NEIGHOUBOURHOOD SALES 1 1 Neighoubourhood Sales Overview In this chapter we will look at the following: Search Criteria Parameters Neighbourhood Sales and Map report Map Neighbourhood Sales report Neighbourhood Sales feature Find Neighbourhood Sales The Neighbourhood Sales product enables you to produce reports indicating local market sales activity including all registered transfers, not just MLS sales. It also helps realtors determine and defend appropriate selling prices for listings. In this section, we will look at the Find feature. Defining specific criteria, usually that which closely matches the characteristics of the Subject Property, helps to produce results that can help with the pricing of the Subject Property. The Find Neighourhood Sales feature contains a number of search criteria.

2 GEOWAREHOUSE TEMPORAL CRITERIA Here, you specify the time range when the neighbourhood properties were sold. You can select the last 30 days, the year to date, any year (this will give a complete history of all the sales in the area); or a specific date range. If you search by a specific date range, you must select the dates using the From and To fields. SALES VALUE FILTERING CRITERIA This group of options allows you to specify the dollar value range for which the properties were sold. All Values - Include all properties that were sold regardless of the price. Between Min & Max - Include only properties with recent sales values that fall between the minimum and maximum sale prices specified in the text boxes. Omitting the Min value will include all properties with sales values greater than zero. Omitting the max value will include all properties with sales values greater than the min value. Omitting both the min and max values with this option selected returns the same results as All Values. Only numeric values are permitted in these fields (do not include $ signs, currency symbols, or any other special characters). ATTRIBUTE FILTERING CRITERIA The Filtering Criteria is only available if mapping data are available for the Subject Property.

NEIGHOUBOURHOOD SALES 3 Parcel Area (%) - Include neighbourhood parcels whose area is within a defined range based on the subject parcel area. For example - Selecting ALL will include all neighbourhood sales regardless of their parcel area. Selecting a defined value i.e. 10 will include all neighbourhood sales that have a parcel area + or - 10% that of the Subject Parcels Area. Property Types - Specify which property types to include. "All Types" includes Road and Railway lands. "Same as Subject" includes only those properties that have the same Property type as the Subject Property. This value represents the Property Type from the Teranet Mapping database. The following is a list of the possible values: P (Property) - Most properties will be this type. This is used to describe "normal" properties. Parcels described as "property" include single family homes, apartment complexes, commercial properties, and industrial properties. R (Road) - This is a property which appears to be a public road. This would include lateral reserves, but not flanking reserves. X (Railroad) - This is a property which appears to be part of a railway system. I (Indian Land) - This represents land which falls within an Indian Reserve. It may consist of the entire Indian Reserve or it may be a parcel within the Indian Reserve. If the Registry Office has created a separate parcel for one of these entities a PIN is assigned to it. C (Condominium) - These properties are identified as condominium units or exclusive use elements of a condominium (parking, storage, etc.). GEOGRAPHIC LOCATION CRITERIA The Geographic Location criteria are only available if mapping data are available for the Subject Property. Here, you specify the circular buffer (from a list of available distances) in which neighbourhood properties must be located. For example, selecting 250m will identify all neighbourhood sales that are located within a 250 metre circular radius centred at the subject property. The 2.5km and 5km buffer options are only available for rural properties (properties with large parcel areas, more than 5000m 2 ). To perform a Neighbourhood Sales search on a property: 1 Find the property of interest. 2 Click the Neighbourhood Sales button.

4 GEOWAREHOUSE The Find Neighbourhood Sales search criteria opens. The Subject Property Identification lists the information on the choosen property. On the left, is the search criteria for a Neighbourhood Sales search. Listed below are the functions of each of the criteria: The Temporal Criteria allows you to specify the date range you would like to search. The system defaults to a date range that encompassess the last year. The Sales Value Filtering Criteria allows you to set a Minimum and Maximum sales range. You can also select to search by all values. This will return all sales regardless of the sales value - including those with nominal consideration sales.

NEIGHOUBOURHOOD SALES 5 The Attribute Filtering Criteria allows you to pick the Parcel Area and the Type of Property to search for. For example, if you select a parcel area of all, the system will return all property regardless of size. If however, you select a percentage the system will only return properties that are plus or minus the percentage size of the property You can also select the Property types. Selecting "All" will return all property types. Typically, you would select "Same as Subject Property".. The Geographic Location criteria allows you to select the area to search. The area forms a circular buffer around the subject property. 3 Complete the search criteria as approptiate. 4 Click Search. A report listing all matching criteria opens. A new menu also opens. From here, you may generate different reports and edit the current information. The Neighbourhood Sales Results Count displays how many properties matched the search criteria. Based on this preliminary finding, you can decided whether to perform another search either expanding or narrowing the Search criteria.

