Youlieburn Development Luxury Countryside Living Location Lying in the heart of rural Aberdeenshire close to Tarves, Pitmedden, Haddo House and its extensive Country Park. The Youlieburn Development comprises four individual, generous house plots, each extending to almost half an acre, all having splendid views over the surrounding countryside. They are for sale either as serviced plots or completed 4/5 bedroom luxury dwellings. Tarves Tarves is a thriving community, about 17miles from Aberdeen city, which has expanded over recent years without sacrificing its intrinsic charm and character through preservation of its Conservation Area and Heritage Centre. The village has a General Merchant, Pharmacy, 2 Village Halls, Primary School and small Hotel. It is within easy commuting distance of Aberdeen, Bridge of Don, Dyce (Airport), Ellon, Oldmeldrum and Inverurie. There are many golf courses in close proximity as are the castle, coastal and whisky trails. Haddo Country Park The entrance to the Haddo Park lies about 300yds from the Youlieburn Development. The park consists of 3miles of surfaced paths in beautiful surroundings of monuments, lakes, ponds with ducks, swans and geese, mature trees and grassland, a tennis court, range of childrens play equipment and dog exercise area. The National Trust provides a tearoom, toilets and shop. Haddo House This spectacular Scottish Stately Home is owned by the National Trust for Scotland. It has a small chapel attached and in the grounds Haddo House Hall (both available for weddings and functions) and a theatre with rehearsal rooms in the Peatyards. The Prop Of Ythsie Youlieburn lies at the foot of the Hill of Ythsie from which proudly stands the Ythsie Prop, a stone tower erected in memory of George Hamilton-Gordon, 4th Earl of Aberdeen, British Prime Minister 1852-55. The Prop was a tribute from his tenants in respect of his popularity as a landlord who expended considerable finance and energy on agricultural improvements. Wildlife Extensive tree planting and landscaping of the site has been carried out over the last 10-12 years, giving a mature look to the new development from the outset. A wide diversity of wild life has been established in the surrounding policies. Over 30 nest boxes have been sited in the grounds attracting an interesting range of bird life. Equestrian Equestrian facilities could be available by separate negotiation.

Architects Established in 2006, award winning practice Annie Kenyon Architects are based in rural Aberdeenshire. The practice specialises in carrying out design-led restoration, conversion, extension and new-build projects with an emphasis on sustainability. The practice endeavours to use locally sourced traditional and salvaged materials whenever possible and promotes the use of renewable energy systems in both restoration and new-build projects. Planning Full planning permission F/APP/2013/0497 was granted on 3rd May 2013 for the erection of four dwellinghouses with garages. Copies of the planning permission can be seen online at www.aberdeenshire.gov.uk/planning or are available from selling agents. The Plots/Houses - General The proposed detached dwellinghouses have been sited to maximise the views and privacy. Each has master bedroom en-suites with dressing room/wash room facilities, south-facing glazing with fewer north facing openings, options for open plan living room and interesting spaces for books/artworks and the like. It is proposed to use a range of natural materials including slate, dry-stone walling, pale wet-dash render, homegrown timber cladding and painted timber windows and doors. Garden rooms or even whole dwellings would feature solid timber flooring in oak or douglas fir. Boundaries would be elegantly landscaped and planted to age gracefully and screen neighbouring properties without the need for tall fences. It is intended that the finished dwellinghouses are environmentally friendly. Renewable measures, including heating and hot water, be supplemented by a wood burning stove within each dwellinghouse. Furthermore, the houses are to be super-insulated with Low U values well beyond that required by current building standards, possibly incorporating solar panels to the garage roof areas depending on specification. Notwithstanding the orientation of the properties, a southerly aspect is provided to all four properties. None of the properties are overshadowed and all plots have fine views over the surrounding countryside. The plots will be well screened from each other and surrounding properties. Courtyards are to be formed between the garage and dwellinghouses with covered entrances and shelter from any winds. As plots, each site will be serviced as follows:- Power, water and telephone lines will be provided to the site boundary, the water will be fed from a private water supply. Details available on request. NB Drainage will be by individual septic tank within the individual plot boundary at purchasers cost.
