Windows, screens, skylights, and window wells. 3. Full maintenance of patio/deck area (wood or concrete). 4. Full maintenance of walkways between garages (concrete). 5. All exterior doors/screen doors, Garage door replacement must be with wood only. (Board should consider metal). 6. Interior of unit including; plumbing, electrical, heating, air conditioning etc. required to service specific units. 7. Cable and problems associated with cable services. Association responsibilities 1. Landscape of all common grounds, walking paths and lighting. 2. Maintenance of common walkways, driveways, alleys and perimeter fencing. 3. Snow removal of common walkways, driveways and alleys when there is 2 inches or more accumulation on walkways and 4 inches or more accumulation on driveways/alley ways. 4. Priority sanding of all North facing driveways, alleyways and sidewalks. 5. Swimming pool area, tennis court and fences around the facilities. 6. Exterior unit painting on cycle or as determined needed by the Board of Directors. 7. Trash pickup and water.
Community Rules and Regulations 1-Archetectural Control A. The covenants do not permit any changes in landscaping in or around any structure (residence or common) that presently exists within Bristol Cove II without prior written approval of the Board of Directors. This includes but is not limited to, decorations, walls, shrubs, walkways and patios. Request for changes should be submitted to the Association Manager for forwarding to the Board of Directors. 2-Maintenance, Appearance and Uniformity In order to maintain the appearance and uniformity throughout the community in accordance with the bylaws and declarations of the Association the following rules and regulations are further clarified; --------~------------------------------------------ A. No articles shall be placed on or in any of the common areas except for those articles of property which are the common property of all owners of the Association. B. Live foliage, kept in good condition, may hang from balconies and porches during the summer months. Nothing else may hang from balconies or overhangs; wind chimes are not acceptable. C. Commercial door mats are acceptable in as much as they are solid in color and approximately 2' x 3' in size. No carpet scraps or indoor/outdoor carpeting is allowed. It is not the Associations responsibility to remove snow from mats, patios, porches, balconies and the passage ways between garages. It is the responsibility of each owner to keep these areas clear of debris. D. Windows; No reflective coverings/coatings of any kind is permitted. Within 6 months of your date ofpurchase there must be proper window attire. No signs other than "for rent" or "for sale" are permitted in the windows. No for sale or for rent signs are permitted in any common areas or on the median. E. Storm doors are to be aluminum or steel and colors are limited to white, off white or black. F. No owner/renter shall install wiring for electrical or telephone installation for any purpose; nor shall any television or radio antennae, machines or air conditioning units be installed on the exterior of the units or protrude through the walls or roofs of the units. This includes, but not limited to, CB, FM, Am, shortwave, microwave, ham and HBO. Satellite dishes that are installed must be in the least visible location possible to receive a signal. G. Each lot shall be kept in a clean and wholesome condition. H. No clothes lines, dog runs, drying yards, service yards, wood piles or storage yards shall be located on any lot as to be visible from the street, adjacent unit or common areas. I. No garbage, refuse, rubbish etc. shall be deposited on any street or any lot unless placed in a suitable container located solely for the purpose of garbage pickup. J. Every owner must perform, promptly, all maintenance and repair work on or within or on their own townhouse which, if omitted would effect the appearance or esthetic integrity of part or all of the townhouse project. K. An owner shall be obligated to reimburse the Association promptly upon receipt of its statement for any expenditure incurred by the Association in repairing of the common area elements damaged but their negligence or abuse, or by the negligence or abuse of their tenants, guests or agent. 3-Parking A. No parking l~front of fire hydrants or in fire lanes is permitted. This includes all driveways, driveway entrances, and entrances to garages. Guests should park next to the curb in the street know as Cove Circle. Any owner or guest failing to follow these guidelines runs the risk of having their vehicle towed at owner's expense. B. As stated in the declarations, "No commercial type of vehicles, campers, trailers, boats, recreational vehicles or trucks shall be permitted to be stored or parked on the common area elements nor shall they be parked on any common area driveways except while engaged in transport to/from the building or in the garage. This has been further defined: 1-no truck over % ton capacity will be allowed to park on the common or limited common elements (unless a vendor performing work for a resident). 2- No vans or trailers over% ton capacity are allowed. 3-R.V.'s over% ton capacity are not allowed (except to load unload). 4-Motorcycles are required to have a block of wood of adequate size under the kick stand to prevent holes from forming in the asphalt. C. Street parking is governed by the laws of the City of Cente1mial and County of Arapahoe and is not enforced by the Bristol Cove II HOA. 4-Animals No animals, livestock, retiles, or birds shall be kept on any part of the townhouse community except that domesticated dogs, cats, birds, fish may be kept in a townhouse unit so long as such pets are not kept for commercial purposes, do not make objectionable noises or cause inconvenience to neighbors. A strict limit of 2 animals (mammals) per unit shall be enforced (Excludes fish). Each owner shall be responsible for the immediate cleanup and disposal of pet excrement. All animals shall be leashed and attended to at all times. 