The Property is currently splitzoned R-75 Modified and R-1 00 Modified. The Applicant requests the rezoning of the Property in order to pennit its develop1nent as a high-quality single-fan1ily residential community pursuant to the Traditional Neighborhood Development District (TND) as set fm1h in the Gwinnett County Unified Development Ordinance (the "UDO"). The proposed development would include 295 homes with a variety of lot sizes, home styles and architectural designs and would be served by two entrances on vy Creek Road. Si1nilar to recent development just west of the Property, the proposed homes would be constructed by Chafin Com1nunities who is hoping to continue their success at the Villages at vy Creek cmnn1unity. wide and a total of 145 townhomes. The proposed style of townhomes would further diversify and expand housing options in the area by including a mix of front and rear entry-style homes. All proposed homes would include two-car garages as well as attractive architectural elements that are compatible with the surrounding area. Homes built on the proposed 62-foot-wide lots would include at least 2,400 square feet for single-story homes and 2,800 square feet for twostory h01nes. Facades of these homes would primarily include brick and/or stacked stone on three sides. Homes built on the 47-foot lots would be at least 2,400 square feet in area and the townhomes would include at least 1,600 square feet. The townhomes and detached homes on 47- foot lots are proposed to be constructed primarily with brick and/or stacked stone on the front fac;ade with sides and rears of the same or fiber cement siding with a masonry water table. The larger of the proposed detached homes would be located along the rear portions of the Property where adjacent to the Hedgerows subdivision. Medium-sized lots are proposed along the northeasterly po1iions of the Property and are separated from the adjacent Hedgerows subdivision by at least 150 feet of streatn buffers and impervious setbacks. n spots, this natural buffering in combination with proposed open space provides vegetated separation between the Property and the Hedgerows subdivision of over 300 feet. According to the Gwinnett County 2030 Unified Plan (the "2030 Plan"), the Property is located within the Existing/Emerging Suburban Character Area. Within that character area, the 2030 Plan specifically encourages "single family detached and townhouse developments at low to tnoderate densities" and "residential in-fill development at densities and architectural character compatible with existing development." The Villages at vy Creek includes singlefan1ily detached homes similar to what the Applicant is proposing to construct on the Property. n fact, the Villages at vy Creek is adjacent to the Townes of Avondale, a high-end townhome development similar to the attached townhomes that are proposed in this application. Moreover, the Property is adjacent to a large tract of land zoned R-TH on vy Creek Road. The proposed development is therefore consistent and compatible with existing development patterns on Gravel Springs Road and vy Creek Road. Further, the 2030 Plan provides that "promoting a variety of housing options for Gwinnett County residents" is one of the County's major policy goals for future growth.
