Here s How to Do a Simple Property Search. Conducting a Search Using the Single Property Search First step to conducting a property search is selecting the state and the county in which to search. Then, search by any combination of the following: Owner s Name (add first initial or enter owner s first name to narrow results) this will be an open ended search. Any name starting with the string of letters entered will be returned. (i.e. entering Smith would return the name Smith or Smithson) Street Number returns the specific number entered Street Name open ended search Subdivision open ended search Block/Lot open ended search Parcel ID open ended search Enter your search criteria and click the SEARCH button under the search fields or simply hit your ENTER button. Note: The less information you input in your search, the more results will be returned. There are wildcard keys to use if you are uncertain of a spelling or address The % sign can be used as an alphanumeric wildcard. It will only be necessary at the beginning of the word. E.g., if you search Wood in the Subdivision field, you search would return any Subdivisions beginning with Wood such as Woodlawn. If you search using %Wood, your results would include Woodlawn but also include Idlewood. The _ (underscore) can be used as a numeric wildcard at either the beginning or end of a number. This wildcard will work in Street Number in the Single Property Search. It will also work in the Lot number and Page number in the Advanced Search. E.g., if you search _34, street numbers such as 134 will be returned. If you search 34_, street numbers such as 348 will be returned. After entering search criteria, click Search or hit the Enter key.

Single Property Search Results Any properties meeting the specified criteria will be displayed as seen below. By default, results will be sorted alphabetically by owner name, but can be sorted by any column by clicking on the column heading. Click the owner s name to open and review the property report. Viewing the Property Report The Property Report is broken into the following headings: LOCATION: This is the physical address of the subject property. Also includes Subdivision and County information. CURRENT OWNER: Gives the name and mailing address of current owner (may be different from Location if they are an absentee owner or have a PO Box) and a link to the White Pages telephone listing. PROPERTY SUMMARY: General information about the property: Property Type, Land Use, Improvement Type and Square Feet GENERAL PARCEL INFORMATION: Parcel ID, Alternate Parcel ID, Map Page/Grid, Flood Zone/ Panel, MLS Area/Sub Area and Census Tract/Block CRS Data 341 Troy Circle, Knoxville, TN 37919 865-584-8017 800-374-7488

SALES HISTORY: shows any available sales history. TAX ASSESSMENT: shows appraisal & tax information for the last 3 years. MORTGAGE HISTORY: if available, any mortgage data associated with the subject property, including second mortgages, refinances, etc. There will be a link to see Mortgage (trust) Details. PROPERTY CHARACTERISTICS: Broken into the following sections: Building, Extra Features, Lot, Utilities/Area LEGAL DISCRIPTION: Legal description of property as described in the warranty deed. Customizing the Property Report The Property Report can be customized for sharing. Certain headings can be Hidden or Minimized. Notice the Show/Hide toolbar across the top of the Property Report. Uncheck any of the selection boxes to hide that heading on the report.

You can also look for the X box in the heading section and click to hide or in some sections, Minimize. To further customize the Property Report, the Property Map that appears in the top right hand corner can be replaced with an alternate picture, such as the property, your logo, etc. To upload a picture, click the Choose File button located below the Property Map. After clicking the Choose File button, a dialog box will open allowing you to select a saved image to upload to the Property Report. The uploaded picture will only be a temporary file. Once you navigate away from the Property Report, your image will not be saved for future use.

Printing, Emailing and Saving the Property Report Notice the Print, Email and Save buttons contained in the Property Report. Each button will prompt you to select either the Standard or Condensed version of the Property Report. The Print button will also have the option to print in black and white. Select this option if you do not have a color printer. To Print the Property Report Place cursor over the Print button Select from Standard, Condensed, Standard B&W, or Condensed B&W Choose your printer when the dialog box opens and click Print To Email the Property Report Place cursor over the Email button. Choose Standard or Condensed. Choose Open from the File Download dialog box. Once the file is open, go to File, Attach to Email. (This works best with Microsoft Outlook) To Save the Property Report Place cursor over the Save button, Choose Standard or Condensed Choose Open or Save from the File Download Dialog box. The file will be saved as a PDF. Bookmarking a Property Report Bookmarking a Property Report provides instant access to that report without going through the search process. To Bookmark a Property Report, click the Bookmark link located to the right of the Save button. Once a property has been bookmarked, it can be accessed by going to the Single Property Search page. Look below the search fields for the Bookmarked Properties heading. Any bookmarked properties can be accessed by clicking on the owner s name. There will also be a section of Recently Viewed Properties. This is a list of the 10 most recently viewed properties. Obtaining Additional Information about the Subject Property and Surrounding Area While viewing a Property Report, you have access to Comparables, Maps, Subdivision Info and Area Info. To access this information, click any of the available tabs.

