GREENFIELD GLEN OWNERS ASSOCIATION PREFACE: Greenfield Glen is a condominium community. That means that all of the owners jointly own all of the land and facilities outside of our individual units. Consideration for and tolerance of our neighbors are essential for compatible living. Most differences can be resolved by polite discussion. If satisfactory resolution of an issue cannot be achieved by discussion between the parties, a complaint can then be made to the Board of Directors. RULES AND REGULATIONS The following rules and regulations have been revised and approved by the Board of Directors on April 17, 2013. They supersede all previous versions and became effective upon approval. CLUBHOUSE 1. No smoking is allowed inside the clubhouse. 2. A resident must accompany all visitors under age 18. 3. No one under age 16 is allowed to use the billiard tables. 4. No one under age 16 is allowed to use exercise equipment. 5. Residents are responsible for the conduct of their guests. Residents will be assessed for any damage done by guests. 6. The multi-purpose room is the only area that may be reserved by residents for personal use. Please exercise courtesy to those who have scheduled activities at specific dates and times which are listed on the monthly calendar. 7. To reserve the multi-purpose room, please use the following procedures: a. Obtain Clubhouse Reservation Form from the Chairperson of the All Purpose Room Committee. Complete the form and submit it with the required fee to the All Purpose Room Committee Chairperson, who will schedule the event. See the bulletin board or Green Rock newsletter for the name of the current chairperson. b. Payment in full is due upon making the reservation, or it will not be accepted. The fee schedule is as follows: i. $50 for up to 50 people; ii. $75 for 51 to 100 people; and iii. An additional $100 fee that is refundable if the multi-purpose room is clean and undamaged. c. The renter and the Chairperson of the All Purpose Room Committee shall together inspect the clubhouse before and after the event, note any 1

discrepancies on the form, and both sign the document. Any charge for damages and required cleaning will be taken from the $100 fee. Any remainder will be refunded. The renter shall be responsible for any damages and cleaning charges exceeding the $100 fee. d. Use of the multi-purpose room is free for any event to which all Greenfield Glen residents are invited. e. Only residents are allowed to rent the multi-purpose room. f. The renter must be present at all times for the event set-up, duration of the event and clean-up. The renter is responsible for clean-up. g. Coffee urns and tablecloths may be requested for use prior to the event. No one will be admitted to the locked prep area during the rental event. h. If any exceptions to the use of the prep area and multipurpose room are made, it must be with the knowledge of the All Purpose Room Committee and full written approval of the Board of Directors. 8. Proper attire (shirt and shoes) shall be worn in the clubhouse at all times. No wet swimwear is allowed. 9. Tables, chairs, and other equipment that belong in the clubhouse may not be removed for private use. 10. No animals with the exception of designated service animals are allowed in the clubhouse. 11. When the multi-purpose room is not in use for either a scheduled or reserved event, residents are allowed to take guests to the multi-purpose room on a free non-exclusive use basis, such as to use the barbeque or to bring meals to eat. The All Purpose Room Committee Chairperson and a board member in charge must be advised of such intention to use the multi-purpose room. The number of people shall not exceed 15. A higher number of guests requires reservation of the multi-purpose room. 12. The total number of people in attendance at a multi-purpose room event shall not exceed 175, per fire code regulations. SWIMMING POOL, SPA, AND POOL AREA 1. A resident must accompany all guests visiting the pool area. 2. Residents are responsible for the conduct of their guests. 2

