Seller Insight This house has only been owned by five families in its entire history, says Kathryn, that s how much it has been adored. This beautiful home, which was built in 1905, occupies a much sought after location within the seaside resort of Lytham St Annes. It was purchased by the current owners a little over twenty-five years ago, and has been a much loved family home ever since. Before we moved here we were living in a beautiful house a little further down the road, says Kathryn, however my mother was coming to live with us and our children were growing, and so we needed a property with much more space. The very first time I walked through the front door I fell in love with this house. It had so much potential and such a warm and welcoming feel; for us it ticked all the boxes. It s such a lovely house to live in; we get an awful lot of pleasure out of it, continues Kathryn. And over the years we ve done a lot of work to keep it well maintained and looking beautiful. All of the rooms are generously proportioned and there are so many lovely period features dotted throughout which give it real character. There are some quite spectacular stained-glass windows, three beautiful feature fireplaces and all of the doors and windows are original; together they give the house a real wow factor. The garden is also absolutely gorgeous, says Kathryn. We have three lovely patio areas, so we can follow the sun throughout the day, and a huge area of lawn that has seen a fair few games of cricket over the years. We also have a number of fruit trees from which I m able to produce a whole years supply of apple sauce. Favourite room: I love the house as a whole, says Kathryn, but I suppose it s the kitchen that is the real heart of the home; it s the room to which everyone seems to gravitate. The grandchildren love to sit at the breakfast bar while I m cooking the tea, and the Aga, which I adore, keeps the whole space cosy and warm. Favourite aspect of the grounds or surrounding area: We absolutely love the location, and so we won t be moving far, says Kathryn. We have easy access to an array of large towns and the transport links are excellent, but the house is also in close proximity to the beach, three national parks and miles of open countryside. It offers the best of both worlds. We also have Blackpool practically on the doorstep, so it almost feels as if we re on a permanent holiday. Memorable event (if not another favourite room or unique feature): Over the years we ve had 21st and 80th birthday parties, a silver wedding celebration and a wedding reception, all in this house, says Kathryn. The space really lends itself to entertaining and big family get-togethers. What they ll miss most / why they are leaving: We fully intend to stay in the area, but I ll miss this house terribly when the time comes to leave, says Kathryn. It s been a real hub for the family and a place where we have all been able to gather for special family events. It s that capability that I shall probably miss the most.
