street in Barcelona that goes across one of Raval s sides. Rental prices may vary depending on the quality of the building although, being one of the best sites served by public transport in the whole city, they tend to be a bit expensive. * Barrio Gótico: It is the oldest district of Barcelona. However, due to constant remodelations, you can easily find old buildings next to modern ones. Their streets are narrow and sinuous and there we can find a lot of squares to relax and enjoy the environment. In addition to that, in this quartier we can find one of the most significative monuments of Ciutat Vella, the Cathedral of Barcelona. Rental prices are usually not expensive but the buildings are old. It has also a good net of public transport with several underground and bus stops. But, being located in the inner city, it is possible and easy to go walking to several points of interest. * El Born: in spite of its modest origins as a settlement built on a medieval place in order to organise jousts and celebrations, this quartier has grown until being one of the most modern places of the city. It is similar to the Gotic Quartier but, in this case, el Born it is one of the most expensive quartiers to rent in Barcelona. Most of the apartments have been recently remodelled although the fronts of the buildings have been kept as the originals. Among the most interesting places that we can find in this quartier, there is the cathedral of Santa Maria del Mar and the Picasso Museum. * Barceloneta: Fishermen were the first ones to settle down in the XVIII century at the seashore, nowadays known as Barceloneta. It is very different compared with the other three quartiers. The streets are narrow and even dark sometimes. It still keeps some kind of a village soul. The beach is, for sure, the most attractive point of Barceloneta and, during the summer, it is always overcrowded with tourists and the area s neighbourhood. In the Barceloneta s restaurants it is possible to taste the best paellas in town. We must say it has not a good net of public transport because it only has one underground station (in the north area). 2: Eixample: The Eixample ( city expansion area ) is the newest part of Barcelona. It is a big area located to the north of Plaça Catalunya, to the right of Passeig de Gràcia. It is an extension of the city designed by the Catalan engineer Cerdà, in the 1850s. The whole area makes a perfect grid and each block has an inner patio. The Passeig de Gràcia is located at the heart of Eixample and splits it into two parts: the Left Eixample and the Right Eixample. There we can also find La Pedrera and la Casa Batlló, two of the most known Gaudí s buildings. The Eixample is a safe residencial that has an active nightlife and a pleasant coffees culture. It is a beautiful quartier to have a stroll, enjoy the glorious architecture and to watch people pass by from one of the many terraces. 3: Sants Montjuïc: Montjuïc, which means Jewish Mountain, it has turned into a useful point of reference in Barcelona. The Castle on top of it offers gorgeous views of the city. There are a lot of parks and museums. At the north hillside there is the Poble Sec, a mountain quartier where the apartments are usually small. Sants, located to the north, it is similar to Eixample. In both quartiers there are quite a lot of immigrants. The Poble Sec has two underground lines, whilst Sants area is one of the best ones referring to public transport and communications (three underground lines and a train station where all trains stop). 4: Les Corts: It only takes 15 minutes to get there from the city centre. There is a good public transport net thanks to the underground stops Les Corts and Plaça del Centre (both of them in the green line). Les Corts is a very important financial district in Barcelona, with a good range of facilities and close to the most historical and picturesque of the city. We can also find there other points of interest like the football stadium of Futbol Club Barcelona. At the other side of the Diagonal there is Pedralbes, the well-off area of Barcelona with huge green areas, like the Cervantes Park or the Palau Reial de Pedralbes. 12

13 5: Sarriá - Sant Gervasi: It is the last independent village that was annexed to Barcelona in It used to be the residencial area of the well-off society during the second half of XIX century. That is why the traditional architecture of the ancient heart of the quartier is featured with the typology of summer modernist houses. It is one of the most expensive areas of Barcelona to live and there is a poor net of public transport. You can only get there by FGC (Ferrocarriles de la Generalitat de Catalunya). 6: Gracia: Gràcia used to be an independent village until the end of XIX century and even nowadays the neighbourhood is small and a close community. In this quartier live together a wide range of races and it has a great concentration of international restaurants. In addition, it is the centre of nightlife of the city all year round. The streets are narrow and the rental prices are usually expensive although it has a lot of public transports: Gràcia is surrounded by 3 lines of metro, and also has the FGC (Ferrocarrils de la Generalitat de Catalunya). 7: Horta Guinardó: It is one of the biggest quartiers of Barcelona and it is defined by its rough relieve with mountains, hills and valleys, so the streets usually are quite steep. This quartier was urbanised in the 50s (XX century) around the original heart represented by the ancient independent village of Horta. Alongside with her there were born quartiers like el Carmel, Vall d Hebron, la Clota o la Font d en Fargues. Hidden in between the slopes of these areas, we can find genuine jewels of the vanguards architecture of Barcelona. And, in contrast, in the ancient centre, we can enjoy several small squares and streets that remind us of the past of a village that was independent of Barcelona until The apartments in this quartier are quite big and the rental prices, moderate. We recommend you to search for apartments that are close to one of the underground stops that exist in the area. 8: Nou Barris: It comes from those neighbourhoods that grew in the 50s and 70s in that old Barcelona that took in crowds of families that just arrived from other parts of Spain. Lately, the infrastructures, communications and services of this area have improved a lot, increasing the quality of life of its inhabitants. 9: Sant Andreu: It is probably the quartier the most affected by the urban reorganisation of the city. This is a quartier of agricultural origins that evolved to an industrial territory and with a lot of commercial activity. It is changing at great speed, and that is why the most modern and innovative features of Barcelona are mixing there with the inner ancient centre of the quartier (which was, actually, the former independent village called Sant Andreu del Palomar. It is a compact and charming area full of squares and small streets, where commercial and cultural life offers a great range of entertainment to neighbours and visitors. 10: Sant Martí: It takes the past and the future of Barcelona. This mixing of times is specially reflected in the transformation of ancient industrial Poblenou into the new technological district of 22@. In this quartier there is a mixing of the economic activity (with companies and offices) and the educative (university campus) and residential one (urbanisation of streets and buildings).
