ABOUT The New Rouse Hill master planned community is situated within The Hills Shire, located approximately 40km northwest of the Sydney Central Business District. Upon completion, this 122 hectare community will become home to approximately 4,500 residents and will provide 32 hectares of open space, a community pavilion, retail and lifestyle precincts and walking and cycling trails. Residents of The New Rouse Hill will have easy access to the M2 Motorway and public transport options, providing connectivity to the Sydney CBD and surrounding areas. Overview MARKET SUMMARY The Rouse Hill property market has shown significant growth over the past four years, with 2015 recording 14.6% growth for houses and bringing the median price to $940,000. Over the same period, The Hills Shire LGA also experienced high annual growth, increasing by 23.2% (house) and 19.5% (land). The Rouse Hill house rental yield is on par with Sydney Metropolitan, at 3.2% and 3.3% respectively. Houses with 3 bedrooms prove to be the most advantageous investment, with a rental price growth of 5.5% and rental yield of 3.6%. This represents 14.6% and -8.7% annual growth respectively. Year on year average capital growth for house sales in The Hills LGA grew by 2.8% to 23.2% in 2015, whereas land sales experienced a 19.5% growth. The rental market is promising, with median rent figures for houses increasing over the 2014-2015 period. Houses provide a rental yield of 3.2%, on par with that of Sydney Metro (3.3%).
