Introduction Welcome to working with Allstate Appraisal! We are thrilled to offer our valuation, appraisal review and Appraisal Management Company Services. In this booklet, we will provide you with a brief background on our company, introduce you to your key contacts here, and also provide a quick overview of our AMC process. The remainder of the document covers how to place orders through our current technology platform called Appraisal Scope. Background Allstate Appraisal was founded in 1959 operating out of the Beverly neighborhood in Chicago until the mid-1970 s when we moved our corporate offices to Chicago s south suburbs, where we continue to operate out of today. Allstate Appraisal is a national Appraisal Management Company (AMC), as well as a conventional Appraisal firm employing a large full-time appraisal staff throughout the Chicago Metropolitan Area. We presently employ 70-full time staff, and manage an approved appraiser network, consisting of roughly 3,500 fully vetted commercial and residential appraisers covering all 50-states and US Territories. Allstate is the oldest AMC located in Illinois, having founded this division in 1992. Our longstanding roots in the Chicago Metro area, coupled with our large full-time local appraisal staff result in a heightened level of geographic competency, which is reflected in our consistently high-quality work product and service to our clients both as an AMC and local appraisal firm. Our AMC Process When you place an order with Allstate through our platform called Appraisal Scope, the following diagram summarizes the steps undertaken to process each order. Following this document are the instructions on how to place an order with us. 3
1.0 Placing and Managing Orders 1.1 Logging into etrac First, you ll need to login to Appraisal Scope, go to https://www.vmscloud.co/otherusers/indexclientlogon.aspx?companyid=4930 Enter your username and password supplied by Allstate Appraisal and click the Login button. Click on the Client Menu option to view your dashboard. 1.2 Placing an Order Once you re logged in, you ll be able to place an order by clicking the Place an Order option from the menu on the lefthand side of the screen. 4
You will then be presented with the Order Form to fill out, the required fields are: Loan # Name (Borrower Info section) the name of the borrower. Subject Property section all the property information such as Address, City, State, etc. Assignment Info section: Report Type this is the appraisal type you re wanting to order. Intended Use use case for the appraisal Billing Info section this can be left default if you re being invoiced by Allstate. Once the above information has been entered, click on the Save button at the bottom to submit the order. 5
Once the order has been submitted, you will have the option to confirm the details of the order and the option to print the order for your records. To attach a file to the request, click on the Browse button at the bottom of the order, you can upload up to (2) files at once. Please select a File Type as well to categorize the file you re uploading once you ve selected the file(s), click on the Upload Files button: 6
1.3 File Inquiries To place an inquiry, click on File Inquiries option at the bottom of the order: On the next page, you will be able to request any additional information for the order or ask that revisions be made. You are also able to see any historical inquiries made on this file by clicking on the File Inquiries History link near the bottom of the page. 7
1.4 Viewing Completed Orders Once you re logged into the system, you ll see a list of all your Open orders. 1. On the left-hand side, you ll see an option for Completed Orders, click on this link to be taken to your completed orders screen. 2. If you click on the Red Arrow you will be taken directly to into the files section. 3. Additionally, you can also get to the file listing by clicking on the File # for the order, scroll down to the bottom and click on the Files Available for Download button: This screen will display all of the available files for you to view. Click on them to view each of them. 8
