The Subject Property s located on McKendree Church Rd near the ntersecton of Lakes Pkwy, one parcel north of Lakes Pkwy. The Subject Property s currently zoned 0-. At present the Subject Property s vacant and s undeveloped land. The Applcant ntends to redevelop the Subject Property three (3) Sngle Famly Detached homes (the "Proposed Development"). The Gwnnett County's Comprehensve Land Use Plan desgnates the Subject Property as Resdental whch fully allows the proposed R-75 zonng and Sngle Famly Detached Resdental use. The Applcant submts ths document as a Statement of ntent wth regard to ths Applcaton and as wrtten justfcaton for the Applcaton as requred by the Gwnnett County. A Ste Plan has been fled wth the orgnal Applcaton, along wth the other requred materals.. HSTORY To the Applcant's knowledge, ths tract of land was a hold over pece from the Meadow Trace subdvson bult 30 +- year ago. n the m-2000's t was zone to 0- from ts resdental desgnaton for the hopes that an offce user would purchase t. t has been actvely marketed for approxmately 14 years and the owner has not had a buyer.
