1 Preventive Maintenance Program
2 Introduction Village Properties at Sunriver announces a new Preventive Maintenance Program.** This program has been created to better determine the condition of occupied homes. Often trouble lurks in unknown areas and resulting problems may not be realized until the problem is an emergency, for example attic condensation resulting in mold. The key to maintaining a profitable rental property is identifying and resolving potential concerns before a problem can arise. Purpose To check all major components of a house including structure, roofing, electrical, heating and cooling, insulation, plumbing and interior on a routine basis in order to document and advise property owner of conditions that may need attention. Scope To Address and identify conditions relevant to the integrity of an occupies rental property. ** NOTE: The Preventive Maintenance Program is designed for homes that have been occupied longer than one year. Inspections of new properties coming into the management of Village Properties are identified as New Property Inspections. Move Out Inspections are those which occur after a tenant moves out for the purpose of identifying any charges against an outgoing tenant s security deposit.
3 Facts and Statistics 7 Principles of a Healthy Home Dry Clean Safe Ventilated Pest Free Maintained Contaminant Free Play offence, not defense. Proactive maintenance is key to preventing small problems from becoming big issues. Without proactive maintenance your home could lose 10% of its value. Routine maintenance can increase the value of a home by 1% each year. The net effect of regular maintenance is to slow the rate of depreciation. Over time, annual maintenance costs average more than $3,300, according to data from the U.S. Census. Directors Credit Union and LendingTree.com, agree, placing maintenance costs at 1% to 3% of a homes initial price. This means owners of a $200,000 house should plan to budget $2,000 to $6,000 per year for ongoing upkeep and replacements. 4 Preventive Maintenance - Advantage Determine condition of home on an annual basis. No deferred maintenance as a result of occupancy. Tenants may not be able to identify and report issues that may become a problem. To identify cosmetic, custodial and unforeseen issues that may impact the property investment. To identify a strategy of maintaining the integrity of the property investment. To further education efforts of tenants in occupied homes. To add an additional layer of protection by testing and checking the age and functionality of smoke and carbon monoxide detectors. To identify and report tenant abuse, unauthorized pets or roommates. Retention of tenancy. Tenants remain longer in well maintained homes.

14 Preventive Maintenance Program Participation/Authorization Participation/Authorization Village Properties will schedule the inspection based on occupancy. The property owner and tenant(s) will be notified prior to the inspection. See the enclosed Participation and Authorization form to indicate option to accept or decline. Please return in within 14 days of receipt. A self addressed and stamped envelope is included for your convenience. Cost Cost is determined on a square foot basis. The sq. ft. is determined as defined in the Deschutes County Registry. Cost per sq. ft. is $0.10. Example: 2000 sq. ft. X $0.10 per sq. ft. = $ Upon completion of the inspection a full report along with any bids will be forwarded to the property owner in a timely manner. In the event Village Properties submits a bid to do the recommended work and the property owner accepts the bid from Village Properties, the cost of the inspection will be waived if the accepted bid is $ or higher. Village Properties will provide bids from vendors as necessary depending on the scope of the recommended work. **Disclaimer: This Preventive Maintenance Program should not be confused with an appraisal, municipal code inspection, an environmental audit or a home owner s warranty. This inspection is not intended to be used as a replacement to a home inspection, nor does it meet the Standards of Practice of the National Association of Home Inspectors (NAHI).
