The Buying Process

Customized Communication No two clients are the same, and I don t expect everyone to like the same type of communication! Some buyers like to be communicated with daily, some weekly. Some via phone, some email and some in person. When communicating with me, here s what each option looks like: My Phone Communication plan We ll talk weekly (but also immediately if needed) when new listings come on the market (or have a price reduction). I ll also email you the listings and then give you a call so we can make a plan to see the listings that appeal to you. My online communication plan: I ll sign you up for ListingBook. This is a great tool for you to search for properties. I will check in daily to see what you like and reject and call you to set up appointments to view the chosen homes. My live communication plan: We ll meet on a weekly basis or perhaps more often if something comes on the market that I think fits your criteria to a T. We will sit down and I will show you a preview of the homes that meet your needs, then we will make a plan to go out and tour them.

Staying in Touch We stay in touch with our prospective buyers throughout the year. Buyers Process The Buying Process is one that has many different steps. It is not simply a matter of finding a house, writing an offer, taking money, closing and moving in. There are many important steps that must be adhered to and listed below are the most important ones. It is my job to orchestrate the successful execution of each of these steps: Getting Pre-Approved for a Home Loan Determining your wants and needs The Search Begins Re-analyzing your wants and needs The Search Continues Previewing Properties New Properties On The Market Proactive Search Determining Your Offering Price Writing the Offer Negotiating With The Sellers Home Owners Association Title Commitment Inspection Resolution Appraisal Signing the Paperwork Closing Possession

Steps in the Buyers Process Working with a knowledgeable and professional real estate agent can help make the home buying process a memorable and enjoyable experience. Financing Before you start your home search, it s important to assess your financial situation and, when possible, get preapproval from a lender. I can refer you to a financial institution that will help you create a plan that fits your needs. The Purchase and Sale Agreement Once you ve found a house that fits your needs, I ll compile the appropriate legal forms, contracts and addendums to make a solid offer on the property. Negotiations I ll help you put together an attractive offer package that takes into account the market value and condition of the house, your financing terms and earnest money. Escrow Once the offer is accepted and a closing date is agreed upon. I ll coordinate the completion and submission of all necessary forms to the escrow company and monitor the escrow process until the transaction is complete.

How I Work For You To help you navigate the real estate process along the way to purchasing the home of your dreams, I will: Explain Basic Real Estate Principles The process of buying a home Discuss agency relationships Walk you through the purchase and sale agreement Select and Research Qualified Properties Help you determine the types of homes and neighborhoods that most fit your needs Provide detailed information on those homes Arrange tours of homes that meet your criteria Negotiate the Purchase Determine the market value of homes in which you are interested Provide you with the necessary legal documents Assist you in structuring, writing and negotiating a mutually accepted purchase and sales agreement Coordinate Inspection Procedures Accompany you to the inspection Coordinate necessary steps after inspection Help Close the Transaction Work with the escrow company to make certain all the documents needed are in order and are completed in a timely manner

Buyer s Terms Loan amount The amount of the mortgage based on the purchase price, minus the down payment. Down payment Cash that the buyer provides the lender as their portion of the purchase price. The down payment is considered the buyer s equity (or cash investment) in their home. Points Fees charged by the lender to offset their interest rate, if it s below the prevailing market rate. One point equals one percentage point. Appraisal fee The amount paid for the lender s appraisal of the property. Credit report fee The fee charged by the lender to obtain a credit report on the buyer. Title insurance fee A one-time premium that a buyer pays for protection against loss or damage in the event of an incorrect search of public records or misinterpretation of title. The title insurance policy also shows what the property is subject to in terms of liens, taxes, encumbrances, deed restrictions and easements. Escrow fee The amount a buyer pays the escrow company or closing agent for preparing papers, accounting for all funds and coordinating the information between all parties involved in the transaction.

Buyer s Terms (con t) Closing costs A general term for all the estimated charges associated with the transfer of ownership of the property. Prepaid interest The amount of interest due on the loan during the time period between the closing of escrow and the first mortgage payment, due at the time of closing. PITI The estimated house payment, including principal, interest, taxes and insurance. Principal and Interest The loan payment, consisting of the amount to be applied against the balance of the loan, and the interest payment, which is charged for interest on the loan. Total cash required The total amount of cash the buyer will need, including down payment and closing costs. Premium mortgage insurance (PMI) Insurance for the lender, to cover potential losses if the borrower defaults on the loan.

After you make an offer on your house Once we make an offer on a home it is my job to make sure that your offer is accepted, carefully executed, every detail of your transaction is completed and adheres to the strict time schedules of your contract. I will be providing you with a Pending-to-Close calendar once we have mutual acceptance on your home. In this calendar you will see tasks that will be shown in either red or black. The black will represent all the tasks that I will be completing for you and the red will show you any tasks you need to be concerned about; for example, your closing date. This calendar is provided as a visual display of the important dates of your contract. Additionally, the following items are all part of the pending to closing process: The Offer and Contract When the officer has mutual acceptance, I deliver copies of the full-signed contract to all parties, including the closing agent If not part of the contract, I ll return a signed copy of Seller Disclosure Form to listing agent. Record and promptly deposit your earnest money. Provide copies of the signed contract for the office file. Track dates in the contract, making sure that you are meeting all agreed-to deadlines. Tracking the Loan Process Touch base with you weekly to ensure your loan is processing on track. I ll relay final approval of your loan application to seller s agent.

