We moved here almost seven years ago, says the owner, and it was not only the elegance of the house that we were attracted to but also its size as it offered us all the space we needed to run a B&B business.

Manor House is a truly majestic Grade II Listed Georgian house dating back to the 1830 s which has been in recent years run as a profitable B&B. The property is situated within the heart of the popular village of Kempsey and has recently undergone an extensive renovation project to include a new kitchen and numerous en-suite bathrooms and further scope to increase the size of the living accommodation as full planning permission has been granted to convert the former stable and coach house into a large reception room. Set in just over an acre, this delightful three storey family home has three reception rooms, kitchen/ breakfast room with utility room, and seven bedrooms with five en-suite bathrooms. There are ample gardens with an enclosed paddock, detached double garage, ample parking and an imposing lawned area to the front of the property. The rear of the property has stunning views across open fields and across to the Malvern Hills.

Accommodation summary Ground Floor The property is accessed via an impressive Georgian door which leads into the hallway which has a flagstone floor and a cloaks cupboard. There are three reception rooms comprising of a sitting room, drawing room and dining room all of which have original feature fireplaces. The kitchen/breakfast room has undergone a full refurbishment and has granite work tops, Belfast sink, fridge/freezer, dishwasher and an LPG range cooker. There is also a utility room and large cellar.

Seller Insight Structurally the house was in very good order, but the interior hadn t been touched in years and so it needed to be totally refurbished. We proceeded to go through the entire house, from top to bottom, and did everything from the electrics and the plumbing straight through to the décor. All the work has been done in a way that s sympathetic to the style and history of the building, and during the renovation we uncovered some lovely features, so the house has all of its wonderful Georgian character. It s a very elegant and comfortable family home. The garden is lovely; very peaceful and an absolute haven for wildlife, continues the owner. The house is set well back from the road so to the front we have a very long driveway and a huge flat lawn that we believe the previous owners used to play tennis on, and to the back the gardens are even more extensive and zoned into a number of attractive areas. Just outside the kitchen we have a decked seating area, which is a real suntrap, and then steps lead up to the first lawn. We then have a tall hedge behind which is another lawn and our hot tub, and beyond that area is the paddock. It s definitely a sizable garden but we ve done our best to make it as low maintenance as possible, which has given us more time to enjoy it. The village is a thriving place with a shop, a Post Office and four nice pubs, all of which are within walking distance, says the owner, and we re surrounded by some really beautiful countryside, so it s a lovely place to live. However we re also just a short drive away from Worcester, which has just about everything, so in my mind the location is ideal. Adjacent to the utility room is the Coach House and a sizable workshop, says the owner, and we actually have planning permission in place to knock through and convert them into a large family room, so there s great potential to enhance the property further. This is a beautiful home and we ve enjoyed living here and running the B&B business, but we feel the time is now right to downsize, says the owner. I ll definitely miss the space and elegance of the house, and the peace and tranquility of the garden. I hope the new owners will enjoy it every bit as much as we have. *

During the renovation process we knocked down a wall to create a lovely big kitchen/diner, and I d say that this is probably my favourite part of the house as I love to cook, says the owner. It s a very sociable space that s nice for casual dining and entertaining.

First Floor There are four bedrooms on the first floor together with a cloakroom which has a basin and WC. Two of the bedrooms have full en-suite bathrooms with claw baths and the third ensuite room has a shower cubicle, basin and WC. Second Floor There are three further bedrooms on the third floor, two of which have en-suite shower rooms. Cellar Manor House has a large cellar which has potential for further conversion to a gym or cinema room.

Outside To the front of the property is an extensive area of lawn with the driveway which continues past the house to the rear of the property and to further gardens and access to the enclosed paddock. There is also a detached double garage with double doors to the front and a timber summer house and hot tub. The attached former stable and coach house has already had planning permission granted to convert to a further large reception room.

LOCATION Kempsey is a delightful village within a few miles of Worcester City Centre which has a selection of excellent Independent Schools and a wealth of shopping and commercial centres, together with cinemas and a plethora of restaurants and bars. The county town and historic city of Worcester is just 17 miles southwest of Birmingham and 23 miles north of Cheltenham. The city historically hosted a flourishing glove making industry and was the home of Royal Worcester Porcelain as well as, for much of his life, the composer Sir Edward Elgar and is the site of the final battle of the civil war. Providing the ideal location for retail therapy, there are three large covered shopping centres and an additional three out of town shopping parks. The main commercial centre can be found on the recently modified high street, home to a number of major retail chains and the older shopping streets contain numerous individual boutiques. There is also a racecourse, theatre, cricket club and university. The green city of Worcester provides three spacious parks and two large woodlands covering over 33 hectares. The banks of the River Severn provide an idyllic setting for an evening stroll or bike ride, surrounded by the wonderful Worcestershire countryside bordered by the Malvern Hills and pretty market towns. Historic landmarks include the spectacular Worcester Cathedral, dating back to the 10th Century and the Queen Anne style Guildhall designed by Thomas White, a pupil of Sir Christopher Wren in 1722. The latest landmark is Worcester s new central library, The Hive, a striking gold roofed building on the site of the former cattle market.
