Description Dating from around1790, Bledington Mill was part of Bledington, housing the miller and baking the bread which supplied the villagers. After it ceased to be a Mill in the middle of the last century, it was lovingly converted into a private house in the 1960 s and then refurbished by the current owners in 2004 with great care and attention to produce the wonderful family home it is today. The accommodation is well presented and arranged over three floors, complemented by period features throughout, including exposed beams, flagstone floors, impressive Inglenook fireplaces and the magnificent water wheel. The ground floor space in particular is well proportioned and provides elegant reception rooms suited to both formal entertaining and more intimate family living centred around an extended kitchen with a dining area and garden room. The bedrooms are arranged over the first and second floors and offer scope for reconfiguration if required.

The property is approached from a private driveway and is complemented by mature gardens and grounds bordered by the river Evenlode. The yard is in close proximity to the house and benefits from a range of outbuildings including a large barn as well as a ménage. The self contained annexe located above the Garage offers spacious ancillary accommodation ideal for staff or a relative. Bledington Mill offers buyers an opportunity to acquire a classic Grade II Listed property with enormous charm and well suited to family living, which is in an Area of Outstanding Natural Beauty in the Cotswolds. In addition there is both land and equestrian facilities. Accommodation Entrance hall with flagstone floor and access to the Cloakroom leads to the Kitchen and breakfast room forming the heart of the house with a range of Parlour Farm wall mounted and base units, a granite work surface which is arranged around a Sandiford Sherlock (similar to an Aga) with two condenser boilers for heating and cooking and with integrated appliances including a Miele dishwasher, Bosch oven and halogen hob.

Exposed beams and Limestone floor with under floor heating opens to a dining area (seats 8) and Garden room, which were added in 2010, with French doors to the garden. The Dining room offers space for more formal and extensive entertaining with flagstone floor, exposed beams and an Inglenook fireplace housing a wood burner. The Drawing room is a wonderful reception room with French doors to the garden and an Inglenook fireplace This room leads to the Sitting room or Mill room and is a more intimate room dominated by the glass encased original water wheel and exposed beams with its original Miller s ladder.

Outside Accessed from a private gated entrance a driveway leads to the property with ample private parking and immediate access to the yard and paddocks. Gardens and Grounds The gardens and grounds are a wonderful feature of Bledington Mill and lie principally to the west of the house. Mainly laid to lawn comprising both formal and informal areas they are landscaped with mature planting and trees and are bordered by the river Evenlode which provides a haven for wildlife and offers an idyllic and entirely private space surrounded by Cotswold countryside. In particular a lovely landscaped terrace offers an extension to the house for summer entertaining. There is an area for growing fruit and vegetables and also a Summer House in the paddocks. A wide staircase leads to the first floor with the Master bedroom which has ample storage and an en-suite bathroom, two further double bedrooms and a family bathroom. The fourth bedroom is currently used as a studio and the adjacent utility room has scope for a third bathroom if required. The second floor is currently arranged with a study, bedroom and bathroom but could easily accommodate a sixth bedroom if required. There is access to substantial attic space.

The Yard and Paddocks The yard is located opposite the house and is comprised of six stables with hard standing and a traditional tack room. Further general-purpose barns provide additional stabling if required. A large steel framed barn fronted by a rubbersurfaced ménage offers substantial storage for hay and straw or farm machinery. The land is fenced and extremely well maintained with paddock land providing excellent grazing and with a river meadow to the far north. There are bridleways nearby including the Oxfordshire Way (which is 5 minutes away) and which provide a very good equestrian set up. In all amounting to approximately 14.80 acres (5.99 ha).. Situation & Amenities The much sought after village of Bledington is situated in the heart of the north Cotswolds. Principally centred around the green and brook, the village is largely comprised of Period Cotswold stone properties. Bledington enjoys a wonderful community spirit with its renowned public house and restaurant, The Kings Head. It is also one of the last remaining villages to have retained a village hall, parish church and primary school. The towns of Stow-on-the-Wold and Chipping Norton, about 5 and 6 miles distance respectively, have excellent shopping, recreational and business facilities, and the renowned Daylesford Organic Farm Shop & Spa is only five minutes away. The shop in the neighbouring village of Kingham serves every day requirements. Further facilities including theatres and extensive leisure activities and amenities can be found in Oxford and CheltenhamThere is also an excellent choice of private and state schools.
