MOORSTOCK HOUSE Moorstock House is an outstanding country estate that enjoys a truly idyllic setting within the glorious Kent countryside. We purchase the property seven years ago, says Lucy, and as well as the sheer beauty of the house, the grounds and the surroundings, I d say that it was both the amount of space and the fle ibility of the accommodation that sold it to us. t that time we had our five children and my mother living with us, so having seven bedrooms including the anne meant that there were no arguments. nd another really important factor was the ease with which my husband could get into the city. We moved from London, so he was used to an easy commute, so having shford relatively close at hand was also very important.

DESCRIPTION This stunning country estate is set in a private location, surrounded by countryside with views towards the North Downs. The whole comprises the main six bedroom house with a one bedroom attached annex, a detached one bedroom cottage and a superb pool garden consisting of heated swimming pool and changing rooms. Further to this is a stable block with tack room and hay store and a large outbuilding with workshop, storage area and garaging. All set in around 18 acres of landscaped gardens and paddocks. THE MAIN HOUSE This beautiful Grade II Listed house is believed to date back to the 17th Century with further additions in the 19th and 20th Century. The overall accommodation is spacious, light and airy with many character features throughout. The additions to the property give both flexibility and potentially additional income. In the main house the ground floor has four reception rooms including a 31' drawing room and conservatory with stunning views. The kitchen /breakfast room compliments this wonderful home and includes high quality fitted cabinets and a 4-oven Aga. French doors open out onto a wonderful decked area offering a magical view of the stream and the original 17th century stone footbridge. The first floor accommodation comprises a spacious landing with a large area currently used as a music room. There are six bedrooms of which three have en suite facilities. Two of the bedrooms share a connecting dressing room and there is also a family bathroom with a separate WC. The attached annex can be accessed via the main house through an adjoining door in one of the bedrooms. This bedroom could provide an additional room to the annex.

Seller Insight The house was very dated when we moved here and in need of a complete overhaul, so bit by bit we ve gone through it with a fine tooth comb and renovated from top to bottom. The whole of the main house, including the annex, has been beautifully brought up to modern standards and we also knocked four rooms into one to create a fabulous kitchen/dining and living space. We have eighteen acres of glorious grounds, so the whole of the ground floor is muddy-boot proof, I ve put radiators under coat hooks for rainy days and we have a separate hallway just for wellies, so the children can pile in after an afternoon spent playing in the fields and it s not a complete headache. It s definitely a family orientated home that s warm and comfortable, but at the same time it s also very beautiful. As a family we ve spent so much time outside enjoying these beautiful grounds, continues Lucy. We have breakfast on the deck outside the kitchen, which overlooks the little stream; we have lunch on the south-facing terrace and BBQs by the pool. We ve also had the space to entertain family and friends, so there have been bonfire parties in the field, the stables have double up as a bar and on the spur of the moment we ve been able to say everyone back to ours for a swim. It s a place that has afforded us an idyllic lifestyle. I really don t have one particular favourite room, says Lucy. We re very lucky because all the rooms are a pleasure to be in and every one has something lovely about it; even the boot room has a beautiful view. My mother is in her 90s, so we needed to be somewhere where she could still have her independence, not stuck in the middle of nowhere, says Lucy. Here she can walk into the village where there s a shop, a Post Office and a doctor s surgery, and when she wants her hair done she takes the bus into Ashford and hops on a train to London. When we moved here the cottage was being used as a garage, so that too has been beautifully renovated into gorgeous home for my mother, says Lucy. The main living area is particularly lovely as it has enormous floor-to-ceiling glaze oak doors, so not only is it flooded with natural light, but it makes the room feel part of the garden. I must say that I m the driving force behind the move because it s always been my dream to build a house from scratch, but we ll all be sad to leave, says Lucy. There s so much that I ll miss, but most of all it s the fact that we ve been able to share it; that s where we have been so lucky and it s meant that it s always been a house that s full of fun and laughter. It s been a very happy home.

THE ANNEX A delightful one bedroom annex with access via both the main house and the outside. The sitting room has French doors leading to a private patio area. The kitchen is comfortably fitted with ivory cabinets and integrated appliances. Upstairs the landing leads to the bedroom, an upstairs bathroom and separate cloakroom. The stable door gives access to the side. OUTSIDE The property is located within impressive grounds of approximately 18 acres. The driveway is approached via electric gates leading to ample parking for several vehicles and a turning space. To the left is a brick hay barn, garages, store and undercroft. The victorian style cedar greenhouse is a gardeners delight with plenty of space for increasing plant stock.there is also a summerhouse providing an ideal retreat. The field, paddocks and water meadow provide fabulous views. The pond provides an extended water supply and an excellent stable block, yard, hay store and tack room.