Pending-to-close (con t) Home Inspection Coordinate your professional home inspection Review your home inspector s report and discuss issues with you. Draft an inspection response to sellers based on your requests; then negotiate work items with seller s agent and seller. Recommend contractors to perform any negotiated or required repairs Oversee the completion of all required repairs on your behalf, if needed. The Appraisal Confirm with your lender that appraisal is scheduled. Follow up with you and your lender on the status of the appraisal. Alert the seller s agent when the appraisal has been completed. Closing Preparations and Duties Confirm you have received the title insurance commitment. Coordinate the closing process with you, the seller s agent and escrow. Update closing forms and files Ensure all parties have all forms and information needed to close the sale. Coordinate the closing location with you and the closing agent Assist you in finding a moving company and track possession date to confirm move-in date. Work with the seller s agent in scheduling and conducting your final walk thru. Request final closing figures from the closing agent Receive and carefully review closing figures to ensure accuracy of preparation. Request a copy of closing documents from closing agent. If a Home Warranty was purchased, deliver claim forms/directions to you. Review all closing documents carefully for errors If you re buying and selling, I ll coordinate this closing with your sale and resolve any timing problems. There will be no surprises in the closing process with me closely tracking!

Frequently Asked Questions Many buyers do not fully understand the home-buying process and the role of a real estate agent. Here are some of the most often asked questions agents receive from buyers. What is a Buyer Agency Agreement? A buyer agency agreement is a contract between a buyer and a real estate agent. Contracts can vary in length, and can include or exclude certain geographical area. The buyer agency agreement lays out the commitments of the buyer to the agent, and of the agent to the buyer. Is it expensive to use a buyer s agent? The compensation that a buyer s agent (also called the selling agent ) receives typically comes from the seller s proceeds and that information is provided in the Multiple Listing Service (MLS). In such a case, there is no cost for a buyer to be represented by an agent. If a buyer is interested in purchasing a property not listed in an MLS, it is possible that the seller will not compensate the buyer s agent. In this case, a buyer agency agreement would detail the buyer s obligation to compensate their agent. Typically, even with unlisted properties, the seller compensates the buyer s agent. What is a dual agent, and should I work with one? Dual agency refers to the practice of a single agent representing both the buyer and the seller during the real estate transaction. When an agent acts in a dual capacity, they owe the same fiduciary responsibility to both parties.

Frequently Asked Questions (con t) What type of information will my agent need from me? To do the best job for you, your agent will need the best information you can provide. This would include such things as: Preferred price range Number of bedrooms/bathrooms Style of home (single-story, two-story, etc.) Size of yard Preferred school districts Geographical areas/neighborhoods of interest Special needs/special interests which your hoe needs to accommodate Keep in mind that a very specific set of criteria may narrow your list of potential properties, while a very broad list may lead to an overwhelming number of properties to view. How can I find out about new properties? Your agent can work with you to determine how often you want to receive updates on available homes and by what method. Clients using email and the internet can receive automatic updates. Can my agent provide information on properties listed with other companies? Yes, provided your agent is a member of the MLS where the property is listed. What if I find a property on my own? With the advent of the internet, many buyers have begun searching for properties of interest while working with an agent. If you have an agent, contact them with address or the MLS number of the property in question. Your agent can then contact the agent of the property. It is never appropriate for you to contact the seller of the home directly or the listing agent, if it is a listed property.

Frequently Asked Questions (con t) Can I go to open houses without my agent? Yes. However, when meeting the agent hosting the open house, it s best if you immediately identify yourself as working with another agent. If you don t, your agent might not be able to help you write an offer on that property in the future. Can I work with more than one agent? Nothing is more frustrating to an agent than a buyer who is working with multiple real estate agents. Without a commitment from you to work with just one agent, it s not likely that the agent will do their best work for you. The exception to this situation is a buyer who is looking in a large geographic area. If you are looking for property outside the market are, your agent specializes in, ask them for a referral to an agent in another area(s). That way, both agents are in communication during the home search, allowing them to partner in finding you the right property. What if I am unhappy with my agent? Let your agent know that you re unhappy, and the reasons why. It may be a simple misunderstanding that can be corrected. If the issues are more substantial, or the relationship simply isn t the right fit, tell the agent you no longer wish to work with them. If you have a buyer agency agreement with your agent, you will need to provide a written cancellation of the agreement. Don t let a less-than-perfect relationship keep you from finding another agent to work with. Buying and selling real estate are complex transactions, and it s important that you have an agent to represent your interests.

She rose to the position of SVP, Director of Media Services in the 1990 s with BBDO Los Angeles and Omnicom Worldwide. She retired in 2006. Keeping herself active with the changing technology and social media arena she joined the Joy Farenden Team in 2013. Excited about the Real Estate Business, she secured her Real Estate License in 2014 and is enjoying her second career managing the marketing and advertising for the Joy Farenden Team. Roseann is the backbone of the team, she not only manages the marketing but also maintains the data base, the monthly updates for both expenses and business activity, produces the lovely brochures and postcards and so much more.
