A Plan Based On The National Association of Realtor s Survey of Buyers Every year the National Association of Realtors (NAR) conducts a huge survey of buyers and sellers across the country. One of the things this survey tells us is how today s buyers actually found the homes they purchased. From this data I ve created a comprehensive marketing plan to get your home sold for the most amount of money, in the least amount of time, with as little stress as possible for you. You will get the results you deserve with my marketing plan because it focuses on the ways buyers are actually finding homes in today s market. It will attract the best buyers to your home. Buyers that are ready, willing, and able to buy your home at a top price.
Thomas Kester Online Marketing - 37% Another thing that the NAR survey tells us is that 37% of buyers found the homes they that over 1/3 of all real estate transactions begin this way it makes the online marketing of your home a very important piece of an overall marketing strategy. Many agents only that is simply not enough. My online marketing plan has 5 areas of focus that will ensure your home is showcased on multiple web sites and across multiple platforms. And that s how you get results! Social Media media. There are many social media sites out there but the one that will showcase your home the best is YouTube. Why is this? Because according to Google statistics more buyers use YouTube to search for information about homes than any other ways. First, I will create an attention-grabbing YouTube video that is a virtual tour of your home. This high-quality video will show potential buyers how great your Facebook, LinkedIn, email blasts to my large database of local real estate agents, view one of my client s virtual tours: www.youtube.com/watch?v=yu2edi4v8bs services like Craigslist. Some people think that only those with a low credit score search for homes on Craigslist and that just isn t true. Real estate in all price points is posted ask me to show them homes they found on Craigslist. One of the things that sets me apart from other agents is my level of dedication to getting your home sold. You see many agents won t even go to the trouble of posting their listings on Craigslist. And many of those who do will only post them sporadically at best. I, however, will systematically post your home on Craigslist as often as allowed (every 48 hours) until it gets sold. Online Marketing - 37% (cont.) MLS System - The third area of focus is the MLS System. This online system is used by agents all over the Kansas City regional area to find homes for their buyer clients to purchase. With over 1,500 homes a month being purchased off of the MLS system it is by far the biggest property market place in the area. This is the web site that feeds property information to all of the other real estate web sites on the web. Many agents stop with simply listing a home on the MLS and don t do much more marketing. Don t settle for this. Brokerage Web Sites - The fourth area of focus is my brokerage web site at www.kesterpropertyteam.com. Every real estate company has their own version and they are all directly linked to the MLS system. The technology that I use will make sure that your home s pictures and information are pushed out to all of these brokerage web sites. This means that when I put your home on the MLS system, every buyer searching a brokerage web site can find your home. In addition, to help your home sell quicker, I ll drive traffic to your listing on my brokerage web site by using social media sites like Facebook, Craigslist, LinkedIn, and YouTube. National Portals - The fifth area of focus is national portal web sites like Zillow and Trulia. There are over 100 different sites of this type. The technology that I use will make sure that your home s pictures, virtual tour, and information are pushed out to all of these national portals. This means that buyers searching these sites from anywhere in the country can find your property.
Real Estate Agents - 35% The next thing the NAR survey tells us is that real estate agents are still an important piece of the marketing puzzle. What it said is that 35% of all transactions happened because an agent told their buyers to come out and see a specific property. Since over 1/3 of homes are found this way, the right marketing plan to get your home sold quickly includes serious marketing efforts directed specifically to real estate agents. My plan includes: MLS System - The first thing I will do is to put your home on the MLS system so that every agent with MLS access can find your property and show it to a ready, willing, and able buyer. These are the best kinds of buyers. Electronic Flyers - Next, I will create an attention-grabbing electronic flyer that uses consumer psychology to present the features and benefits of your home. This flyer will get emailed to as many real estate agents in your local area as possible. This means that thousands of agents are going to see your home s fantastic flyer. Virtual Tours - In addition to the flyers, I ll also send out an email blast with a link to your attention-grabbing virtual tour to as many agents in your local area as possible. I ll also post it onto the MLS system so that every agent with MLS access can see for themselves if your awesome home matches the needs of their buyers. Email Blasts - Next, email blasts are one of the keys to getting lots of showings for your home. On average, 1,500 homes for sale get added to the MLS system every month. Because of this, it s impossible for a real estate agent to keep track of every home that comes onto the market that might meet their buyer client s needs. To make sure your home gets noticed by agents with buyer clients, I ll send out multiple email blasts about your wonderful home to my database of thousands of local agents. Constant Communications - Last but not least, I ll be in constant contact with other agents about your home. Whenever another agent brings a buyer to visit your home I ll send them an email thanking them for showing your home. This email will have a beautiful flyer about your home, as an attachment, that they can share with their buyer clients. After the showing, I ll also contact them to ask for feedback.
Yard Signs And Flyers - 15% The NAR Survey also tells us that about 15% of buyers found the homes they purchased by seeing a yard sign, flyer, or other on-site advertising. Because of this, my plan to get your home sold quickly includes using a professionally printed yard sign and neighborhood directional signs (if your HOA will allow them). Next, I ll use consumer psychology to write and design a high-quality full-color flyer to promote your home to anyone that drives past and wants more information. These flyers will be available in an attention-grabbing box which will be attached to your home s yard sign. In addition, I ll again use consumer psychology to create another flyer that will be delivered to your neighborhood. This one will help to persuade anyone who sees it to attend your open house. Trying to market real estate without using consumer psychology to write and design your advertising materials is like fishing without any bait. You can do it, but it s a lot harder to catch fish. Open Houses - 7% According to the NAR survey, 7% of all buyers found the homes they purchased by attending an open house. Now 7% may not seem like a lot but consider this, the survey got over 8,000 responses and 7% of 8,000 is 560 buyers, and that s a lot of buyers. That s why I ll hold an open house at your home as part of my overall marketing plan to get your home sold quickly. I ll promote your open house in several ways. First, I ll create a high quality flyer about your open house that I ll email to as many real estate agents in your local area as possible. Next, I ll deliver that flyer throughout your neighborhood and invite your neighbors and everyone they know to attend. In addition, I ll promote your open house on Craigslist, LinkedIn, Instagram, Facebook, and the MLS system. Last but not least, I ll use directional signs (if allowed by your HOA) to advertise your open house in the days leading up to it. By using multiple sources to announce your open house and persuade people to attend, it will no doubt be a big success and more importantly, bring you the results you deserve.
