3 Residential Land Availability Report 1 st Apr st March 2014 Introduction This report details planning permissions for housing in as at 31 st March 2014 together with statutory allocations of land for housing that do not currently have permission. It also provides details of housing completions over the last 2 years and a summary of completions over previous years. Methodology This 2014 report details remaining net capacity on permissions as at 31/03/20 (Table A); those permissions that have subsequently lapsed in 20/12 & 2012/13 have been removed s granted 20/12 / 2012/13 & 2013/14 are set out (Tables B / C / D). Capacity is net of proposed losses due to demolitions and conversion etc. Capacity on permissions substituting previous permissions has also been netted off (Reserved Matters, Extensions of time, Substitutions of house types, Replacement applications) Housing completions in 20/12 and 2012/13 and 2013/14 are set out (Tables H / I / J) (Council Tax data). The figures are net of demolitions, conversions etc. Current Borough-wide net capacity on permissions is established by adding remaining net capacity from 20 to new net capacity from 2012 & 2013 & 2014 and deducting net completions for 20/12 & 2012/13 & 2013/14 (A+B+C+D (H+i+J) = current permissions capacity Capacity figures for individual sites (especially those from 20) will not always therefore reflect the 20 position because of completions on those sites in but the Borough-wide capacity figure properly takes account of completions. The capacity of remaining statutory UDP housing allocations without permission as at 31/03/2014 is set out (Table E+ F).Windfall analysis is set out in Table G. 2 P a g e

8 Table A: Net permissions capacity remaining as at 31/03/ This Table shows the net remaining permission capacity as at 31/03/20. Completions prior to this date have been deducted on a site-by-site basis. The planning stage refers to the current planning stage as at 31/03/2014. Where net remaining capacity is 0 this reflects an application where demolitions etc. resulted in no net gain. Where a subsequent replacement permission (reserved matters, extension of time etc.) has wholly superseded a permission from this period it appears in the Table for that year but where a subsequent replacement permission has replaced just part of the site (e.g. a reserved matters on part of an outline such as at Manor Farm) then the capacity of the remaining permission has been adjusted in this Table to reflect this whilst the new permission appears in a Table for a later year.