3. Children under age 16 are only allowed in the pool and pool area during the following times: a. From 10:00 AM until noon, and b. From 4:00 PM until 6:00 PM. 4. No person under age 18 is allowed in the spa/hot tub. 5. The temperature of the water in the pool and spa will be at the discretion of the pool chairperson and the Board of Directors. (It is not possible to maintain a specific temperature in the pool and hot tub as the equipment is not that sensitive, and the weather affects both heat and cold.) 6. Any person using the spa may not prevent any other person from using the jet system. 7. Children who are not toilet trained are not allowed in the pool under any circumstances. 8. A shower is required before entering the pool or spa; soap and shampoo are not allowed when showering. 9. Suntan oils and lotions are permitted in the pool area; however, before entering the pool or spa, everyone must shower to remove oils and lotions. 10. Towels should be used on chairs and lounges to prevent lotions and oils from damaging plastic webbing. 11. Running and horseplay are not allowed. 12. Jumping and diving into pool are not allowed. 13. Proper swimwear must be worn. 14. No glass of any kind is allowed in the pool area. 15. When tables have been used, they should be cleaned and all trash should be placed in containers. 16. No alcohol of any kind is permitted. 17. No smoking is permitted. 18. No animals or pets are allowed with the exception of a designated service animal. 19. Music is allowed only when connected to personal earphones except when used for water aerobics class. 20. Gates to pool area must be closed and locked at all times. 21. Toys and floating devices are allowed, but please exercise courtesy. TENNIS COURT 1. The tennis court may only be used for racquet sports. 2. Tennis shoes/sneakers are required. 3. No pets are allowed on tennis court. 3

SHUFFLEBOARD 1. The court is for shuffleboard only. ARCHITECTURAL CONTROL 1. No alterations, additions or improvements on the exterior of any condo unit shall be made without the written approval of the Board of Directors. 2. Owners must file action forms requesting Board of Directors approval for all exterior renovations, including, but not limited to, new patios, rear patio enclosures, replacement doors, windows, screens, sunshades, and exterior tile and concrete work. A diagram with specifications, dimensions and colors must be attached. No installation work shall take place prior to board approval. a. Front patios must be enclosed by an appropriate wall. b. Acceptable colors for replacement windows are brown, black and tan. c. Sunshades must be a light color that blends with the building paint. 3. No wind bells, wind chimes, or similar devices are permitted. 4. No wet items, including, but not limited to, towels, rugs, swimwear, and laundry, are to be hung out to dry on patios, patio walls, patio furniture, bushes, trees, driveways, cars or any outside structure on the property. 5. Garage doors should remain closed, or nearly closed, at all times except when working on hobbies in the garage. 6. Stickers and decals are not allowed on building, trees, doors and walls. 7. Chalk drawings are not allowed on sidewalks and buildings. 8. A For Sale or For Rent sign, limited to three square feet, may be placed in a window facing the street or placed on the patio. 9. No flags, pennants, ornamental decoration or similar objects are to be flown from the front of the condominium except for national and state flags. One bracket may be attached to the front of the unit to display a flag of standard three feet by five feet size, or a flagpole may be installed between the units, not to exceed 12 feet in height, to be centered between the curb and the unit wall. The flagpole must be removable and must be removed when the flag is not flying. 10. In the front of the unit and on the rear patio, potted plants and planters are limited to seven in each area. Dead and diseased plants must be removed and disposed of. 11. No decorative items of any kind may be placed on the lawn area or trees, as they impede landscape work. Items that impede the landscapers will not be replaced if broken or damaged. 4

12. All holiday decorations shall be removed no later than 30 days after the holiday. Electric wires must be connected to ground fault receptacles. No electric wires or lights are allowed to be placed on or crossing lawns. No holiday lights or decorations are to be plugged into the garage light receptacle. 13. Patio furniture is to be of patio type only. Interior type furniture is not permitted. 14. All open patios must be kept neat and orderly. Patios shall not be used for outside storage. 15. No barbeque, cooking or heating device shall be routinely visible from the street. 16. All landscaping plants and trees, regardless of who purchased and planted them, are the property of the Greenfield Glen Homeowners Association. They cannot be added to or removed without Board of Directors consent. a. Any plant classified as a vine MAY NOT be planted. They are invasive, do structural damage, and are difficult to trim. 17. Malibou type landscape lights will be permitted in entryways and front planters, but NOT in grassy areas. Floodlights are not permitted. 18. Any decorative ornament to be hung on the outside of a unit must be approved by the Board. Decorative ornaments are limited to one on the front and one on the rear of the unit. VEHICLES, TRAFFIC, SAFETY AND PARKING 1. The speed limit in the community is 15 mph on all streets. Residents must notify guests of the 15 mph speed limit. 2. When operating a vehicle, the driver must use caution at all times. 3. Vehicles cannot be washed or worked on outside of the garage. 4. If a vehicle is leaking fluid of any type, the vehicle shall be removed as soon as possible or it will be towed at owner s expense. The owner is responsible for immediate clean-up of the street. 5. Vehicles must be parked and driven headed in the direction of lawful traffic movement. 6. No vehicle shall be parked within 15 feet of a fire hydrant, stop sign or intersection. 7. Vehicles may not be parked in a driveway if a portion of the vehicle extends into the street. 8. Those residents who have more vehicles than can be parked in their garage and the one space in front of their unit must park extra vehicles in the parking lot at the clubhouse. 9. No unused vehicle may be stored on the street or in the clubhouse parking lot. 5

