Church Farmhouse, Edgefield, Norfolk

Church Farmhouse, Edgefield, Norfolk NR24 2AF Church Farmhouse is an idyllic Grade II listed property in a wonderful position within the Bure Valley being in the lee of the picturesque village church and surrounded by gently rolling unspoilt countryside. Holt 3 miles, North Norfolk Coast 7 miles, Norwich 20 miles Entrance porch Entrance hall Sitting room Dining room Kitchen Snugg Utility room Boiler room Cloakroom Rear porch First floor: Master bedroom with en-suite Four further bedrooms Bathroom Separate red brick single storey barn conversion with open plan living room and kitchen, bedroom and wet room The property Church Farmhouse is a fine Grade II listed period home originally constructed in 1704 of traditional mellow red brick and flint under a pantile roof. Delightfully located in Edgefield in the Bure Valley, the property is situated towards the outskirts of this popular North Norfolk village opposite the picturesque village church. Formerly part of the Stody Estate, the current owner acquired the house and land in 1970 and over the years has updated the house, barn conversion and outbuildings so that the property now offers an attractive package for a family or a livestock enthusiast or, indeed, a keen equestrian. The main house offers spacious and well-proportioned accommodation comprising double wooden doors leading to an entrance porch which in turn leads to an impressive grand entrance hall with a high vaulted and timbered ceiling, a double aspect sitting room overlooking the garden with a red brick open fireplace housing a Baxi multifuel burner, a double aspect dining room with a heavily timbered ceiling and an inglenook fireplace housing a wood burner. There is also a well fitted out kitchen with a range of antique pine base and wall units complimented by an Aga, a breakfast room overlooking the terrace, garden and tennis court, a cloakroom, a good size utility room and a rear porch. On the first floor, a generous landing leads to a large double aspect master bedroom with an en-suite, four further good size bedrooms and a family bathroom. The property enjoys oil fired central heating throughout and benefits from a water softener. Situated a short distance from the house is a red brick single storey self-contained annexe. Recently converted, it now offers comfortable accommodation, with underfloor electric heating, to include an open plan living area with a double aspect sitting room and a wood burner, a well equipped kitchen, a double bedroom and a wet room. The annexe could be used as a holiday let, full time living quarters for an elderly relative or similar, or an office (subject to gaining the necessary planning consent). Curtilage A wooden five bar gate leads to a shingle driveway which in turn leads to shingle parking areas to the front and rear of the property. The formal gardens to the house surround it on three sides and are mostly laid to lawns with well-tended flower and shrub beds and a wide variety of mature conifers and trees. To the east of the house is a terrace area overlooking a lawned tennis court. A short distance from the main house is a traditional single storey one bedroom barn conversion. Attached to this is a further traditional single storey barn which is currently used as a workshop. In addition to these buildings is a loose box. A log store and a kennel and dog run. Also situated within the grounds is a modern constructed outbuilding presently used as a cattle yard and two loose boxes. This also has electric power and light and a hot and cold water supply. There is fully wooden railed paddock and two further fenced paddocks. Workshop Loose box Log store Dog kennel and run Modern outbuilding with 2 loose boxes Formal gardens on three sides of the property with lawned tennis court Railed paddock and 2 further paddocks In all about 8.089 acres

Edgefield has a village green and pond, a garage and a popular public house/restaurant, The Pigs, which won Country Life s Country Pub of the Year Award in 2009.