6 GEOWAREHOUSE Neighbourhood Sales and Map Once you have performed a Neighbourhood Sales search, a number of options become available. The first option that we will look at is the Neighbourhood Sales and Map. This report shows both the Neighbourhood Sales Report and a Map of the Subject Property location relative to the comparable properties. The PIN of each comparable property and its location is also shown on the map. The report also includes the Subject Property Identification Information. This report is particularly helpful to show clients how their property compares to those in the area in terms of pricing. To generate a Neighbourhood Sales and Map: 1 Find your property of interest. 2 Click the Neighbourhood Sales and Map button on the menu. The Neighbourhood Sales and Map report opens in a new window. The first part of this report contains a map which indicates the location of all properties that met the search criteria. The subject porperty is denoted by a yellow bull's eye. The second part of the report is the map legend.

NEIGHOUBOURHOOD SALES 7 The last section of the report is the Neighbourhood Sales Table. This table lists all of the property's that meet the search criteria and lists the property and sales information.

8 GEOWAREHOUSE Map Neighbourhood Sales The Map Neighbourhood Sales feature produces a street centreline map indicating the Subject Property s actual location relative to the comparable properties. The PIN of each comparable property is also indicated. To generate a Map Neighbourhood Sales report on your Subject Property: 1 Find a property of interest. 2 Click the Map Neighbourhood Sales button on the menu. The map opens in a new window. The subject property is centred in the map and denoted by a yellow bull's eye. All other properties that meet the criteia are mapped in relation to the subject property with their PINs.The bottom of the map shows the legend. If you wish to print the map, simply do so using your browser's Print function.

NEIGHOUBOURHOOD SALES 9 View Neighbourhood Sales Report The View Neighbourhood Sales Report allows you to edit the Neighbourhood Sales and Map and the Map Neighbourhood Sales report. The View Neighbourhood Sales Report contains the Subject Property Identification Information; Neighbourhood Sales Statistics; and Neighbourhood Sales Table. In the Neighbourhood Sales Table you can select which properties to include in the reports. By selecting only those properties that are of interest, you can create a more accurate view of comparable sales in the area. To view the Neighbourhood Sales Report: 1 From the Find Neighbourhood Sales page, click the View Neighbourhood Sales Report button on the menu. The Report opens.

10 GEOWAREHOUSE The Report lists the details of all the properties sold. Also listed here is the Subject Property information and the Neighbourhood Sales Statistics. The Neighbourhood Sales Statistics table lists the average sales value of the properties along with the standard deviation. The Neighbourhood Sales Table list each of the properties individually.within this table, you can sort the properties by any of the column headings. You can also open a property's information by clicking on the property's PIN. Within the table, you may also select and deselect properties then recalulate the statistics by clicking the Recalculate Statistics button. The report will then only reflect the information for the selected properties. To recalculate the statistics: 1 Select only the properties you wish to include in the calculation. 2 Click the Recalculate Statistics button. The statistics are recalulated and the tables updated.

ZOOM2IT 11 2 Zoom2it Overview Viewing Aerial Photos In this chapter, we will look at the following: the features of Zoom2it Plus. how to generate an aerial photo using Zoom2it Plus. how to find a property using Zoom2it Plus and import it to GeoWarehouse. how to print and purchase Zoom2it aerial images. Note: depending on your board, some features may not be available. Zoom2it Plus is a service from First Base Solutions (FBS) that provides access to aerial photography (where available) and boundaries of a single selected property in Southern Ontario. You can also purchase and download aerial images. To view an aerial image from GeoWarehouse: 1 Locate a property of interest. 2 Click the Zoom2it Plus button on the menu bar. NOTE: TREB Members are able to print watermarked Zoom2it images, for more information see "Printing Zoom2it Images" on pg.13. TREB Members are also able to purchase sets of three aerial images for a fee of $10, for more information see "Purchasing Zoom2it Images" on pg. 14.

12 GEOWAREHOUSE Zoom2it Plus opens with an aerial image of the property shown. From here, you can use the tools on the menu bar or the tools in the Key Map to zoom in or out on the image. You can also perform additional searches with Zoom2it Plus. See Sending PINs to GeoWarehouse on page 15 for more information.

