Welcome Committee Unfinished Business: Merger and voting results are outlined at the end of this documents in the appendix. o Sorrento Condo Homeowner s Information Sheet & Pet Registration return by April 15, 2018 Comcast: Current Update o Comcast changes occurred on 3/1/18; the Sorrento HOA is now paying for the following items: Bulk Package: High Definition Digital Starter line-up with over 106 Digital channels and 80 HD channels provided on all equipment with Extreme 150 High-Speed Internet providing speeds up to 150Mbps download via dedicated Internet bandwidth Equipment: 1 High Definition TV Box (includes access to On Demand, 41 commercial free music channels and interactive program guide) 2 High Definition Digital Adapters o Letters notifying the change were sent (via U.S. Postal) in how to prepare for the change Completed o Two (optional) Q&A meetings were complete on the following dates Tuesday February 13 th 11-2pm Completed Tuesday February 27 th 6-8pm Completed o One remaining EVENT: There will be an event (optional) on March 8 th to review products and make additional product selections Thursday March 8 th 3-7 pm 2018/2019 Board Election candidate forms were mailed by KEB in February. Candidate responses were to be returned to KEB by March 5 th. Three owners submitted candidate forms - Kelly Macklin, Bob Gleason and Bill Bice; given only 3 candidate forms were received, there will not be a 2018/2019 Board election during the April Board meeting. DR Horton deliverables: o Lake Banks West side sod In process Issues with needing to be graded (we have to coordinate with Parkland CDD) o Emergency Entrance Exit to be completed once the above lake bank is resolved. The board is looking to alternatives. Hurricane Irma Update: o Deliverables Completed:

Stump grinding and sod replacement = To be completed once Special Assessment funds are available Two palms on the outside of the eastern wall will be straightened or removed. Homeowners Reminder = If you want reimbursement for damages from the Drywall to the outside of the units (drywall and insulation repairs) or screen repair reimbursement. The damages have to be for association covered expenses. If work has yet to be completed and you plan on remitting to the association for reimbursement, we ask that you obtain 2-3 proposals and present an ARC request to the association prior to authorizing the work. Landscaping update: o 30/60/90 day plan & 6 months o 30 days = Completed: Irrigation checked and repaired, AMP fertilizer applied to address the lack of color, Cul-de-sac, Front Entrance, (to the right upon entering) Emergency Entrance refurbishing all complete. o 60 days = spot weed control, major weed replacement and sodding. o 90 days = some unit (if funds are available) plant replacements. o 90 days = Grass is improving, but we will not begin any sod replacement until late April/May. o 6 months early 2017 = some walled areas behind units are looking stressed, looking at strategic solutions when funds are available. New Business Rules and Regulations o Review Rules and Regulations document attached and included in this documents appendix. o Discuss or guidelines for adherence. BBQ usage: o o Sorrento will adhere to the Bonita Sprigs Fire Control guidelines New Guidelines on propane usage Sent full document The guidelines issued from the Bonita Springs Fire Control have changed. The Fire Marshal Tim Fernandez is sent the newest guideline. Highlights he shared. In multifamily dwellings 3 units or more. The cooking has to be completed 10 from the building. 20lb propane cylinders can now be stored on 1 st floor lianas or porches. They can NOT be taken through the house to get to the liana or porches or stored in the lianas closet. If outside access is available, they CAN be stored on an open liana area. Upper floor units can NOT have 20lb propane tanks (no available storage) The upstairs lianas can now have lifted electric grills George Forman type grills with legs. These were previously prohibited. 1lb propane cylinders can be stored in the garages they do not support these type of cylinders being stored in a car, the heat can cause combustion and a subsequent explosion. Reminders and items to be completed: ARC and Landscaping ARC document: If you want to make ANY change to a Common Element or Limited Common Element or if you want a specific plant replaced or added you HAVE to complete an ARC or Landscape ARC document. Added security: o Pool Area cameras and security card locked gates.

Power washing of the driveways and buildings (gutters down) and outside window washing will be completed in October 2018, and all trimming completed prior to mulch being placed around the community. Vote to approve the Amended and Restated Bylaws of Sorrento, Inc. 88 YES / 3 NO Motion Passed o We have sent the voting results to our counsel; she is processing and once the paperwork has been completed and the merger is recorded you will received updated documents via U.S. Postal Service for your records RE: Usage of the street area next to the Emergency entrance, going into the adjacent property. o Kelly contacted the President of the Parkland CDD (Chuck Adams) 2/9 regarding the continued usage of the area for dumping and a staging area. o Chuck indicated he addressed this on 2/9, Chuck has communicated to all parties the Parkland CDD needs to keep things out of the right away in that area. He further emphasized it is not a place to stage or store materials and it cannot continue to be an eyesore to the community. He indicated he gave until early next week 2/12 to rectify. RE: Cleaning of the Emergency Exit: o The Emergency Exit was cleaned with a street sweeper/vacuum Wednesday 2/14.

