EPC for: Oak Tree House Cross Lane Head Astley Abbotts Bridgnorth WV16 4SJ This property is: Freehold The Energy Performance Certificate attached provides a performance rating in terms of the property s energy efficiency and environmental impact. The Energy Performance Certificate also lists cost-effective measures that homeowners can take to improve the energy efficiency of the building. The certificate provides contact details for the Energy Savings Trust, who can help you find out whether you could be eligible for grants or discounts to help carry out these improvements to this property. Two ratings are shown on this certificate. The environmental impact rating is a measure of a home's impact on the environment in terms of carbon dioxide (C02) emissions - the higher the rating, the less impact it has on the environment. The energy-efficiency rating is a measure of a home's overall efficiency. The higher the rating, the more energy-efficient the home is, and the lower the fuel bills are likely to be. The average property in the UK is in bands D-E for both ratings. Each rating is based on the performance of the building itself and its services (such as heating and lighting), rather than the domestic appliances within it. This is known as an asset rating. The certificate also lists the potential rating of the building if all the cost-effective measures were installed. The ratings will vary according to the age, location, size and condition of the building. The potential rating on the certificate will take these factors into account, and the suggested measures will be tailored so that they are realistic for the particular building. Alex-Eyitene Total floor area: 307m² This document is a Predicted Energy Assessment required to be included in a Home Information Pack for properties marketed when they are incomplete. It includes a predicted energy rating which might not represent the final energy rating of the property on completion. Once the property is completed, the Pack should be updated to include information about the energy performance of the completed property. Energy performance is rated in terms of the energy use per square metre of floor area, energy efficiency based on fuel costs and environmental impact based on carbon doxide (CO 2) emissions. Energy Efficiency Rating Environmental Impact (CO2) Rating Very energy efficient - lower running costs Very environmentally friendly - lower CO2 emissions (92 plus) A 82 (92 plus) A 79 (81-91) B 82 (81-91) B 79 (69-80) C 82 (69-80) C 79 (55-68) D 82 (55-68) D 79 (39-54) E 82 (39-54) E 79 (21-38) F 82 (21-38) F 79 (1-20) G 82 (1-20) G 79 t energy efficient - higher running costs t environmentally friendly - higher CO2 emissions England & Wales EU Directive 2002/91/EC England & Wales EU Directive 2002/91/EC The energy efficiency rating is a measure of the overall efficiency of a home. Order Reference:20110185 21 April 2009 OAK TREE HOUSE, CROSS LANE HEAD, ASTLEY ABBOTTS, BRIDGNORTH, WV16 4SJ Question 3 Where relevant, please include a copy of an extract from the public sewer map. map is included, as there are no public sewers in the vicinity of the property. Q3 û Map t Provided Pipes that are shown on the public sewer map as sewers, disposal mains or lateral drains are defined as those for which a Sewerage Undertaker holds statutory responsibility under the Water Industry Act 1991. A Sewerage Undertaker is not generally responsible for rivers, watercourses, ponds, culverts or highway drains. Question 4 Does foul water from the property drain to a public sewer? This enquiry appears to relate to a plot of land or a recently built property. It is recommended that drainage proposals are checked with the developer. Q4?, New Development The connection status of the property is based on information held on the billing records by the responsible water company. Sewerage Undertakers are not responsible for private drains and private sewers that connect the property to the public sewerage system, and do not hold details of these. The property owner will normally have sole responsibility for private drains serving the property and may have shared responsibility with other users, if the property is served by a private sewer which also serves other properties. These may pass through land outside of the control of the seller and the buyer may wish to investigate whether separate rights or easements are needed for their inspection, repair or renewal. If an extract from the public sewer map is enclosed this will show known public sewers and lateral drains in the vicinity of the property and it should be possible to estimate the likely length and route of any private drains and/or private sewers connecting (or that would be needed to connect) the property to the public sewerage system.
