6 Area Overview HIGHWAY 146 Highway 146 is heavily traveled and many nearby residents use it combined with Highway 225 to commute into Houston. TxDOT is moving forward with plans to widen and reconstruct Highway 146 in the Seabrook, Kemah, and League City areas. The current plans are to widen the existing facilities to a 6 to 12 lane freeway spanning from Red Bluff Road in Seabrook to Highway 518 near League City, just north of the Property. Construction will include expanded roadways, grade separations at major intersections, access roads in selected locations, and a new expressway bridge crossing Clear Lake west and parallel to the existing Seabrook- Kemah Bridge. The new elevated expressway lanes that begin north of Kemah are planned to come back to grade just north of Highway 96. This will make Highway 96 the first roadway to head west from Highway 146, funneling traffic directly in front of the Property. MARBELLA MASTER-PLANNED COMMUNITY The Property is located at the two entrances to the MarBella master-planned community. MarBella is a development by nationally renowned home builder Taylor Morrison. Spread out on 531 acres, the community will feature more than 1,300 homes interspersed with lakes and trails. This upscale development offers homes in the $200,000 to $700,000 range. The community benefits from its location to transportation infrastructure and placement within the Clear Creek Independent School District (ISD). MarBella is also surrounded by two successful master-planned communities Whispering Lakes Ranch and South Shore Harbour, and the newly constructed Clear Creek Education Village. CLEAR CREEK ISD EDUCATION VILLAGE Completed in , the Clear Creek ISD Education Village is the first of its kind in the state of Texas. Located a quarter of a mile west of the Property, the Education Village is a 144 acre campus that features an elementary, intermediate, and high school. These schools will contain more than 4,500 students ranging from Kindergarten to the 12th grade. The Education Village consists of the 105,000 SF Mossman Elementary School, 176,550 SF Bayside Intermediate, 460,000 SF Clear Falls High School, and state-of-the-art labs, kitchen preparation area, and mechanical plant. These newly opened schools were built to alleviate congestion in the existing Clear Creek ISD schools. Clear Creek ISD is regarded as one of the best school districts in the Houston area. The district has consistently received the top rating of Exemplary by the Texas Education Agency. DICK BENOIT LEAGUE CITY PRAIRIE PRESERVE Situated in between the Property, the Dick Benoit League City Prairie Preserve consists of ±44 acres. The acreage is set aside for parkland that will be built by the League City Parks Department as a wetlands preserve interlaced with nature trails. The area is growing and this is evident at the intersection of Interstate 45 and League City Parkway (Highway 96), which has a 2011 average daily traffic count of 118,000. One mile south of the popular Kemah Boardwalk, an entertainment and retail destination for Houstonians and visitors alike. Only 24 minutes to Galveston Island, a vacation hotspot for tourists from all over, featuring the historic Strand, Moody Gardens Convention Center, and miles of public beaches. Located approximately two miles south of Clear Lake, which is a haven for boaters of all types who enjoy watersports from fishing to yachting. EMPLOYMENT Close proximity to both NASA s Johnson Space Center and Bayport Industrial District and Cruise Terminal, two of Houston s largest employment centers with a large number of well-educated and highly skilled professionals. NASA s Johnson Space Center employs a large number of employees directly and supports even more indirectly. It also has an annual area impact of approximately $3.5 billion. 8 Location Highlights TOURISM & RECREATION Each year, three million tourists from all 50 U.S. states and many foreign countries visit Bay Area Houston. Many visitors are lured to Space Center Houston (The Johnson Space Center), and the eco-sensitive Armand Bayou, a 2,500 acre nature preserve containing 370 wildlife species native to the Texas coastal plain. Bay Area Houston is also an important boating and recreational destination on the Texas Gulf Coast. A subagent may work in a different real estate office. A listing broker or subagent can assist the buyer but does not represent the buyer and must place the interests of the owner first. The buyer should not tell the owner s agent anything the buyer would not want the owner to know because an owner s agent must disclose to the owner any material information known to the agent. IF THE BROKER REPRESENTS THE BUYER: The broker becomes the buyer s agent by entering into an agreement to represent the buyer, usually through a written buyer representation agreement. A buyer s agent can assist the owner but does not represent the owner and must place the interests of the buyer first. The broker must obtain the written consent of each party to the transaction to act as an intermediary. The written consent must state who will pay the broker and, in conspicuous bold or underlined print, set forth the broker s obligations as an intermediary. The broker is required to treat each party honestly and fairly and to comply with The Texas Real Estate License Act. A broker who acts as an intermediary in a transaction: 1. shall treat all parties honestly; 2. may not disclose that the owner will accept a price less than the asking price unless authorized in writing to do so by the owner; 3. may not disclose that the buyer will pay a price greater than the price submitted in a written offer unless authorized in writing to do so by the buyer; and 4. may not disclose any confidential information or any information that a party specifically instructs the broker in writing not to disclose unless authorized in writing to disclose the information or required to do so by The Texas Real Estate License Act or a court order or if the information materially relates to the condition of the property. With the parties consent, a broker acting as an intermediary between the parties may appoint a person who is licensed under The Texas Real Estate License Act and associated with the broker to communicate with and carry out instructions of one party and another person who is licensed under that Act and associated with the broker to communicate with and carry out instructions of the other party. If you choose to have a broker represent you, you should enter into a written agreement with the broker that clearly establishes the broker s obligations and your obligations. The agreement should state how and by whom the broker will be paid. You have the right to choose the type of representation, if any, you wish to receive. Your payment of a fee to a broker does not necessarily establish that the broker represents you.
