3 1 ABSTRACT. The listing and travel industry is dominated by a handful of companies which, through market power and industry politics have created a highly concentrated market. They are able to charge superior margins, cause double marginalization, and in some cases simply collect subscription. Subscription collection and loftier margins blow up the cost of supply, with consumers eventually bearing the theatrically augmented cost. The consolidated nature of listing platforms create a situation where the intermediaries have no incentive to use new technologies instead they spent resources on locking their customers into using the current system. Current archaic technological solutions hinder innovation and create extremely high barriers to entry for new platforms. The blockchain space represents the future of hotel booking and property listing. InfraCoins aims to assist in enabling these services to reach the threshold of transition from fiat to crypto by developing a platform focused on the practical application of smart contracts and blockchain technology in hotel booking and property transactions. Built on the blockchain, it is a decentralized open source booking and listing system. With an integrated marketplace that enables hoteliers and property owners, to list their properties to buy/sell/rent, manage bookings and collect payments, this ecosystem is set to break the current norms.

InfraCoins provides a platform that charges low transaction fees, as it brings the consumer and producer together with no third party involved, thus providing direct benefit to both the parties. According to even those who embrace cryptocurrency culture, more than nine out of ten ICO based start-ups are likely to go to the wall. Expectations of success from the experts are less optimistic than even for regular start-ups. We believe that to a large extent, this is due to the misbalance between the complexity of the technical aspects of the projects and the actual business use of the services that users are not able to validate within a reasonable amount of time after the token sale. Despite so many other industries having been successfully disrupted in recent years (retail, social media, transportation), the property listing space remains mired in tradition and lacks comparable innovation. The process of hotel booking and long-term rentals still results in frustration and lost time for both the customers and clients. There has not yet been technological disruption significant enough to usher in a new and better way to rent and book. Here at InfraCoins, we aim to change that. Global practices for hotel booking and rental process still include listings in the form of simple classified ads in print publications or on sites like bookings.com, Airbnb.com Craigslist, Zillow, Rightmove and Zoopla which provide limited information about a particular property for prospective tenants and essentially no support for actionable items, such as the application process, contract execution, collection, and maintenance requests. THE SOLUTION Today, InfraCoins offers users a fully operational, web-based hotel booking and long-term rental, listing platform. Our goal is to leverage blockchain technology to ensure a seamless hotel and rental booking experience which will allow the entire rental application, rental contracts, booking hotels process and listing to be completed quickly and online. It is still common practice to complete many tasks manually. This includes prospective landlords, accepting paper checks or cash, rent payments, releasing of deposits, calling hotels to confirm if the payment is received, booking is confirmed, etc. In addition, agents and brokers sometimes charge significant fees for minimal services, and landlords force tenants to freeze thousands of dollars in rental deposits. International renters face problems qualifying to rent overseas as their credit scores and credit histories are only valid in their country of citizenship or in the country in which they are legally qualified to work and live in at the moment. Using InfraCoins, property owners and travelers in countries across the globe will have the opportunity to enjoy a transparent and universally applicable platform for listing their properties for rental or commercial purpose. Also with our INF tokens customers will be able to book hotels anywhere in the world with low transaction/commission fee.

6 4 WHAT IS INFRACOINS? InfraCoins is a decentralized property listing ecosystem that will use blockchain technology to make the listing process less costly, more convenient and secure. InfraCoins technology reduces traditional frustrations, scam rates, time delays, and friction points in the hotel booking and rental process to benefit both customers and clients. Although the costs and characteristics of housing and hotels vary across the world, residents of many countries experience the same problems in the long-term rental and hotel accommodation space. InfraCoins mission is to offer a solution that will be equally efficient for residents across international borders. Blockchain & Smart Contracts One particularly important application of blockchain technology comes in the form of smart contracts. Smart contracts are self-fulfilling agreements between network members. Any information inserted into these contracts is automatically treated according to a previously agreed-upon protocol. Since this protocol is the sole arbiter of the transaction, the transaction can be carried out transparently, free of conflict, and without expensive and timeconsuming middlemen or other verification processes. Traditionally, legally enforceable agreements have required the intervention of expensive lawyers and notaries who draft and validate contracts. Also, capitalization of ventures or creation of investment pools (e.g. securitization and emission of shares), as well as the mere acquisition and trading of shares in any such investments, are subject to an elaborate, and oftentimes opaque, procedure with many parties involved. The costs and delays associated with these lengthy processes be- come even greater in cases