Dear Seller, Thank you for listing your property with Paul Wheeler and the Accent Team. We look forward to working with you. Rest assured that we are working toward the same goal: to get you the best possible price in the shortest possible time, creating the smoothest transaction for you. We find it helps to give you a detailed overview of what to expect while your property is on the market. If you have questions about any of the items in this letter please, please ask nothing is carved in stone and we work very diligently with every seller in the way that is best for them. Our Mission Statement To educate and communicate in order to help our clients make the best decisions.

Pricing Your Home In selling your home, we are looking for market value, which is what a buyer is willing to pay for your home. Our initial listing price is just like an appraisal: It is an educated guess based on all available information on current market conditions and backed up with our years of experience. In a perfect world our initial listing price will match up with the market value. If they don't match up, then detailed feedback will provide the information we need to make any required adjustments. 3 Factors Determine Market Value Condition of your home Competition in your area Current state of the real estate market On The Market Within 24-48 hours after your home is show ready and pictures have been taken, we will enter your property into the Multiple Listing Service (MLS). What To Expect Immediately 1-2 Weeks 3-4 Weeks Information is available to Realtors in our area via Internet. The Best Day to Sell Any offers received indicate that your home's price is right. Expect a minimum of 4-8 showings. ( No offers indicate that your home's price is too high; we will make adjustments accordingly.) The best day to sell your home is the first day it s on the market. The next best day is the second day it s on the market. Early on (before stagnation) is when you get the best price.

Our Full Marketing Plan With our full marketing plan, we provide placement on the MLS (and hundreds of other search portals), a yard sign, a keybox, flyers, a sign rider with a unique Interactive Voice Response number that tells callers about the property and retrieves their information, showing feedback, weekly calls, market updates, and more. Signs & Flyers A high powered sign is invaluable. A sign, a sign rider with the Accent Team phone number, and a box of full color flyers highlighting your home's features will be placed on your property. These signs and flyers benefit you, the seller, by: Showcasing your property to buyers who are driving through your community Increasing interest in your home s selling points Attracting more buyers to call and schedule a showing Our office number is answered and calls returned by a live person at the Accent Team office. Your home is not posted on other websites by our office, but by the website itself. It can take up to 10 days to post on a few of the approximately 900 websites but most post in 24-48 hours. You will begin with a temporary generic flyer but within 5 business days we will have a detailed flyer proof sent to you for approval. Please call or email Xabi Aristu, our marketing assistant, as soon as you review it for changes. NOTE: Let us know if you get down to 10 flyers and we will mail you more. If you don t live in the home our courier will check your flyers and your property every other week. Due to city regulations we will no longer be able to place directional signs.

Interactive Voice Response (IVR) System Your home will be assigned an 1-800 number. We intentionally leave the price off of the flyers so they have a reason to call us. When a potential buyer calls for a price or more information, we capture their number and work to qualify and set up the showing. How We Attract More Buyers To Your Home Prominent Position on AccentRealtors.com Information posted to about 900 websites Google keywords and SEO Professional photos Social media posts Our Reduced Marketing Plan With our reduced marketing plan, we only provide placement on the MLS, a yard sign, and a keybox. With regard to showings, our experience tells us that with reduced marketing you can expect 1-2 showings within the first 3-4 weeks. Remember, you can upgrade to our full marketing plan at any time to take advantage of our most aggressive marketing strategies! During Showings Expect visitors at any time. Realtors will call you in advance to schedule a time for their clients to view their property. Realtors may also stop by as they are driving through your neighborhood rather than calling to schedule a showing. Leave your home during showings. This allows buyers to view your property in private to discuss your home without hurting your feelings. Let us follow up with Realtors who have

shown your home. If you do pass them on the porch, make sure they use the keybox so we have record of the showing. Protect your valuables. While the risk of theft is minimal, I strongly urge you to lock away all items of value (jewelry, cash, guns, etc.) in a safe place. The Accent Team is not responsible for losses during this listing period. Keep your home show ready. Just like any other showroom, your property needs to appear in perfect condition every day. Keep your lawn manicured, touch up the trim, and tidy the inside of your home so that your home can sell faster. Please remember, if your property is vacant, utilities must remain on/active until it sells. Feedback. I will share the feedback from showings each week during our weekly phone conversation. Open Houses On rare occasions we may have a Buyer Specialist who requests to hold your home open to the public. If this is the case, we will call you and discuss first. Typically, though, we do not host open houses. This is because weekend open houses seldom result in sales, and now that 98% of buyers search online for homes, the Internet has essentially replaced the need for open houses. Broker s opens were also used before the Internet. How Often We Will Personally Show Your Property I sell more real estate than all the Realtors in the area and I sell a very high percentage of my own listings, but it is possible that I could go through a listing period without having the right buyer for your property. I may not be the selling Realtor (the Realtor representing the buyer), but our marketing will definitely be the reason your property sells when a buyer comes through another Realtor! Communicating With Other Realtors A Showing Realtor is required to take all communication through the Listing Realtor. If an agent calls you for anything other than setting up a showing appointment, please tell them to call us at the office and we can give them all the information they need. You may also want to update your voicemail to facilitate showings of your property by other Realtors. Ask that Realtors leave their name, office name, phone number, and the time they plan to arrive at your home.