Comparables To see how your subject property compares to other recent sales in the area, use the Comparables tab. The system uses default search criteria to locate similar properties and create a Comparative Market Analysis. Included in the CMA is the Average Cost per Square Foot and three Estimated Market Prices. Note: The explanations link gives a customized explanation of how each Estimated Market Price is calculated. All Comparable properties will be displayed on a map along with two charts representing the Sales Prices of Comps and Cost per Square Feet of Comps. Your subject property will be represented in red and all comparable properties in brown. The Search Parameters section allows you to adjust the search settings to expand or refine your list of comparable properties. Make any adjustments and click the update button. This will refresh your results and recalculate the Estimated Market Prices. Using the Subject and Comparable Properties list, you can review the list of comparable properties. To view the Property Report for any of the Comparable Properties, click the property address. The Property Report will open in a new window. Use the Previous Report and Next Report buttons to scroll through all the Comparables Property Reports. To remove a specific property from the Comparables list, check the selection box next to the property and click the Remove button. This will refresh your results and recalculate the Estimated Market Prices. You have the option to Print, Email, or Save the Comparables Report.

Bing Maps Property map integrating Bing virtual Earth with GIS parcel information. By using the Bing Maps, you can evaluate the area surrounding your subject property using Layers. Using the Tool Bar Zoom In click on the Zoom In button. The map will zoom in keeping your subject property centered. The zoom magnifying glass will grey out when you have reached the maximum zoom. Zoom Out click on the Zoom Out button. The map will zoom out keeping your subject property centered. Pan/Hand place your cursor anywhere on the map. Your pointer should look like a hand. Left click, hold and drag to reposition your map. 2D default map view 3D provides a 3 dimensional map view. (May require downloading). Road turns off the aerial view to provide a clearer view of roads and parcels Aerial default view of Bing virtual Earth integrated with GIS parcels Bird s Eye provides and angled view of property (layers are not available in this view). Hybrid provides street names Identify select Parcel from the drop down box. Click on a parcel to view additional information about a parcel. (Alternately, you can right click on parcel to view the information without selecting Identify.) Measure access different measuring tools: Lon/Lat select from the drop down box. Place the globe on the map to get the longitude and latitude for that area Distance select from the drop down box. Click once on the map to start a measurement and click each time you want to change directions. Click twice to obtain the distance measured. An information box will pop up with the measurements of each line. Use this tool to measure the length of the parcel on the street (frontage) or the total perimeter of the parcel. Area select from the drop down box. This tool allows you to measure any area on a GIS Map that is visible on the screen. Click once to start the measurement and click each time you want to change directions. Double click to end the measurement and obtain the area. An information box will pop up with the Square Footage, Area, and distance of each line. You can turn off the measurements by selecting Measurements from the CRS Layers drop down menu.

CRS Layers The Banker Suite enables you to add or remove layers on the Property Map. From the Tool Bar, place your mouse over CRS Layers to view the options from the drop down list. By default, Parcels, Measurement, Subject Property and Dimensions (where available) will be turned on. To turn layers on and off, select that layer from the menu. If the layer shows in bold text, it is active on the map. Some layers may not be available until you zoom in on the map. CRS Layers Parcels makes the parcel lines active on the map Recent Sales - select a timeframe. (Only parcels with MLS sales recorded will be highlighted on the map.) A legend will appear in the top right corner of the map. Any recent sales will show as highlighted parcels corresponding to the color matching the sales price. Labels (some labels will not be available unless zoomed in on the map) Deeded Acreage shows the deeded acreage for parcels on the map System Calc Acreage shows the calculated acreage based on GIS dimensions. Helpful if the acreage has not been recorded on the deed. Owner Name parcel s owner name displays Property Address parcel s street number displays Parcel ID parcel ID is displayed Last Sale Date/Price only displays if MLS sale history is available Dimensions shows the GIS lot dimensions Subject Property on by default; marks the subject property with a house icon You have the ability to Print, Email, Save or Copy the Bing Maps. When using the Copy option, a new window will open with the image of the map. Right click on the new window and select Copy. Now the image can be pasted into another document, such as a Word Document.

Other Related Map Links Flood Map: When you select the Flood Maps, a new window opens. This first step will help you identify on which flood map your subject property is located. On the upper left side of the screen, there will be flood maps. A green circle on the flood map indicates the area where your subject property is located. Look under Map Search Results to locate the map where your subject property is located. Usually, the first map listed will correspond to the center map. Once you click the View button, a new window will open. Here you can zoom in on the flood map to ensure that you have located the area of your subject property. Use the zoom and pan toolbar on the left side of the screen to navigate around the flood map. Once you have identified the area of your subject property, click the Make a FIRMette button below the zoom buttons. In the final step, drag the pink, shaded box over the area of your subject property. Once the page has updated, click the Adobe PDF button to create your flood map report. Topographic Map: The map displayed is provided by the U.S. Geological Survey. Use this map to research the subject property and look for any significant drop-offs or extreme changes in elevation. The window is centered as close as possible to the subject property. Use the arrow keys, located at the corners of the map, to move in different directions. Subdivision Info This tab provides any available infromation with regard to covenents & restrictions in the immediate area of the search target. Area Info This tab will provide you with Demographic information (provided by the 2000 Census) and School Reports. Demographics The Demographics section shows the Census tract of the subject property and the surrounding areas on a map. This could be useful if you wish to search a neighboring Census tract. Below the map, there is a breakdown of information separated by Population Profile, Socio-Economic Profile, and Housing Profile.