RULES & REGULATIONS SORRENTO CONDOMINIUM ASSOCIATION, INC. MANAGEMENT: KEB Management Services (239-262-1396) manages normal community related matters at Sorrento. Owners/occupants are responsible for matters within the unit. For all emergency and extraordinary or confrontational matters, first contact the appropriate authority and then notify KEB. Please use common sense. The administration of the affairs of the Sorrento, Inc. shall be by the Board of Directors (BOD). The governing documents of the Association are recorded in Lee County, Florida and can be found on the Sorrento website Sorrentocondo.com GARBAGE: Pick up is usually Monday. Garbage must be in an approved container with a secure lid and may be put out after 6:00 pm Sunday night. Place garbage can on your driveway or adjacent gutter, never on grass. Plastic garbage bags (except in cans) are not permitted. Garbage and recycling cans may not be left outside, so when departing from Sorrento, please ask a neighbor to use their containers or take your refuse with you for proper disposal outside of Sorrento. Do not use the trash cans at the pool. RECYCLING: Pick up is usually Tuesday. Materials must be in the blue can provided by the recycling company and may be put our after 6:00 pm Monday night. Recyclable items are listed on the lid. Place the can on your driveway or adjacent gutter, never on grass. PARKING: Your vehicles must be parked in your garage and/or driveway or, with permission, in a neighbor's driveway. Guest parking spots are for guest vehicles only. Guest vehicles parked overnight must display a registration pass that you obtain from KEB and can print online. No overnight guest parking is permitted at the pool; parking spots there are exclusively for pool, health club and clubhouse attendees. Illegally parked vehicles may be towed. OCCUPANCY: Sorrento is a single family dwelling community. An occupant is a person staying overnight. Maximum occupancy for two bedroom (first floor) units is six (6). Maximum occupancy for three bedroom (second floor) units is eight (8). RENTING (LEASING): Units may be leased no more than four (4) times per calendar year. A lease beginning in one year and continuing beyond January 1 shall be counted as one of the four (4) permissible leases in each year. The minimum, lease term is one (1) month. Leases for less than the entire unit are not permitted. Sub-leasing is not permitted. All leases and tenant applications must be reviewed and approved by KEB and the Sorrento Board of Directors (BOD) prior to finalization. Sorrento's governing documents and these Rules and Regulations are incorporated by reference into and made part of all leases. Lease provisions inconsistent with or contrary to Sorrento's governing documents and these Rules and Regulations are null and void. POOL: OBEY RULES POSTED AT POOL. WARNING; THERE IS NO LIFE GUARD. SWIMMERS USE THE POOL AT THEIR OWN RISK. NO DIVING PERMITTED. NO CLIMBING ON OR JUMPING FROM WATERFALL IS PERMITTED, NO ROUGH HORSEPLAY IS PERMITTED. The swimming pool is for the exclusive use of Sorrento owners, tenants, guests and invitees ONLY from dawn to dusk. All persons must shower before using pool. Children under twelve (12) years must be accompanied by at least one adult capable of swimming. Infants must wear swim diapers. No glass or breakable objects of any type are permitted in the pool area. Pool furniture moved within the pool area it must be returned to its original location. No food or drink is permitted IN the pool or nearer than four (4) feet from the pool edge. To prevent stains, anyone using suntan lotion should cover pool furniture with a towel. Violation of pool rules may result in suspension from the pool. GYM: Clean equipment after use. Be courteous regarding TV usage and climate settings. Before leaving, return thermostat to 78 degrees and turn off lights, fans and TVs. Do not move equipment. CLUBHOUSE: No wet bathing suits on cushioned furniture. Before leaving, return thermostat to 78 degrees and turn everything else off. ENTRANCE GATE: The entrance gate can be opened in three ways: the remote, the proximity swipe card and the gate directory box. Use the box to call your registered phone number, answer your phone, press and hold 9. The gate will open. SPEED LIMIT: Please obey the posted speed limit of 15 MPH. Please use extra caution around curves and when entering and exiting. BARBECUE GRILLS: Check the Sorrento website for permissible grills and current grilling regulations. No charcoal grills permitted. No grills may remain outdoors overnight. PETS: All pets must be registered with KEB. Owners may have two pets, only one of which may be a dog, and one other conventional household pet with a weight not to exceed forty (40) pounds. GUESTS AND TENANTS AND INVITEES MAY NOT HAVE ANY PETS. When outside the unit, pets must always be on a leash not longer than six (6) feet. Extended training style leashes are not permitted. Owners must immediately clean up pet waste and not allow pets to urinate or defecate on landscaping bushes, flowers or shrubs. Solid pet waste must be stored in a receptacle (Diaper Genie is recommended) inside your garage until trash day. Pets may not be left unattended outside or on lanais even if leashed or tied. If the BOD determines a pet is an unacceptable nuisance to the community, the BOD may order the removal of the pet and/or fine its owner. All dog owners are required to annually document that they maintain adequate liability insurance covering the dog. MODIFICATIONS OUTSIDE YOUR UNIT: With some exceptions set forth in the governing documents, unit ownership is the

drywall and everything within. Unit ownership does not include the attic. All areas outside units are Common Elements or Limited Common Elements and may not be modified in any way without prior BOD approval of an Application for Requested Change (ARC). Similarly, plants, benches and statuary are permitted outside the units only with prior BOD approval of an ARC. Occupants in residence may have one outside potted plant not more than thirty (30) inches high that does not encumber any neighbor's walkway. Due to hurricane risk, all such plants, benches and statuary must be taken inside the unit when the unit is vacant for longer than seven (7) days. NOISE: Occupants should made every effort not to make noise or sounds of any kind that can be heard outside their unit. Unreasonably loud noises are to be avoided everywhere in Sorrento, especially after 10 pm and before 8 am. Please be considerate of your neighbors.