10. Vehicles of visitors who stay overnight should be parked in front of the host s unit or in the clubhouse parking lot. a. Visitors who park their vehicle in the clubhouse parking lot must place a sign on the dashboard stating who the vehicle belongs to, unit number being visited and contact phone number. b. If this information is not provided, the vehicle is subject to towing after 48 hours at the owner s/visitor s expense. 11. Vehicle For Sale signs are limited to one sign 9 inches by 12 inches that is placed inside the vehicle. 12. Recreational vehicles may only be parked in the clubhouse parking lot for a period not to exceed 24 hours. There shall be no parking of recreational vehicles elsewhere in Greenfield Glen, except for loading and unloading, or by written permission of the Board of Directors. 13. Commercial vehicles belonging to either homeowners or their guests must be parked in the clubhouse parking lot if they are not parked in the owner s garage. PETS 1. No pets are to be tied outside either in front of or in the rear of the unit unless the owner is also outside providing supervision. Tie-out leads are not to exceed 10 feet. 2. All dogs and cats must be kept on a leash. 3. When walking pets, you must carry the proper tools and containers to clean up after them. This is an absolute must. 4. A maximum of two pets weighing less than 20 pounds each is permitted per condo unit. MISCELLANEOUS 1. Trash must be placed inside the dumpsters. Boxes should be flattened to conserve space, and no trash is to be left outside the dumpster. Keep dumpster lids closed in order to control vermin and odors. Recycling is encouraged 2. Any vendor doing inside renovations, such as counter top replacement, wood floors or tile installation, and board approved outside renovations, such as window and door replacement, is required to haul away replaced items, including the packaging boxes and containers for the newly installed items. Removed items are not to be placed in the dumpsters. 6

3. Birdfeeders with seed are prohibited since they have been proven to attract rodents. Hummingbird feeders are permitted. 4. Rental units must have at least one renter over 55 years of age. a. Units may be rented for a minimum of 30 days. No weekly rentals are permitted. b. Homeowners renting their units must provide a copy of the lease to the Greenfield Glen Homeowner Association Office within ten days of lease commencement. c. Homeowners renting their units must also file within 10 days (can be done on-line) with the Maricopa County Assessor providing the required notice that the unit is rented per Arizona revised statute 33-1902. 5. All occupants of units shall observe a quiet time from 10 PM until 6 AM. Quiet time is defined as refraining from any noise that is disturbing to other residents. 6. Any outside attachment, such as satellite dishes and HD antennas, to buildings must be board approved and attached to fascia only. A roof installation is not allowed and will have to be removed. Only one attachment per unit is allowed. 7. Exterior storage pods delivered to the site shall only be placed directly in front of the owner s unit. Pods may not remain on site longer than 48 hours without written permission from the Board of Directors. ENFORCEMENT 1. Any homeowner who violates these rules and regulations will be provided with a Notice of Infraction. If not corrected within 10 days, a Board member will visit the homeowner and deliver a second Notice. If the homeowner is not on site, a letter and second Notice will be sent to the homeowner. If the identified infraction is not remedied within 30 days, fines of $50 per infraction will be assessed. If the fine is not paid within 30 days, a lien will be placed on the condominium unit.
