1 DONATION OF LAND Summary Board Meeting Date: October 23 and 24, 2013 Owner/Property Name: Marian Schilling, Trustee for 1999 Schilling Family Trust Staff: LHG : Acres: 2 lots Property Features/Conservation Values: Two unimproved adjacent lots in Lake subdivision near Arrington. Lake is a 40 acre impoundment managed by VDGIF for recreational boating and fishing. Lake is about 5 miles south of Lovingston and 3 miles east of Rte. 29. The lots were acquired by the donor as a vacation home site. The donor now lives in California and does not intend to use them but would like to donate them to VOF in support of land conservation in Virginia. The lots are basically level, drainage is good, and there are mountain views. This is a quiet neighborhood of about 90 lots based around Lake. The lake has a boat ramp, beach area, campground, and fishing access trail around perimeter. Homes there vary in size and style and the neighborhood is within reasonable commute to shopping and employment. The sale of these lots would provide income to VOF and be dedicated to further land conservation work in Virginia. Staff Recommendation/ Approve As Presented: Conformance with VOF Guidelines: Approve acceptance of the gift of the two lots contingent on clean assessment from environmental site analysis and contingent on title insurance at closing. Easement Terms/Variations from Template: This is not an easement. It will be a straight deed of conveyance of title to VOF. VOF will then be in a position to market and convey the property to a new owner. Mrs. Schilling is not expecting any deed restrictions, only that proceeds will be used in furtherance of VOF s mission. Further Discussion: Marian Schilling would like to complete a gift of the lots in Her sons initiated the process early in They obtained an appraisal for their own planning purposes and the lots appraised at $26,000 as of May There was a lack of similar sales in the subject area though there are some indications that the market there is picking up.
