Mill Stone House and The Mill Riding Centre Warstone Hill Road Pattingham Wolverhampton WV6 7HH
MILL STONE HOUSE AND THE MILL RIDING CENTRE Quite possibly a once in a lifetime opportunity!
Millstone House offers superb Five Bedroom accommodation, each with En Suite, and provides extensive and versatile accommodation, along with an adjoining self-contained One Bedroom Annexe, providing ideal living for a family member, holiday let, etc. Covering approximately 35 acres and with views towards the Clee and Titterstone Hills, this incredible equestrian opportunity has been run as the Mill Riding Centre for approximately 60 years and would almost certainly provide a great venture for a livery or competition yard, with both indoor and outdoor schools, along with 19 stables and further office space. Not only is the equestrian potential impressive, but so is the residential aspect. Currently having received favourable pre planning advice on the main stable block and indoor school, the sellers are currently seeking to obtain full residential planning permission. Directions From Wolverhampton Road, coming from Pattingham, turn into Hollies Lane. Continue up this lane and take the first left hand turn onto Warstone Hill Road where the property can be found, identified by the Agent s For Sale board.
My favourite room is the large, farmhouse style kitchen. It s an amazing family room and is great for entertaining.
The accommodation is perfect for a family, there s plenty of room for everyone to be together or to have their own space. I ve always had an affinity with the sea, so I m taking the opportunity to downsize and move to the coast.

Seller Insight Set in a quiet position, yet close to the village and city amenities, the location has worked very well for me. There is a friendly sense of community and there s always something going on in the village hall and social club, including Race Nights and hog roasts. Everyone takes part in the annual scarecrow competition and there are lots of charity events to get involved with too. I was initially attracted to the location and the longer-term potential to build a riding school and livery business, as well as a holiday let and family home, says the vendor. The village has everything required for those day to day essentials, including a general store, PO, café, florist, chemist, mobile library and a Gentleman s outfitters. There are lots of lovely restaurants and pubs within a couple of miles, as well as a spa and a couple of golf courses. Outside, the large garden is easy to maintain with an Italian style sunken courtyard which is home to the hot tub during the summer months. It s totally private and is the ideal spot for a BBQ and parties and it s always nice to sit around the fire in the chimenea, even in the winter evenings. The garden is quite a sun trap and there s always somewhere to sit and relax in the warmth. The house has a sense of spaciousness, yet it is homely and always impresses. It has plenty of character and is full of interesting features, including the oak beams which I have collected and incorporated over the years. There are lots of relaxing areas and I like to read or listen to music in the galleried lounge and there s nowhere cosier than an evening spent in the lounge with the oil-fired burner. It s such a comfortable room and I like to snuggle down and watch tv. The house lends itself perfectly to entertaining friends and family and I ve often hosted a number of charity events. The downstairs rooms can be opened up to create a large space which leads out to the courtyard. * * These comments are the personal views of the current owner and are included as an insight into life at the property. The far-reaching views over open countryside and out towards the Clent Hills are quite fabulous.
