By-law No. 87-34 is hereby amended as follows: (a) By amending Schedule 'A', Map 6 to show thereon the area delineated as the "Change Area" on Schedule 1 to this Bylaw as Open Space designated by the symbol OS. (b) By adding to Section 18 thereof Exception 18.6(z) as set out on Schedule 2 to this By-law. 2. This By-law shall come into force in accordance with Section 34 of the Planning Act. SCHEDULE 2 TO BY-LAW NUMBER 94-42 18.6(z) Subject Land --- 1 /l..:l---.j.'...;c;_;;o N CE_:S-O N X.._._ : ;: 1. Lot Specifications The minimum Lot Area for the Subject Land shall be 535 square metres and the minimum Frontage shall be 16.7 metres.

EXPLANATORY NOTE BY-LAW NUMBER 94-42 The Owners' land, located in Lots 34 & 35, Concession 10, comprises two separate lots totalling 3. 92 hectares (9. 7 acres) with a frontage of 147.46 metres (483.8 feet) on the east side of the Tenth Line, as shown outlined on the attached plan. A detached dwelling is located on the northerly lot which is municipally known as 12107 Tenth Line. A detached dwelling and an automotive repair shop are located on the southerly lot which is municipally known as 12091 Tenth Line. The subject property is zoned Residential Low Density One Development (Rl-D) and Residential Low Density One (Rl) in General Zoning By-law No. 87-34, as indicated on the attached plan. A Residential Low Density one (Rl) Zone permits a detached dwelling unit on a lot with a minimum area of 555 square metres (5,974 square feet) and a minimum frontage of 18 metres (59.1 feet). A Development (D) Zone is essentially a holding category. The Amendment changes the zoning from Rl-D to Open Space {OS), as shown on the attached plan, in order to accommodate parkland which is to be dedicated to the Town. n addition, the Amendment modifies the Rl Zone requirements in the 'Change Area' (Lots 34 to 41 inclusive on the attached plan) to permit a minimum lot area of 535 square metres (5,758 square feet) and a minimum lot frontage of 16.7 metres (54.8 feet). The purpose of the Amendment is to accommodate a 42 lot residential subdivision and parkland dedication.
