Real Estate Trainee can appraise those properties that the supervising appraiser is permitted to appraise. State-Licensed Real Estate Appraiser can appraise noncomplex one to four residential units having a transaction value less than one million dollars and complex one to four residential units having a transaction value less than two hundred fifty thousand dollars and nonresidential property having a transaction value less than two hundred fifty thousand dollars. State-Certified Residential Real Estate Appraiser can appraise all types of residential property of one to four units without regard to transaction value or complexity and nonresidential property having a transaction value less than two hundred fifty thousand dollars. State-Certified General Real Estate Appraiser can appraise all types of real property including commercial property. Real Estate Appraiser Trainee classification requirements: To qualify for registry as a Real Estate Appraiser Trainee after April 1, 2006, you must:

Successfully complete a total of 75 classroom hours of approved real estate appraisal courses, which includes a 30 classroom hour course in the basic principles of real estate appraising (RES 180), 15 hours of advanced principles of real estate appraising (RES 183) and a 15 classroom hour course in the Uniform Standards of Professional Appraisal Practice (RES 281). The balance of classroom hours over those required for basic principles of real estate appraising and USPAP must be spent in approved appraisal courses of at least 15 classroom hours in length that include an examination. 2. State-Certified Residential Real Estate Appraiser classification requirements: To qualify for certification examination for state-certified residential real estate appraiser as of January 1, 2008, you must: 1. Complete studies to earn an Associates degree or higher. 2. Register with the state as a real estate appraiser trainee at the following web address: http://www.dol.wa.gov/app/appfront.htm 3. Successfully complete a total of 120 classroom hours of approved real estate appraisal courses, which includes a 30-classroom hour course in the basic principles of real estate appraising and a 15-classroom hour course in the Uniform Standards of Professional Appraisal Practice. The balance of classroom hours over those required for basic principles of real estate appraising and USPAP must be spent in approved appraisal courses of at least 15 classroom hours in length that include an examination. The balance of classroom hours over those required for basic principles of real estate appraising and USPAP must be spent in approved appraisal courses of at least 15 classroom hours in length that include an examination. As of November 1, 2007, the required number of classroom hours is 300 in the following core modules: RES 180, 183, 186, 187, 188, 189,281 and appraisal electives (30 hours). 2. Possess 3000 hours of continuous appraisal experience over no less than 24 months; at least 1500 of those hours must be nonresidential experience. Note: Most employers require appraisers to be able to quickly learn and use industry-specific computer software.