5-Miscellansous A. No noxious or offensive activity shall be permitted upon any lot or common area, nor shall anything be done or placed on any lot or common area which is or may become a nuisance or cause embarrassment, disturbance or danger or annoyance to others. This includes but is not limited to basketball hopes, hot tubs, and loud parties after 10 PM. B. No activities shall be permitted upon any lot or common area which are or might be unsafe or hazardous to any person or property. This includes but is not limited to, the discharging of firearms, firecrackers, and open flames (Except interior fireplaces or contained BBQ's). All types of fireworks are prohibited. C. No light shall be permitted on any lot which is unreasonably bright. Owners and occupants shall exercise reasonable care to avoid making or permitting loud, disturbing or objectionable noises. This includes the playing of musical instruments, radios, stereos, televisions sets or any device that might disturb owners and tenants in other units. Quiet hours are 10 PM to 7 am or as needed for shift workers D. For your safety and welfare and to maintain the appearance of the community garage doors are to be kept closed while no one is in attendance. E. No odor shall be permitted on any lot which is noxious or offensive to others. F. Unit owners/renters and their families or guests shall not use the sidewalks, entrances and passage ways as a play area a G. No unit may be leased for a period ofless than 90 days and may not be used for hotel or transient purposes. All leases shall include the restrictions of the covenants, bylaws and community rules and regulations. A copy of all leases must be on file with the management offices. 6-Recreational Center Guide-Pool and Tennis Comi The recreational facilities are for the use and enjoyment of all owners/renters. The following guide is for the health and safety of everyone. A. No lifeguard is on duty at the pool, swim at your own risk. Pool attendant is on duty for maintenance of the pool and mles enforcement only. B. Pool hours are listed on a sign at the entrance of the pool. Anyone caught in the pool after hours will be considered trespassing. C. Pool attendant, Board members or managing agent may ask for proof of residency at anytime. No guest is permitted in the pool area without a sponsoring resident present. 7-Maintenance Fees D. No children under the age of 14 are permitted in the pool area without adult supervision. If you run day care in your unit you may not bring the children to the pool. E. Proper bathing attire is required while swimming. Frayed shorts are not permitted in the pool as they clog the filter system. T -shirts are permissible. F. No babies are permitted in the pool without plastic pants over diapers. G. Shower before entering the pool and after applying suntan lotion. H. Floats are permitted so long as they do not interfere with the use ofthe pool by other. Floating devices must be removed at the request of any resident if it is interfering with their enjoyment of the pool area. I. No pets are allowed in the pool area for any reason in accordance with the Arapahoe county health code. J. No food is permitted in the pool area. Drinks are permitted in plastic or paper containers only. K. Radios or any type of electronic device is to be kept at such a volume as to not disturb others. L. No running or boisterous conduct is permitted. Bicycles and skate boards are prohibited. No profanity. M. The tennis court is limited to Bristol Cove II residents and their guests. N. Correct tennis shoes are required, no street shoes, 0. Use extra care with metal rimmed racquets as the metal chips the asphalt court. P. No children under 14 are permitted on the tennis court without adult supervision. Q. The use ofbicycles, skate boards, hardballs etc. are prohibited on the tennis courts. R. Be considerate of others. Please limit your time if others are waiting to play. 8-Enforcement of Rules and Regulations A. Your maintenance fee is due on or before the 1st day of each month. A late charge of $25.00 will be assessed for payments not received by the 1oth of each month. The management company also may charge a $1 0 processing fee on any late payments. B. The Association will accept certified funds to cover any check returned by the bank because of insufficient funds. Should this occur twice to the same resident, all future payments must be by cashiers check, money order or electronic debit. In order to enforce the above stated rules and regulations the following procedure has been established. A complaint concerning violations of the covenants, bylaws or rules and regulations must be in writing and sent to the management offices. Upon receipt of a written complaint the managing agent shall send a letter to the resident causing the violation. Any resident who receives a violation must respond in writing to the management offices to contest the complaint within 15 days of receipt of the complaint. Failure to respond in writing will constitute an admission of the occurrence of the violation. Repeat violations for the same offense will result in fines being levied against the offending unit. Violations are handled as follows: 1st violation-warning 2 11 d violation $25 fine 3rd violation $50 fine 4 111 and subsequent violations $100 per offense and a lien being placed against the offending unit as well as potential legal fees and potential court action being taken to enforce the guidelines of the community. c/o Colorado Management & Associates, Inc.- 8100 SouthPark Way.
