Situation Knebworth Lodge is peacefully tucked away in rural countryside on the outskirts of the village of Old Knebworth. This traditional village has a pub, church and cricket pitch. Further daily amenities can be found less than a mile away (0.6 miles) in the village of Knebworth, including a primary school, post office and a doctor s surgery. Welwyn Garden City ( 5.7 miles) provides a greater range of comprehensive facilities whilst the larger historic town of Hitchin lies to the North (9.2 miles) and offers a wide selection of restaurants, shopping and entertainment. Nearby Stevenage has many retail parks. A direct train operates from Knebworth rail station to London Kings Cross, offering a service taking approximately 23 minutes. Trains also run from nearby Welwyn Garden City to London Moorgate (from 35 minutes). The A1(M) can be reached at Stevenage or Welwyn Village offering a direct route into central London and the North. Knebworth Lodge is well located for a number of excellent state and independent schools which include Heath Mount, Haileybury College, St. Edmund s College, Sherrardswood, Princess Helena College, and St Christopher s. The area offers a range of leisure pursuits fishing on the Rib Valley; theatres at Hertford and Welwyn Garden; excellent golf courses on the doorstep including Knebworth Golf Club and Brocket Hall; and cricket at Knebworth Cricket Club within the grounds of Knebworth House Stately Home and Park of which Knebworth Lodge once formed part. Knebworth Lodge Historical Note The original Knebworth Lodge is believed to have been built in 1420 as a Hall House, with extensions in the 16th, 17th and 20th Centuries. The house is listed Grade II. Notable occupants include CF Cobbold (later Lord Cobbold, who became Governor of the Bank of England) and his wife Lady Hermione Lytton between 1943 and 1949; and between 1949 and 1954, Pamela, Dowager Countess of Lytton who was formerly Pamela Chichele- Plowden and was allegedly Winston Churchill s first love. They remained close friends and Churchill may have visited on several occasions. The Property Grade II listed being of architectural and historic importance, Knebworth Lodge is constructed with a white rendered finish under a tiled roof. Internally, the house combines light and spacious reception rooms with seven comfortable bedrooms on the first and second floors. Of particular note is the drawing room, centred on an attractive open fireplace and French doors opening onto the paved loggia overlooking the gardens. The dining room is well proportioned with a magnificent inglenook fireplace. The kitchen is beautifully finished with farmhouse style old pine units under granite work surfaces and includes a four oven Aga. Double doors lead through into the conservatory. Outside are a range of traditional brick built outbuildings including an extensive homeoffice with a separate kitchen and shower room and upper floor bedroom space. Adjoining is a large workshop with twin stables and three large garages. Planning consent has been granted for change of use to convert the workshop, stables and garages to provide two bedroom secondary accommodation. A separate planning consent has been granted for replacement garages of a style in keeping with the existing outbuildings. Gardens & Grounds The gardens and grounds provide a tranquil setting for the house, laid mostly to lawn and surrounded by a selection of mature trees. A large ornamental pond with a fountain and waterfall provides an attractive feature and is a haven for wildlife. Protected by a tall beach hedge is the all-weather tennis court, next to which is the paddock, ideal for a pony. A productive multi fruit tree orchard lies across the drive from the front door.
