Giesbrecht, 2014 for a Second time. 6. THAT a public hearing be held pursuant to the Local Government Act; and THAT the holding of the public hearing be delegated to the Director of Electoral Area C. SITE COTEXT To the north of the subject property is forested steep hillside and the Peace Lookout, to the east is the Old Fort Subdivision, south is the Peace River and to the west is a residence. 2 File o. 024/2014 and driveways. STRUCTURES: There are two homes on the subject property. ACCESS: The subject property has access from the Old Fort Road to the north and River Drive from the east. CLI SOIL The subject property is largely Class 6T. Soils in this class are capable only of producing RATIG: perennial forage crops, and improvement practices are not feasible. Subclass T denotes adverse topography. A portion of the west side of the property has Class 2T. Soils in this class have moderate limitations that restrict the range of crops or require moderate conservation practices. Subclass T denotes adverse topography. The subject property is outside of the Agricultural Land Reserve. Therefore, Agricultural Land Commission approval is not required. OCP: Pursuant to the orth Peace Fringe Area Official Community Plan Bylaw o. 1870, 2009, the subject property is designated Agriculture where the minimum parcel size is 63 ha. Therefore, an amendment to the OCP is required. ZOIG: The subject property is zoned A-2 (Large Agricultural Holdings) pursuant to PRRD Zoning Bylaw o. 1343, 2001 where the minimum parcel size is 63 ha, therefore an amendment to the zoning bylaw is required. PRESERVATIO AREA: There may be natural hazards such as, flooding, landslides or wildfires, that have potential to cause damage, or loss of life or property and in such instances it may not be safe or conductive to develop. 3 IMPACT AALYSIS File o. 024/2014 AGRICULTURE: The proposal will have minimal impact on the agricultural productivity of this parcel due to heavy tree cover, poor soil quality and adverse topography. COTEXT: POPULATIO AD TRAFFIC: The area to the east consists essentially of residential uses and therefore the further subdivision of this parcel is in character with the surrounding parcels. The proposed subdivision may increase the population of the area by 2.8 for the new dwelling and about 2 vehicles. Page 3 of 6

14 PEACE RIVER REGIOAL DISTRICT Bylaw o. 2117, 2014 A bylaw to amend the orth Peace Fringe Area Official Community Plan Bylaw o. 1870, 2009 WHEREAS, the Regional Board of the Peace River Regional District did, pursuant to the Province of British Columbia Local Government Act, RSBC 1996, c. 323, adopt the orth Peace Fringe Area Official Community Plan Bylaw o. 1870, 2009 ; AD WHEREAS an application has been made to amend the orth Peace Fringe Area Official Community Plan Bylaw o. 1870, 2009" to facilitate an associated zoning affecting the South ½ of the South ½ of the Southwest ¼ of Section 19, Township 83, Range 18, W6M, PRD, except Plan BCP47624; OW THEREFORE the Regional Board of the Peace River Regional District, in open meeting assembled, enacts as follows: 1.
