SITUATION The Oaks is a superb contemporary family house situated to the south west of St Andrews. The property lies close to The Duke s golf course and the old Craigtoun Hospital and is very well placed for quick access to St Andrews, which is only 1.8 miles away. St Andrews is located on the east coast of Fife. It has an excellent variety of shops, hotels, restaurants, and recreational and cultural facilities. To the south, the East Neuk of Fife stretches along a spectacular coastline which boasts fishing villages built around picturesque harbours and sandy unspoilt beaches. To the north, the Tay Road Bridge provides easy access to Dundee, Angus and Aberdeen. St Andrews is renowned worldwide as the Home of Golf and the Old Course is a regular host to the Open Championship. There are now six further golf courses run by the St Andrews Links Trust, in addition to the many other golf courses in the area including The Duke s Course, two courses at Fairmount, and Kingsbarns. The town is also well known for its university. Founded in 1413, it became Scotland s first university and is the third oldest in the English-speaking world. For over six centuries, the university has established a reputation as one of Europe s leading and most distinctive centres for teaching and research. The town provides excellent state schooling at Madras College and both St Andrews and Dundee offer private education at St Leonards and the High School of Dundee. Access by rail, road and air is good. Leuchars railway station (6.5 miles) is on the main Aberdeen to London line and provides a fast link to Dundee and Edinburgh. Edinburgh Airport, with its increasingly wide range of domestic and international flights, is only 50 miles away and Dundee Airport (15 miles) has regular services to London Stansted. There is a dual carriageway and motorway connection to Edinburgh from Kirkcaldy (20 miles). An alternative route is via Cupar on the A91 to join the M90 at Junction 8 (25 miles). DESCRIPTION The Oaks sits a small distance from the outskirts of St Andrews giving easy access to the town but also a great sense of rural living. The house was finished in February 2017 with the highest quality of fixtures and fittings. The lounge also has a feature remote controlled fire and integrated ceiling speakers which are featured throughout the house. The lounge links around to the entrance hall, off which there is also an office with fitted desks and bookshelves and a utility room with units, a sink and plumbing for washing machine and tumble dryers. A door from here connects through to the double garage. The swimming pool and spa also sit off the hall. This is an impressive feature of The Oaks and along with the swimming pool there is a Jacuzzi, rain shower, steam room and a WC. The features are electronically controlled using a wall mounted Control 4 touchpad and there are also integrated speakers, wiring for a television and a fitted security camera. Also off the entrance hall is a large understair cupboard and a ground floor WC with a Villeroy and Boch Visclean System. The magnificent marble staircase with iron balustrades and wooden banister curves up to the first floor galleried landing. All the bedrooms are situated off here. The master bedroom suite has two Velux balcony windows and an En suite wet room with bath, aquadec shower trays glass screens, double marble wash hand basins and a separate WC with a Villeroy and Boch Visclean System. Next to this is the master bedroom dressing room which has floor to ceiling storage units and hanging rails. Doors from the master bedroom open into an Upper Lounge / Cinema room. This also connects to the landing and has a further door opening up onto the large first floor terrace which is an ideal space for entertaining guests outdoors.
