With offices located throughout the state, affordable rates, and online tracking of your file status at our award winning website P&T is even more service oriented and convenient. Whether you are already a client or considering retaining P&T and would like to learn more about us you may access more information and convenient tools for the real estate closing process online at: www.peck-tuneski.com It is our distinct pleasure to hear from you as a new client, and to work with you to best serve your individual real estate needs. It is in this manner that P&T has proudly developed many long term professional relationships serving the repeat business needs of our growing clientele. Representing The Interests Of The Lender P&T is experienced in representing the interests of small or large, institutional Lenders, at reasonable and affordable rates. Our staff of closing coordinators provide efficient and personal points of contact for each transaction. Lenders and their customers are assigned a closing coordinator for each transaction and that person is responsible for the file through the closing. We are capable of receiving our closing documentation in any format necessary. HUDs can be sent via facsimile or e-mail for review prior to closing. After settlement, our post-closing department completes all applicable closing requirements and returns the file to our lender client. Title policies always accompany the file when the closing package is sent and our post-closing department is available to provide any necessary follow-up after the loan documents have been returned. Our fee structure is most competitive. We strive to provide quality legal closing services at reasonable rates for all of our lender and borrower clients. A comprehensive explanation of fees are enclosed for your consideration. Lenders can be confident that P&T s thorough and seamless management of the closing process protects and represents their interests efficiently and affordably. Representing The Interests Of The Buyer P&T recognizes that the buying process may seem very confusing especially to first time Buyers and/or Borrowers. We strive to make this process as comfortable, streamlined and easy to understand as possible.

Real Estate Closing Services continued Typically, P&T as your attorney will also represent the interests of your Lender resulting in less attorney fees paid by you at closing. In the event you retain your own personal attorney, different from the Lender s attorney, you will incur additional expenses for such personal representation. Complete and full disclosures regarding Buyer representation and the law are available on our website. As part of our Buyer or Borrower representation, P&T provides the following services: Reviewing the Purchase and Sale Agreement (P&S) between you and the Seller if requested. Performing and reviewing the title search for the property you are purchasing. Resolving contract issues which may arise during the pendency of your purchase. Answering general questions you may have about the closing process. Coordinating your closing and representing you at the closing by reviewing all closing documents and explaining their meaning and significance to you. Recording all documentation with the Town Clerk. Issuing title insurance for both you and your lender to protect your interests in the property against title defects. The Closing Process: What All Buyers Should Know The application to your Lender for a home mortgage loan invariably leads to your closing attorney s office. You may have several questions which typically include what the role of the closing attorney is, what tasks he or she will perform on your behalf, and what will take place at the closing. It is important to understand that your closing attorney may represent the interests of the Lender, as well as your interests as the buyer. If your loan transaction is of the common Fannie Mae/Freddie Mac/FHA variety, the loan documentation and the promises and obligations you must agree to are uniform throughout the state and, in most instances, the entire United States. Therefore, your interests are protected by the uniformity of the documents you will be asked to sign. In most situations in Connecticut, the Lenders attorney also represents the interests of the Buyer/Borrower. P&T makes every effort to assist Borrowers in the mortgage loan transaction. Sometimes issues are discovered in the title search regarding the record title to a Seller s property. If there are title issues, we work with the Buyer/Borrower to keep them fully informed. We seek to resolve title issues and disputes as reasonably and amicably as possible. The fees quoted by your Lender include those associated with a standard residential loan transaction, including: Attorney s Fees / Title Search / Title Insurance / Recording Costs: Courier & Certified Copy Fees. As a Buyer considering legal representation by P&T, you may access more information about our fees, as well as all the various aspects of the real estate closing process at: www.peck-tuneski.com

Real Estate Closing Services continued Representing The Interests Of The Seller P&T can represent you as a Seller for a reasonable and affordable fee while providing you with the comfort you need to proceed confidently with the sale of your home, investment or commercial property. As part of our Seller representation, P&T provides the following services: Resolving contract issues which may arise before your closing. Explaining the closing process to you and helping you to understanding what your Buyer s financing requirements mean to you. Correcting title issues that may be found after a title search of your property by your Buyer s attorney. Coordinating your closing and representing you in the closing by reviewing all closing documents and explaining their meaning and significance to you. Answering general questions you may have about the closing process. Preparing all documents necessary to convey the property to your Buyer. As a Seller considering representation by P&T, you may access more detailed information about the real estate closing process at: www.peck-tuneski.com