where parties disagree about contractual obligations. With smart contracts, agreement stipulations and enforcement functionality are already built in. This functionality includes when, how, and where a given payment or return is to be made. In short, smart contracts do both: define the terms of the agreement and automatically enforce applicable obligations. Once deployed to the blockchain, a smart contract is given an immutable address, and the deployed contract cannot be altered. That makes smart contracts a direct, secure way of agreeing on the exchange of money, property, shares, or practically anything of quantifiable value. The Ethereum blockchain, used by InfraCoins, is especially dedicated to the development and application of smart contracts. Ethereum is an open blockchain that works as a decentralized computer, and as such, its source code is nonproprietary and visible to all. Although Ethereum has its own cryptocurrency (Ether or ETH), it also accommodates other cryptocurrencies. TWO PARTIES AGREE TO TRANSACT USING INF THE INF CONTRACT MANAGES THE RELATIONSHIP BETWEEN THE PARTIES INF CONTRACT EXECUTES AND DEAL CLOSES The Decentralized INF Ledger is the engine that regulates all transactions and relationships between the hotels/ property providers and the clients. In its core, there are going to be rules and operations governed by smart contracts which will be deployed in the Ethereum Virtual Machine. The INF Ledger will keep record of all transactions and will regulate the transaction executions through client/ host driven smart contract triggers. The INF Ledger will run solely with the native INF token and any application that wishes to connect to the engine will have the freedom to provide added value services such as support of additional payment methods which they can convert into INF at the time of the booking. This can be done either through integration to external exchanges or by converting the currencies themselves with an internal algorithm. This way we plan to nurture the development of a new world standard for accommodation that will be based on the native INF token. The more travel and rental sites connect to the INF engine, the higher the adoption of the INF token and its value will be. Since the INF Ledger will be an entirely new bookings backend, we find it of utmost importance to develop a fully integrated and operational marketplace application that will be connected with the INF Ledger and act as a front-end (from the paying customer s perspective). This way the decentralized INF Ledger in combination to the user-friendly application/marketplace will create an ecosystem that will be self-sufficient. Not relying on any external factors is of utmost importance for the success of the project and the token sale. 9 7 USE CASE IMPROVE PROPERTY SEARCH PROCESS Existing challenge: Inefficient property search process due to fragmented listings data Today, CRE brokers, owners, tenants, and buyers and sellers often use multiple listing services or MLS to access property-level data such as location, rental rates, capital values, and property features. These platforms are typically subscription-based, commanding high access fees from users. The accuracy and detail of property-level data is completely dependent on the preferences of the brokers, due to a lack of standardized processes and substantive human intervention. This may result in the information being inaccurate, dated, or incomplete. Further, the search process itself tends to be inefficient, as the data, in general, is fragmented across multiple platforms.5as a result, there are delays in decision-making for landlords and tenants, and low levels of trust on the quality of information available on MLS. The blockchain opportunity: Efficient and reliable property search A blockchain-based listing would enable data to be distributed across a peer-to-peer network in a manner that allows brokers to have more control over their data, along with increased trust, as listings would be more freely accessible. This enhanced, blockchain-enabled MLS would also provide clear details on property location and address, comparable rental rates, capital values, ownership history, tenant details, age of the property, and title clarity. As a result, market participants could have access to more reliable data at a lower cost. In fact, per a recent Deloitte survey of 308 executives, 36 percent of respondents perceive efficiencies (lower costs/ greater speed) as one of the key benefits of using blockchain technology. 10 8 USE CASE EXPEDITE PRE- LEASE/DEAL DUE DILIGENCE AND FINANCIAL EVALUATION Existing challenge: Time consuming, paper-driven, predominantly offline due diligence and financial evaluation process In a leasing or purchase and sale transaction, usually significant time is spent on due diligence activities related to financial, environmental, and legal review to assess rental rates/bid price. This is predominantly due to the use of physical documents for proof of identity, documents that are often stored in siloed places and have limited flexibility to be customized to suit various needs. For a property, these could include documents supporting the history of ownership income and expenditure, occupancy, tenants, and repairs and maintenance activities. This manual verification process increases administrative tasks and is prone to loss of information and errors. Further, involvement of numerous third-party service providers tends to elongate the due diligence process, and increase transaction related cost. Finally, if the buyer is financing the acquisition of the property with a mortgage or other third party financing, many due diligence steps and documentation are duplicated by both the buyer and the lender. The blockchain opportunity: Drive efficiency and accuracy in due diligence process InfraCoins will perform the KYC of the user digitally within minutes, by validating the documents and identification proof using AI and NLP. Once the KYC is approved, then users will be provided a trust worthy score, which can help the lender make the right decision of proceeding with the transaction.
