HOLMBURY COURT New Build CLIENT: Private BRIEF: To demolish and build a 1700 sq ft new build block of 2 apartments, to the Architects very modern and stylish design. The build to NHBC standards and details, thus allowing the client the benefit of a 10 year warranty on the build from NHBC. PROJECT DURATION: 40 Weeks The site had a number of challenges that became apparent once the demolition was completed and the build started. The soil sampling once the concrete slab was removed showed that ground was unable to support standard trench foundations, due to the site being concreted over for many years and had become to desiccated. So after a variety of options were considered, the only option was to pile the site. Additional challenges were in the site access. This proved difficult for the larger transportation vehicles and so many raw materials had to be hand carted to the site. Nonetheless the result is a fantastic high quality finish and the design takes full advantage of the site position and both apartments bask in natural light. design and construct 5

SCHOOL GREEN YARD New Build CLIENT: Development Company ARCHITECT: Visionstream & Catharine Slade Design BRIEF: Restore and rebuild apartment to maximize space. PROJECT DURATION: 62 Weeks This development was undertaken on behalf of a Development Company who owned the land and the planning to build 6 homes on the site. Visionstream as accredited NHBC members were selected to undertake the complete build process as a turnkey project. The deliverable timescale required had to be extend by 2 weeks due to the site requiring additional foundations with ring beams. The site itself had been covered for main years with heavy concrete slab which had led to a desiccation of the soil and furthermore during excavations it was discovered that the public storm drain had been damaged from the road and storm water had been draining underground onto the client s land. This was remedied with the assistance of the council contractors and the storm drain re-directed to ensure that such an event would not re-occur, however it meant that traditional foundations could not be used. Visionstream obtained an NHBC site quality award for this development and the units were sold within 6 weeks of being marketed for sale. design and construct 19

DEVONIA ROAD Property Refurbishment CLIENT: Private ARCHITECTS: RMA BRIEF: To remodel and extend a 2200 sq ft town house. PROJECT DURATION: 10 Months Visionstream were engaged to undertake an extensive remodel and refurbishment of this London Townhouse. The house now features high level glazing, concrete floors to the basement area as well as a fantastic welcoming garden. Visionstream were careful to ensure that the fusion with the traditional and contemporary was seamless. Features of the build include the stunning floating staircase, concrete floors and stunning garden. 7

WARWICK GARDENS Re-model & Renovation CLIENT: Private INTERIOR DESIGN: Visionstream BRIEF: To update the bathrooms, kitchen and finishes internally plus landscaping of the garden. This being their first apartment they looked to Visionstream for design guidance. PROJECT DURATION: 8 Weeks This is the client s first property and they were keen to upgrade and modernise it to suit their lifestyle. The 1970 s kitchen and bathrooms were removed and replaced contemporary modern sleek fittings. The west facing walled private garden has been landscaped in a simple fashion with new paviors and turf to maximise the sunlight and create a kitchen garden feel. 9

EDGWARE ROAD Residential Investment Block CLIENT: Portfolio Client ARCHITECT/DESIGN: Client BRIEF: Complete renovation of a large number of apartments in an Art Deco block. PROJECT DURATION: 24 Weeks Visionstream worked closely with the team of project managers and interior designers to ensure that all renovations met the high levels of quality and finish expected by the client. The units were all sold to overseas customers. A number were purchased off plan. 11

EDGWARE ROAD Residential Investment Block CLIENT: Residential Property Company INTERIOR DESIGN: Client BRIEF: Provide a fast track service for the renovation of 10 London apartments, whose condition had fallen below rental standards. PROJECT DURATION: 16 Weeks All apartments were completely stripped and internal modifications were made to maximise space. Visionstream s specialised workforce was contracted to undertake the complete renovation process from new mechanical and electrical layouts to final finish coats. 13

PARK WALK Renovation Investment CLIENT: Portfolio Investment Company INTERIOR DESIGN: Client BRIEF: Modify and redevelop a 1980 s gate development of flats in London s Chelsea. PROJECT DURATION: 19 Weeks The client was dissatisfied with the original design, layout and finish in these apartments. Visionstream worked with the client s interior designers to create a new upscale design that could be successfully replicated across all of the flats in the development. 15

PARK WALK Renovation Investment Each apartment was re-designed to make best use of the light and space available. Careful planning and design ensured that each property had a minimum of 2 bathrooms, a separate cloakroom, a spacious kitchen and living room. Contemporary cabling and technologies were installed to control sound, lighting, Internet and TV. High quality fixtures and fittings were installed throughout. 17

FORSET COURT Communal Areas CLIENT: Managing Agent INTERIOR DESIGN: Client BRIEF: Complete internal restoration of communal areas in a large (12 floors, 100 flats) residential block in London s West End. PROJECT DURATION: 22 Weeks Renovations were made to corridors and stairways, the Managing Agent s offices, as well as welfare facilities for staff and visitors. The building s two lifts and lift shafts were overhauled and fireproofed. Visionstream was Principal Contractor on this project and used both direct and indirect labour to deliver the client s requirements. 21

CHURCH Restoration CLIENT: Catholic Diocese INTERIOR DESIGN: Diocese BRIEF: Restore and renovate areas of church that had fallen to disrepair. PROJECT DURATION: 20 Weeks The Church is attached to a convent that had been empty for a decade. The church offices and hall were located in areas of the convent and these areas had fallen in to a bad state of repair. The hallway above, had layers of decaying lining paper, was damp and had badly damaged tiles upon which had been a carpet that was worn and dated. We were asked to restore the corridor, hall, hallways, courtyards and replace kneeler stones in Chimney Flue plus restore the church offices. The tiled hallway was re-instated and repaired and extensive restoration works carried out using traditional methods of workmanship. 23
