What Makes Listing Your Home with Me So Great? CANCEL THE LISTING AT ANYTIME BEFORE A CONTRACT IS RECEIVED Either you or I can cancel just by calling and saying, "I want to cancel the listing." It's that simple. The cancellation becomes effective from the time you call. However, please allow two (2) business days to have the sign removed, sign the appropriate paperwork, and the listing withdrawn from the MLS. NO ADVANCED FEES OF ANY KIND You only pay if I procure an offer that is acceptable to you. "NO PRESSURE" PRESENTATION I will never allow you to be "pressured" by the buyer's agent. All offers will be faxed or delivered to my office and will be presented to you by phone or personally so you can make your decisions privately. IF I SELL IT MYSELF, YOU LL SAVE MONEY Under the Alabama state standard listing agreements, if your agent sells the home themselves, they get to keep the entire commission not just their portion. In my agreements, if I sell the home and there is not another agent involved, you will pay a reduced commission. FIRST CLASS MARKETING & FOLLOW-UP Your home will not be just another home on the market. My marketing program actively targets buyers and brokers who are most likely to purchase your home. In addition, you will never feel "out of the loop" as we will discuss our next steps at least once a week and you ll have access to your own customer portal with up-to-date information. and most importantly, MY LISTINGS ARE SELLING! These days, a lot of agents are having trouble selling even distressed properties. This is not so with me. My combination of pricing for today s market, my marketing has resulted in my listings ahead of even some REO s.

My Marketing Commitment My 10-step marketing plan is designed to get your home the maximum amount of exposure in the shortest period of time. Each step involves proven techniques that leverage the opportunities to showcase your home to key people that can either buy your home or help us find the right buyer: Prospective homebuyers, local real estate agents and investors. I will: 1. Price your home strategically to be competitive with the current market and current price trends. Every week, I will complete a CMA on my listings to see how we re positioned in the market and to find out what s selling. 2. Help stage your home to showcase features that buyers are most interested in: uncluttered rooms and closets, fresh paint and pleasing drive-up appeal. 3. Place For Sale signage, complete with property flyers that are accessible to driveby prospects. 4. Since 85% of buyers use the internet to find their next home, I will place your home on the most popular real estate websites as well as the sites of our competing brokerages. 5. Optimize your home's Internet presence by posting it to the MLS system and adding multiple photographs and creative descriptions. 6. Create a home book, comment cards and a virtual tour for your property that showcase additional information and photos of your home and neighborhood will attract extra attention. 7. Get your home in front of the local area brokers through Broker open houses and mass emails. 8. Hold an open house to promote your home to prospective buyers. 9. Target my marketing to active buyers and investors in my database that are looking for homes in your price range and area. 10. Provide you with weekly updates detailing my marketing efforts, including comments from prospective buyers and agents that have visited your home.

The Steps to Selling Your Home After the listing agreements have been signed, here are the steps that we will go through together. 1. Prepare the marketing materials. (Take photos, create flyers, enter listing in the MLS, etc) 2. Continue to market and promote the house until an offer is received. Once we have an offer: 3. Negotiate the details of the offer with regards to closing dates, inspections, price and concessions. This may result in a series of counter offers between you the seller and the buyer. Once we reach an agreement, we re now under contract. 4. The buyer will perform inspections. After the inspections are completed, they may request a list of items they want you to repair before closing. Listings that are being sold short will be marketed as as-is as the seller is unable to complete any repairs. The Buyer can choose to cancel the contract and keep their Earnest Money if the repairs exceed the Cost of Repair contingency, any Termite treatment is not completed, or the repairs are not agreed upon. Buyers utilizing an Option purchase may exit the contract for any reason and keep their earnest money up until a mutually agreed upon date. 5. Buyer completes any financing contingencies as specified by the contract. That includes obtaining an appraisal, sending his lender their employment information, etc. Should the home s appraised value not meet or exceed the contract price or the buyer is denied the mortgage while under the financing contingency period, will not forfeit any Earnest Money. 6. Contract goes to a closing with a local attorney, typically of the buyer s choosing.

I m Always Watching the Market and Updating You The day of relying on a CMA completed 6 months ago are long one. Today, we have record levels of inventory, fewer buyers and more bank owned and pre-foreclosure properties; all of which are placing pressure on prices. Therefore, we re looking at the activity of your competitor properties to see which are selling, reducing and withdrawing. We send this information to you as well and review it during our weekly phone call.

Stay Up to Date With Your Own Client Portal As the steps related to the marketing and sale of your home are completed, the completed details are added to your own private, secure client portal.
