MEMORANDUM E.02 City of Delta Community Pl anning & Development To: From: Date: Subject: File No.: cc: Mayor and Council Marcy Sangret Director of Community Planning & Development August 1, 2018 Final Consideration and Adoption of Bylaws No. 7598 and 7599 and Issuance of Development Variance Permit LU007874 at 571116 Avenue (Malhi) LU007874 Karl Preuss, Acting City Manager The following report has been reviewed and endorsed by the Acting City Manager. RECOMIVIENDATIONS: A. THAT Bylaw No. 7598 be finally considered and adopted. B. THAT Bylaw No. 7599 be finally considered and adopted. C. THAT Development Variance Permit LU007974 be issued. BACKGROUND: This application involves a proposal to subdivide the subject property in order to allow subdivision into two single detached residential lots and the development of a new single detached dwelling on each lot. The proposed new houses would not have secondary suites, as the lot widths and parking layout would not comply with Delta's secondary suite parking requirements. Bylaw No. 7598 (Attachment A) would amend the designation for the subject property in the Tsawwassen Future Land Use Plan in Schedule 0.1 of the Official Community Plan from Single Family Residential (SFR) to Infill Single Family Residential (ISF) in order to allow the proposed density of 21 uph (8.5 u pa).