ZOOM2IT 13 Printing Zoom2it Images Under the terms of First Base Solution s End User Licensing Agreement, Toronto Real Estate Board Members are able to perform an Alt-Print Screen to print watermarked versions of Zoom2it images. The following restrictions apply: 1 These images are for use in printed materials ONLY and may not be used for electronic distribution or to create a database. 2 Screen prints may only be performed after a property has been added to a shopping cart (where the selected parcel is viewed without neighbouring parcel outlines). 3 Users are not permitted to print the search page screens which display multiple parcel outlines. 4 Users may not remove or modify watermarks. If you require an unwatermarked electronic version of a Zoom2it image, you may purchase expanded use rights as indicated in Purchasing Zoom2it Images on page 14. For full terms of use, please refer to the End User Licensing Agreement which appears upon first entry to the Zoom2it Plus Web site.

14 GEOWAREHOUSE Purchasing Zoom2it Images For any selected PIN, users may purchase a set of three aerial images (property, neighbourhood, and community views) for a fee of $10. For full data rights, please refer to the End User Licensing Agreement which appears upon first entry to the Zoom2it Plus site. How to purchase a set of Zoom2it images: 1 Select the desired parcel. 2 Click Add. The image is added to your shopping cart. 3 Repeat as necessary to add multiple parcel images. 4 Click the Shopping Cart icon to proceed to checkout. 5 Follow the on screen instructions to complete your transaction.

ZOOM2IT 15 Sending PINs to GeoWarehouse The Zoom2it Plus feature gives users access to First Base Solution s Zoom2it Map service. This service provides online interactive access to aerial photography in parts of Southern Ontario. You can find a Property of Interest within the GeoWarehouse Online Service and then open Zoom2it Plus. Once Zoom2it Plus has started, it will display the property that you located in the GeoWarehouse Online Service. Where available, Zoom2it Plus will display aerial photography of the area around the selected parcel. It will also display, where available, ownership or assessment parcel boundaries. As an option, it will display the street number of each property. By selecting a property, you can have the PIN or Assessment Roll Number (ARN) displayed. Once you have selected a PIN in Zoom2it Plus, you can return that PIN to the GeoWarehouse Online Service where an automatic search by PIN will be performed. However, you do not need to locate a PIN in the GeoWarehouse Online Service before invoking Zoom2it Plus. You may also invoke Zoom2it Plus directly, even before you search for a PIN in GeoWarehouse. In this case, Zoom2it Plus will display a map of Ontario and provide you with a number of tools for finding the property you are interested in. Within Zoom2it Plus, you can search on the basis of geography, address, major road intersections, place names (such as those related shopping malls, libraries, parks, etc.) or lot and concession. After locating a Property of Interest you may then identify the ARN or PIN of that property. The PIN can then be imported into the GeoWarehouse Online Service where you can use all of the GeoWarehouse product features. To search for a property in Zoom2it Plus and send the PIN to the GeoWarehouse Online Service: 1 Click the Zoom2it Plus button.

16 GEOWAREHOUSE 2 Zoom2it opens in a new window. 3 From the LRO List, select the LRO in which the property of interest is located. The following tools are available to you: Pan: enables you to pan in any direction on the map. Zoom In and Zoom Out: allows you to zomm in and out on any area fo the map based on five predefined zoom levels. Identify: enables you see a parcel s PIN. The parcel is highlighted in the Map window and displayed in the text box (PIN box) of the Property List.

ZOOM2IT 17 Full Map: displays the full extent of the current LRO in the Map window. Help: opens an online help system. Function shows what mode you are in. Choose LRO menu: enables you to switch to a different Land Registry office and corresponding area. Key Map: shows where in the LRO the map is located. Clicking within the Key Map refreshes the Map window to reflect where you clicked. You can also control the Zoom level from here. Parcel Layer: allows you to select the layer ou would like to use. This tool is only available at Zoom level 4 and 5. Once selected, the corresponding parcel layer will be displayed. Property List: lists properties that you selected or manually entered.

18 GEOWAREHOUSE 4 From the Seach by drop down menu, select how you would like to search. The coresponding search fields open. 5 Enter the search criteria. 6 Click Search. The results are listed in the Search Results pane. 7 Click on the appropriate link to view in the Map pane. 8 Click the appropriate parcel from the Map pane. The PIN is displayed in the PIN box. 9 Click Go to import the PIN displayed in the PIN box to GeoWarehouse. 10 The PIN populates in GeoWarehouse on the Subject Property Search Results page. From here, the property is treated the same as one found in GeoWarehouse.
