BIM is the process of creating a complete virtual model of a facility for use throughout design, procurement, construction, testing & commissioning and operations & maintenance. It is characterised by having at its core a central, integrated database (the model) of the facility containing not only geometry and spatial (3D) data but also a range of additional information about those elements and such as material properties, manufacturers data etc and usually defines relationships between elements. Generally, separate models are created for Architecture, Structure and MEP designs and the software tools and processes and information models are specific to those disciplines. These separate models can all be referenced by each disciplines software tool or through specific design review software. 5
