On any property under 25 acres, Bonneville will provide a loan towards an acquisition of land at Ninigret Depot, based upon the following general terms and subject to certain requirements and conditions: 20% cash down 5.5% interest rate (3% spread over 10 year US Treasury Yield with a floor of 5.5%), fixed for the term of the loan Nonrecourse, subject to a first mortgage, Single Purpose Borrowing Entity and industry standard carve outs 25 year amortization (300 months) Up to 10 year term No prepayment penalty 45 day close from receipt of executed purchase contract, financial statements and federal tax returns 2% closing fee These financing terms are generally available to purchasers until further notice. 7
